    I have been requesting maintenance work for weeks. I have had leaking pipe issues for months. I am told that someone will come, I miss work to be available for entry, no one comes, no one answers the phone at the office, no one responds to emails. The lack of communication is unprofessional and frustrating.

    I file a rental agreement with Beacon to manage my property’s tenants and have not received rental income since the tenants moved in. I tried to void the contract before they moved in because Beacon changed the rental agreement I established with the tenants.

    Mrs *. did sign a rental agreement for 1 year with Beacon, we did find a tenant with terms that she agreed to, AFTER the tenant signed the lease and the terms agreed upon, Mrs *. said that she didn't want to follow through with those term, that they were not in her best interest any longer. I did speak to Mrs *. over the phone about the terms, now I have learned that we ave to do everything in writing or through email as she changes her mind and terms quite often. Mrs *. has not received any funds yet as she gave the tenant $1800 towards first months rent and $1800 towards the deposit in credit for painting the entire 1st and 2nd level of the 1,889.00 Sq Ft home, rehanging doors and blinds and replace broken screens, minus materials, which the tenant has done everything requested along with fixing other stuff in the home as well. I have provided pictures of everything to the owner. First months rent collected from tenant was for November and tenant has paid that. Beacon charges 1/2 of the first months rent for the new lease fee, plus payment for materials the tenant purchased to do the job with our Beacon credit card. The tenant has also paid Decembers rent, Mrs *.'s account was still somewhat in the negative, once that is cleared, I will be sending Mrs *. $1040 on December 15, 2023 as stated in our management agreement is the disbursement date monthly. I am attaching one of the emails that I reiterated back to *harlene recently as to everything again in detail. She calls my office screaming at me and my employees, she leaves voicemails and emails daily, she is at the point of harassment. I am doing the job I signed a contract with her to do and fulfilling all of the obligations I have made to her. I cannot speak to her on the phone because she screams at me and changes her mind and story constantly. I am only responding through email as this way I have everything in writing. And I have before and after pictures of everything in the property that has been done. I have all email correspondence saved. Here is the email I sent reiterating everything we went over, Mrs *., I do apologize that you are feeling like Beacon did something wrong. I do want to explain in writing. You did not give Beacon $3600. You gave that to the TENANT- $1800 DEPOSIT AND $1800 FOR THE FIRST MONTH’S RENT. This was a credit for Painting all of the first and 2nd floor, rehanging doors & blinds and installing new screens. This is exactly what you agreed to and is listed on his ledger. This was for labor only, not materials. You agreed to pay for the paint and materials. You did sign a contract with Beacon that states that Beacon will receive ½ of the first months rent as the new lease fee. And the charges for the material are the only charges Beacon has placed on your ledger and you can see those charges and your balance on the portal. I do feel that we need to do everything in writing (email) from here on out as I want to make sure nothing can change from one conversation to the next. You had also stated that there was a microwave to be picked up at the Home Depot in Grove *ity, but have not given me the information on how to pick it up. Also, the fridge in the property does not work. Do you want it to be stored in the garage or do you want it removed from the property all together? If you want you neighbor/friend/cousin to walk the property for an inspection, I did speak to you in the beginning about how much it would cost for Beacon to paint the property, just for the painting of the walls, no doors or trim or any other work at the property it would be $3778. This did not include any doors or blinds to be hung, screens to be fixed, cleaning the property, ceiling fans replaced, the porch being secured, dishwasher installed etc that needed done still at the property and I said those items would probably cost about $1000, and that was a rough estimate, I wouldn’t know for sure until they got in there to see what and all needed done still. AND you would have to wait until all of those things were done before we could even advertise for the property to be shown. And the floors would also need to be taken care of before the property can be rented. So you would have never received ANY rent from ANY tenant in October regardless as you would not have it ready to be rented by October. So to say that you lost that money is not even a possibility, No tenant could be moved in until the work was done first and with the scope of work it would have taken at the very least 2 weeks, if not longer. Then the property would need to be advertised, there is no guarantee on how long it would be on the market for a tenant to get moved in. It takes at least a week after we receive an application from someone for it to go through the approval process. My point being, you never had a tenant for October, so you didn’t lose any funds in October by crediting the tenant October’s rent for work being done. Not to mention you would have had to pay out of pocket right away once the work was completed by anyone else, on top of not receiving any rent for October, which would have actually cost you more money in the long run, on the work and not receiving rent. I spoke to you, you agreed to this, I do have other emails confirming. You called me back after you said you spoke to your husband and that he thought it was not a good idea, but I had already signed the lease with the tenant based on our conversations we had. And since you do seem to change your mind after the fact, I will no longer do any phone conversations and everything MUST be in writing from here on out. I do not understand how you think this was a bad idea now after we discussed how it was in your favor from the beginning. Thank you,
