    I've been a Boomtown customer for 7 months during which time I've paid about $1,000 per month and my friend and loan officer has also paid about $250 per month. During this period of time my business partner and I have received approximately 390 leads. Of those leads we have shown properties to 4 prospects, written zero offers and closed zero deals. For an ROI of ZERO at a cost of $8,400 year to date. Compared with two other competing lead *********** below: #2. I've closed 9 deals, $8.8 million (over 18 months) 110 leads.#3. I've closed 2 deals, $1.1 million (3 months), 15 leads.What is the difference on the leads? In #2 above they are live turnover leads. They contact the prospective buyer or seller and after verbal qualification they make a live connection with me. These are NOW BUYERS and SELLERS who actually want to speak with an agent.In #3 above they are more similar to Boomtown, except, they have to ask to have an agent contact them about a specific property. Again, these are NOW BUYERS.Boomtown has a beautiful platform with almost every **** and whistle imaginable but, the quality of their leads are so low that they virtually useless. Why? The lead is lured by a ****** ad (I think) to a website to search for homes. They register with the website and if they are in my designated zip codes they sent to me. They use their mobile number to as a password and also enter their email address and they are given access to look at all the homes they want. I can see which ones they look at and I can engage them immediately or nurture them using templates provided by BT. They also have a "Concierge" which believe is AI but BT says it's a live person who you can have harass the prospects until they opt out. Many opt out after the constant stalking by the "Concierge" I've engaged with some of the clients immediately and others after seeing their interest peak but the result is the same. Most don't want to be contacted by an agent or anyone. There is a notification when they sign up stating they "might be" contacted by an agent but at the time they register, they have no idea they just registered for me to call them, so, when I do call them they do everything they can to get off the phone and after that, they almost never pick up, never return a call, txt or email. About half continue to use the portal to research homes but they will not engage with me or my business partner.Bottom line, there is a HUGE difference in the quality of a lead that is actively seeking the help of an agent and one that has no interest in talking with one. Boomtown leads unfortunately, are in the latter category.So, I've contacted BT multiple times to discuss these issues to attempt to learn more and to give constructive criticism about the quality of leads. Over seven months and I still have no offer written and no closed escrows. I've asked to be released from my contract that runs for another 4 months and I was told I will not be released. I feel this is unfair and criminal. I would happily pay for the use of their service if I generate income from it. I've given every effort possible to do so and still they will not release me. At this point I won't bother to utilize any of the leads sent to me because it is a waste of ti**** wish they would just release **** would NEVER recommend Boomtown and sadly now I feel like I must warn others not to make the same mistake I've made.
