      On September 12, 2022, *************** signed a rental agreement with ***************************** of Mini Mall Storage. Rental Agreement signature document reference number: CEFP-L4558-******-*****-****************** *** rented unit WN819 and WN820. Both were insured under the Protection plan at ***** each per month. The Protection plan states: Your personal contents SHALL be protected up to ***** dollars under a protection plan provided and underwritten by ******************************** (the "Protection plan") for a fee of ***** plus tax per month, excluding commercial and vehicle contents.Prior to December 15, 2022, one of the units was broken into (among many other units). *** lost various items and provided Mini Mall Storage a detailed list of what was stolen. He was informed that he would be updated as to the matter and compensated for his losses. On October 25, 2023, *** sent an e-mail to ************* Storage Winchester, enquiring as to the status of his compensation. He received no response.On February 20, 2024, I, ***'s partner, contacted ***************************** of Mini Mall Storage - Winchester. ******** provided she had no update as to the matter. She also did not have any contact particulars for the head office, nor could she provide me with the police report # from the theft.After using ****** to locate ************* Storage, I contacted the Canadian Head Office in *******. I was transferred back to ******** after being informed this was not the head office.******** was not able to explain how she was going to contact head office when clearly, I can't contact head office and she stated to have no direct line or means of communication with head office. ******** suggested she will contact the insurance department. I was not given the requested contact information for this department as they do not deal with the public.Generally, I would wait for a response, however, I'm done holding my breath.

      NOT THE ***** FOR LONG TERM RENTAL!This company may be fine for short rentals, but if you're thinking long term, this is not the company for you. Read our story - Mini Mall Storage took ownership of the **************, ON facility two years ago after we had been there the previous four years. Since the change to Mini Mall Storage, we received notices for three price increases. A 10% increase after 5 1/2 months of their purchasing the facility, a further 8% increase 8 months after that and last month we received notice for a whopping 43% increase only 8 months after the last increase. Further to that, in previous years, we always had an incentive of every 12th month free, which was honoured once and then rescinded by Mini Mall Storage.We believe those reasons alone would give you good reason for not considering this company. There has always been a marketing explanation with each increase that the cost was due to 'improvements'. The renter's at this facility have seen none. There still is no fence around the property, nor a gate, nor increased lighting. These are important needs for security.Insurance is mandatory at this company. We added the locker to our home policy for $11.00 a year. If you don't do that, they will automatically charge you $20.00 a month for their insurance company. They are quite disorganized with their paperwork and files. We provided proof of our insurance which satisfied them and then six months later they came back threatening to automatically charge us to their insurance company, at $20. a month again, when we had already cleared that up. We re-sent the papers and they got organized again.We moved to a brand new storage locker service nearby with the same size locker at a cheaper price than what we were paying prior to the new notice with the 43% increase.This company is owned by ************* based in *******. They are a real estate investment firm. They've proven that revenue is their primary focus - not customer service.

      We understand this former tenant’s concerns, however rate increases and standardizing to market rates are a normal part of the self-storage industry, similar to the airline and hotel industries.  We have taken a very careful, measured approach to bring this customer’s monthly rent amount closer to the current market rate.  Based on recent local research of similar storage companies, the current rate of $237 is still below our competitors who are charging over $260 for that size of unit. There are inaccuracies in the % increases as described in the review.   

      External factors such as supply chain, cost of materials and labor have all increased significantly over the last 3 years and we have been judicious in how we have adjusted this former tenant’s rent over time to bring their rate closer, but still below, the average market rate.  We continue to enhance our training to deliver a consistent and superior customer experience and we stand by our business practices to remain competitive in our pricing.  We understand that some customers will feel the need to write to the Better Business Bureau, however we acted diligently and in good faith, and we respectfully ask that this review be removed.
