      We bought a new home from this company on July ** 2022 and paid in full for it and all upgrades. Its been over a year now and many things have not been completed or repaired as to the agreement. Most of the work is done by amateurs and not professionals. The owner is very rude and difficult to deal with, quite different from before we paid the money. We been more than patient after hearing excuse after excuse, why we have not had our new home completed and have let a lot of things go. Believe me I've got better things to do than deal with this person and his company.

      I attached the 2 pages that show what is left (and we overlooked a lot of deficiency's), the agreement that states ** days from possession date. The two bathrooms the vanities are in the wrong bathroom. All the rest should have easily been completed  by now. 

      If there's anything else required to proceed, please advise.

      I have reviewed the letter from the purchasers of 11 **************, ****.

      I would like to note the home was purchased as a spec home and was not a custom design/build home.   

      When the home was purchased the cabinets were already installed and on the completion certificate list there is no complaint or mention of this.

      According to our records all items that were on this possession day list were completed. ( I have attached the certificate from July **, 2022 along with its included list )
      In regards to the letter that I had given them on possession it notes that items are to be recorded on the Stevenson Homes one year form.

      On the one year form I would like to address the items
      1. The flooring has been completed in the lower bathroom 
      1B. The vanities are not a deficiency and customer preference. I had made a suggestion earlier this year to the purchasers that we could change the vanities as they requested and the cost to them would only be the cost charged to us for the work and materials required. 
      2. I have indicated to the purchasers that the manufacturer does not have a metal clad product for their specific front door 
      3. The driveway issues are within the ******* Government construction performance guidelines and are not a deficiency
      4. It is my understanding that the parging by tap on the north side was done however I have not personally checked and will do so in the upcoming week. If not completed it will be done in a timely fashion
      5. Our ************************************************************************ 2022 and that includes capping on the top of the fence.  In good faith we would be willing to install this additional capping to the fence at no cost to the purchaser

      In addition to the one year list items we are working with the manufacturer of the floor tile in their ensuite 

      In closing I would sincerely like to have an amicable conclusion

      I am rejecting this response because: 

      I realize it was a spec house. but didn't realize that the walls, floors, shower doors, & fence, are not required to be square, true, and reasonable straight in a spec house. As a consumer you trust the builder that  they know what there doing. I was told by the builder that he knows how to build a fence, I wish he would show his guys how to. Its so crooked, wobblily etc. its laughable.

      I'm no home inspector but as far as the vanity's go, I assumed they would be installed according to the house plans. Its impossible to notice everything that the builder is hiding in a quick walk through. But these things should be done right when installed, mistakes can happen but then they should be corrected.   

      I was also told that he would find someone to see about correcting the terrible finishing job on the driveway. Still waiting!

      As far as the cladding on the front door, we were adamant that this house be maintenance free as possible. Two out of the three exterior doors have vinyl cladding. But the front door which gets the most sun and heat does not have cladding. 

      Although we paid big for a quality house, we received a home with a lot of issues. We have overlooked many things from poor workmanship to less than quality materials. We would just like the few remaining things finished as best they can do without another shouting match with the builder, so we can move on and put this nightmare behind us!

      1) All items mentioned inside the home including walls, floors & shower doors are within the construction performance guidelines set by ******* Government.  I have confirmed in last email response that we would install additional capping on your fence.

      2) There is no hiding anything as a vanity is a very visible item.

      3) As mentioned previously, the driveway is within guidelines of ****************** construction performance.

      4) The cladding option is not available for this specific door.

      1. "IF"  that's the provincial standards for construction, Its a good thing for company's like yours I suppose.

      2. I doubt the vanity's were there, but if your happy with your work, done that way, I guess that reinforces what people say about your homes.

      3. Drive way is an amateur job. But again with the provincial bar set so low for everything, Good thing for a company like yours. 

      4. Funny our house is the only one without cladding, as the neighbors  Stevenson "Dream" homes all have vinyl cladding with the same exact doors / sizes?  

      I would like to have this house finished as best you can do, as soon as possible without listening to yet more excuses.

      We paid you in full and now live up to the deal you made!

      We moved into our new build, built by Stevenson Homes approximately March 29, 2021. We have contacted **** ********* multiple times over 6 months with the following concerns with no communication or action to resolve. gas fireplace has not worked since possession and still doesnt vinyl floor is separating exterior patio door does not seal bugs enter home. Door is also peeling and has glue stains. swale was not completed during grading as per agreement door keypad was not installed as per specs. I installed one myself and have not received reimbursement I paid out of pocket for the kitchen sink and havent received reimbursement driveway concrete discoloured and cracking. Not set properly tiles cracked in ensuite shower ponding of water around deck posts due to improper grading bathtub drains and overflow spouts not the proper colour as per spec sheet I have spoken to **** face to face, over the phone, and email repeatedly with no resolution.

      Hello,

      In response to the fact that there has been no communication this is not true as we have numerous emails and phone records, with the last email prior to her complaint to BBB being sent directly to ****** on September 28th.

      Some of the items, including the fireplace, have already been looked after.  This is also being dealt with through a home warranty claim.

      I am meeting with ****** ***** ***** this Friday afternoon, October 15th, at their home to go over any warrantable items that have not been completed or rectified.

      I am rejecting this response because:

      yes the last email sent to me from Stevenson Homes was recent. However, we have been asking repeatedly to have our fireplace fixed. After six months of asking, a complaint to the BBB and a claim through our home warranty company, a service tech was finally sent out. To this date, our fireplace has not been fixed. As per the tech, Stevenson Homes contracted an electrician who failed to hook up the fireplace properly. We are still waiting for this to be rectified. We have also requested for six months that the finishings in our bathtubs be corrected as per our spec sheet. We indicated on our spec sheet all finishings are to be black, and yet six months later we STILL have chrome finishings in our tubs. We also were told multiple times we would have a swale between our home and the hill beside our property. To this date we still do not have a swale. Again, as per our spec sheet, there was to be a keypad lock installed at the front door. Six months later, Stevenson Homes has not installed a keypad lock. I installed one myself and requested reimbursement, which I have not received. I also have not received reimbursement for the kitchen sink I paid for.I find it incredibly confusing to think that Stevenson Homes feels they are doing their due diligence and rectifying any concerns we have. If that were the case, there would be no need to file complaints through the BBB and claims through the home warranty.

      Good Evening

      I have reviewed the rejection and I am confused

      I met with the customers on Friday October 15th. ****** emailed me the invoices and I did request on Sunday Oct 17th who to make the check out to. After confirmation on Sunday I put the invoices into payables and it was paid and sent out October 20th.

      When we met I had mentioned that once the Warranty had got back with their report I would try to line up to have most if not all trades there on the same day

      The warranty made there response on Tuesday October 26th and any items that were deemed to be done are to be done by Dec 3, 2021

      I have been discussing dates with the trades and just have sent a request to ****** and ***** for Thursday November 4th

      I will continue to work with ***** and ****** and attempt to resolve all or as many issues as possible that are beyond the scope of warranty

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

      I think there was a delay in the messages being sent between us as I responded with my previous message prior to us meeting, so I understand why there would be some confusion. Thank you for working with us to resolve our concerns. My biggest concern in the swale being completed prior to snowfall and ground freezing.
