            Rental house was infected with high does black mold 2 times in less than a year. We have lost personal effects, the use of the total 3 bedrooms upstairs, we had elevated electric bills due to accommodating the work being done 2 times to fix. The rental company did not offer any assistance to our situation other than that we needed to pay rent as expected. We had to incur a full moveout fee to get house professionally cleaned even while construction on the house upstairs they tore out the ceiling in the upstairs closet and bedroom. We could not use the upstairs or this rental house appx 8 weeks during our rental contract. We received NO reimbursement for lost items that were covered in mold, lost sentimental items covered in mold and the exposure to mold. Even though we did not suffer significant health issues we could feel a change in our health. Secondly a contractor they had come look at the property stated that there would most likely be mold growing in the air duct from the ventilation. We have been respectful and 100% on time tenants with no issue to them. We feel we have been taken advantage of and we are our of pocket for these issues not REAL PROPERTY MANAGEMENT TEAM. They have been terrible to get this resolved. Email correspondence will show several attempts to contact and after repeated phone calls we were able to vacate property ******** ***********

            This was the worst experience i have ever had trying to rent a property. I provided them with all the information required, I provided them with a cosigner whom has perfect credit score and could buy the house no problem. Still the runaround. Vickie had no idea what she was talking about. Declined me due to rental history when I live with my dad who owns the house over 13 years. She was nasty through the whole process, even to my realtor, just sad. Even when I called she couldn't even give me a straight answer. What's the point of a cosigner if you can't use them.  ....Smh, talking our money elsewhere.

            Thank you for the opportunity to respond to these remarks. Unfortunately, the application we received for this property did not meet the requirements published on our website and the MLS listing. Publishing this criteria on the website and listing comports with HUD requirements meant to allow applicants, and their Realtors can decide whether or not to apply and pay non-refundable application fees, based on their understanding of how they compare to these standards. It’s meant to save the applicants hard earned money. Additionally, items such as offenses against previous Landlords may negatively affect the application approval. We require a minimum of 620 credit score, 3x rent in documented stable income from a reliable source, no evictions or negative landlord experiences, and acceptable background check. While the applicant did offer a co-signer, the credit report that showed the applicant has outstanding balances with 3 previous Landlords, and not meeting the 620 standard. This was one of the determining factors when the application was declined. In addition, we requested bank statements to prove income, but were provided only screen shots of the first page of bank statements, which do not include deposit details. We were not able to satisfactorily verify income of the applicant or the co-signer despite requesting the information from the applicants Realtor. Often, a co-signer can be helpful when an applicant has minimal credit history but, in this case, the co-signer did not help, because the of the negative landlord history received on the occupying applicant. We have a fiduciary responsibility to protect our client’s (the owner of the property) interests, and after reviewing the application, we decided to decline the application, based on these reasons and subject to our objective criteria. This information was provided to both the applicant and their Agent. We did not give specific details over the phone regarding our decision, but informed both the applicant and their agent that the applicant will receive a letter in the mail at their current address, with information on how to obtain a free credit report. This is in keeping with established guidelines found in Fair Housing standards. To insure the applicants privacy, we never share details via email or over the phone. As to the comments related to our friendliness and professionalism, we have a high standard for our communications with all callers. This includes applicants, Realtors, and the Owners whom we represent. We believe that we have communicated with professional courtesy as always. However, we do recognize the offense that declined applicants sometimes feel when being declined.
