Dont rent an expensive oceanfront house with Bluewater with the amenity of a private pool. Our unit had pool filled with copper and metals and is a safety hazard! Totally got ripped off and was not refunded properly for an entire weeks worth without a pool.Bluewater Associates of Emerald Isle, Inc. Response

My family rented ***** **** and ***** ****** from July 16 to July 23. The place was not ready for tenants as there was multiple items that were either hazardous, missing, not clean or even broken. They were made aware of multiple items during our visit. The list continue to add up as the week went home. We went there to relax, not have to continue to report items not ready in the house. I sent a lengthy email on 7/24/2022 that explained all the frustrations we had at their rental property. I did not hear from them. A few days later I received an email asking to let them know how our stay was and explained we were not happy and I had no intention of leaving a good review. I referred to the email I sent prior. I was told a manger would be reaching out as I checked enough “not satisfied” boxes. I have yet to hear from them via my email they have or my phone number. Just to mentioned a few items: cockroaches in the house dead and alive, open wires in multiple rooms, mold in bathrooms that has not been cleaned, debris left behind from construction works (paint, pesticides, wood, metal, etc), broken stair hand railReview from Kathy R

We rented a home through Bluewater Vacation Rentals during Thanksgiving week. If you're thinking of using them when you go to the Emerald Isle area, think twice. Below is an email I sent during our stay with them at "******* *************." Some of the issues were taken care of, but others were not because the owner does her own maintenance.
The representation online and the property are totally different. The photos are apparently very old--for example there is a chunk of the 12 x 12 inch tile missing on the kitchen floor and the adjacent tile is loose. The picture on the website doesn't show this. The picture of the ground level patio area is definitely not the same as what is here. We're just really frustrated that the house that was represented is NOT the house we're staying in. I was told that any compensation would have to come from the owner after our stay. Needless to say, the owner did not agree to that. Below is the list of some of the problems we emailed to Bluewater during our stay.
Outdoors:
1. Screen on both porch doors are ripped and detached.
2. Door handles and latches on both screen porches are rusty (one has a hole)
3. There are at least two holes in the fence--one has plywood leaning against it, the other does not. My dog was able to escape. In order to let him out I have to use a leash.
4. Various items under the deck such as wood, ladder and PVC pipes are exposed to the yard--dangerous for dogs.
5. One outdoor light fixture is non-existent and wires are hanging down. There's also wires hanging next to another light fixture.
6. Wood on the hammock is broken and both are dirty.
7. Latch on deck leading downstairs is rusted and sometimes doesn't latch properly.
8. Latch on the deck leading to the cargo lift is rusted. It's hard to open.
9. Gas grill needs cleaning--previous tenants left food on it.
10. Heater is severely rusty and has a huge hole in it.
11. There's no entry from the ground floor--have to go outside to get to the car/yard area.
Indoors:
1. Deep cleaning should have been done--couches up and downstairs are dirty. There were insects on stairs, roaches in hall near air intake and near fireplace downstairs. Cobwebs on lamp upstairs on from sconce to ceiling fan. We had live yellowjackets in the house.
2. Ice dispenser is out of order.
3. Fireplaces don't work--it's advertised as an amenity on your website. The fireplace downstairs says "Do not use."
4. Hand railing leading upstairs has chipped paint.
5. Several lights throughout the house don't work: worst is the light over downstairs shower, which makes for a dark bathroom at night.
6. Floor in both showers downstairs is gummy--obviously had some damage and they tried to repair themselves. They used some sort of epoxy that is slippery when you use the showers.
7. There's no toilet paper holder in queen bath -- but there is a piece of metal sticking out of the wall where one should be.
8. In twin room, there are drawers in bureau that have no bottom.
9. In king room downstairs, there are drawers without handles and one of the lights is out.
10. The pinball machine lights up but is not playable/usable.
11. Vent in laundry room is loose from ceiling.
12. One of the den lights is out.
13. Shower knob comes off in queen bath.
14. The internet password and wireless info on your website is incorrect.
15. Linens had a hair in one of the sealed bags. We had to launder them before using.
16. There were ants on the ceiling of the downstairs king room.
17. Downstairs shower in hall has abrasive water pressure and there is no fan (this is in addition to the plaster problem on the floor and broken light over the shower.)
18. The side jets in the upstairs king bathroom don't work. They were dripping when we arrived.
19. There's damage to the window sills in the master bath.
20. There's a chunk of tile missing from the kitchen and the adjacent tile is loose.
21. The wine chiller is not working--it's still 62-degrees even though we tried to turn it down.Bluewater Associates of Emerald Isle, Inc. Response

We are truly sorry your experience at ******* ************* was less than perfect for you. Our team did address some of the items you mentioned so that you were able to enjoy your week here. The owner is working on addressing other items in the off-season as time did not allow for those to get done as the house has been rented back to back throughout the year.

