****** *** *** ********* ***** ********************************* ********* ****** ********* ******* ******* August 2020 we closed on the purchase of our first home! To ensure our safety we relied on this company to complete our home inspection. A few months in we began having issues with our dryer. We figured it was an old appliance and that replacing it would resolve the issues. The new dryer was able to give error codes and indicated that there was a blockage in the vent. My husband and I snaked the vent and bought the duct cleaning kit. After doing this numerous times we continued to receive errors. At this point we decided to hire a duct service to come and inspect the vent for possible blockages. Immediately the service man told us that our dryer vent was plastic and not up to code. He told us that during the past year our house couldve burned down and we couldve lost everything. He provided us with a report to show our home inspectors as they shouldve caught this during the inspection (especially since about four feet of the pipe is visible) but when we reached out to ****** he denied that this was their fault. He indicated that the previous home owners must have cut into the ceiling to remove the metal pipe after the inspection. He also stated that he does not pull out the appliance to complete an inspection but uses a camera at arms reach to view tight spaces. He refused to refund us, and will not assist with the $800 repair. He has completely stopped returning my calls and was extremely unprofessional. Unfortunately this buyer was/is confused about the scope of a home inspection and there are several untruths or false claims in her story. The dryer vent in question was completely insulated and mostly concealed by the dryer itself at the time of the inspection. The only visible portion of the vent was at floor level behind the dryer which was metal. This was in her report. The photo she shared was of the dryer pulled out and the insulation sleeve pulled up to reveal a plastic vent. This is very unusual but the buyer in this case could not understand why, as a home inspector, we wouldn't pull out the dryer and lift back the insulation ourselves. Clearly this is way beyond the scope of a home inspection. The buyer also did not attend her home inspection which is critical. Not only are we able to have valuable discussions regarding issues found in the home, but the buyer can also see what a thorough job we do. This is something we take pride in. The buyer also did not contact us when they initially discovered they had dryer venting issues. We like to be a resource for every one of our clients for as long as they own the home. In the end, this was a rare and unfortunate situation that should have cost less than $100 to repair (new dryer vent).