I rented from these folks for over a year on a annual rental. They admitted up front that the house had "had a lot of abuse" in the past. It was pretty bad and way overpriced, but I needed a place to rent and they seemed genuine. I tried to name everything wrong with the place when I did my move-in inspection, but it was too numerous to list. Also, some things I didn't know in the first week were wrong with the place. When I moved out, they kept most of my deposit despite my following all the ridiculous rules of professional carpet cleaning and flea spraying. I had paid a huge pet deposit upfront and my pet did not have fleas. Some of the deposit was used to replace a door that was damaged when I moved in. Basically, they keep your deposit for upgrades on the home that were needed years ago. This house was built in 1998 and still has never been painted on the inside-only primer on the walls. I am very sorry to hear you think our company is dishonest. I assure you our company has procedures in place specifically to prevent a tenant's security deposit from being charged for items that the tenant did not cause. Not only did we perform a move-in inspection before you moved in, but we allowed you to complete one as well. You were given seven to ten days to complete the move-in inspection after taking possession of the property. Many tenants provide photos of anything they want to ensure they are not charged for upon the end of their lease.
Your security deposit charges were for damages to the property not noted on the move-in inspection form that went above normal wear and tears on the property.Review from Maggie G

This was our first time using Bluewater Realty and it was truly a horrifying experience. Our first rental home was deemed unsafe due to the deck not being up to code, so we opted to find another home to rent. That home was not as the pictures are advertised whatsoever. The photos in the listing are many years old, as the outside of the home has overgrown weeds and grass and peeling paint everywhere. The outdoor rocking chairs that are on the deck were either broken or had peeling paint. The inside of the home was not maintained either. The carpet & furniture are deeply stained, the fridge was rusted over, and so were many of the bathroom fixtures, including the toilet paper holder. This house is old and is in dire need of TLC. Again, not at all what the photos on their website claim. We decided to make the best of it because nothing else was available. However, a few days into our stay, we found a live cockroach in the living room. We contacted maintenance via text with no response, so I called and spoke with someone. They were extremely rude and dismissive of my concerns, and told me the only option was pest control had to spray inside and out and they would send a tech out to take a look. I did not feel comfortable having chemicals sprayed inside since some of us have asthma and we also had our dog with us. When the tech arrived many hours later, many more roaches were discovered, in the kitchen, under the sink and under the couches. It was absolutely disgusting. I felt so overwhelmed with frustration at how little regard was shown considering the situation. We opted to leave the home, and we reported the home to the town of Emerald Isle for further inspection as the tech discovered drywall that was cut away under the sink, which left a large hole for the pests to get in. There was also an unsealed dryer vent issue. There was a wire dangling in the pantry kitchen area that was not connected to anything. We've been renting homes in the area for many years and have never had such a horrible experience until we rented from Blue Water. I apologize that you feel your experience with Bluewater was a horrifying experience, as that is never our intention with any of our guests.
You initially called our office because of the location of the washer and dryer. None of the items you've mentioned in your review, overgrown vegetation, peeling exterior paint, outdoor furniture broken or having peeling paint, the stained furniture or carpet, or rusted refrigerator, were relayed to our staff member you spoke with on Sunday, July 18th. The majority of the problems you have identified in this post could have been easily fixed and did not make this property inhabitable.
When you called maintenance about the bug you found, they offered to send a pest control company to spray the property. You declined because you had a dog, and there was someone in your party with asthma. We understood and respected your decision.
Our tropical environment and weather conditions can create inconveniences with bugs. So much so that we even put that information in our vacation rental agreement. We require ALL our properties to have a monthly pest control contract with a licensed pest company, which this owner does.
We sent a maintenance technician to the property to investigate further to ensure there was no infestation like you were claiming. The maintenance technician found two dead water bugs while at the property, which means the monthly pest sprays are doing their job.
Since you were causing such a scene approaching the guests on the other side of the duplex and yelling at quite a few of our staff members, we kindly reached out to the homeowner to see if they would be willing to release you from your contract since you were refusing to stay in the property at that point. The homeowner offered a partial refund if you and your family decided to leave. However, per the rental agreement you signed, the owner did not have to.
Again, we are sorry that you were not happy with our services.
