      I paid Property Guys $15,000 to advertise my land for sale and Ive been asking them for a detailed invoice about how this money was spent and its been months now and many times Ive asked. Im not happy with the service and I dont want to talk to the owner in person because Im mad at them as they led us astray by advertising our property ************ for the whole first summer. I’ve asked foraminvoice via email and text.

      We were conned into signing a contract July 2, 2022 by Simon J****, owner of Property Guys, Castlegar, BC. We now have to pay them $8,500 through *******, a credit card company that did not investigate our annual income, or get me to sign a contract, or get my permission. Simon initially promised us, repeatedly, that we did not have to get financing, and that we only had to pay $8,000 at the end of a year after we signed the contract, or when they sold our house for us. He promised repeatedly to have us listed on *** by the following day. He promised that other Realtors would help us sell, if we were listed with them. He did not show me that the contract was two sided, and I assumed that it was like every other contract that I have ever signed, and that the signature was at the end of the contract. They took weeks, not one day, to list us on *** and no one could find our house when it was finally up and it had several mistakes. We did not have a single showing while we were listed with Property Guys, and not one real Realtor worked with us. They had us listed for less than 2 months out of the year promised and that time was mostly full of mistakes, despite my urgent requests repeatedly to fix them. I asked ******* for a copy of the contract I supposedly had with them and they said to contact Simon from Property Guys, who had set it up for me. I also asked ******* for a paper copy of invoices and they refused. I emailed, asking Simon politely for a partial refund, and waited, and he finally emailed the answer "NO". Simon said to contact *******. ******* said to contact Simon. Property Guys have caused us a lot of stress leading to stress related sickness, loss of work, and clothing and food became an issue. There were other false promises and ****. Their logo is, "Sit back and let us make you money", but we did the work and Property Guys just cost us a lot of stress, loss of valuable time when we could have been listed properly, and a lot of money.

      We absolutely sympathize with this client after they sent us an email requesting a full refund as they stated they were in financial difficulties and needed money. As we explained to them the way our business is constructed is that all fees and costs are paid upfront on their behalf and so we do not have the money to refund to them. They are listed with us until they are sold, whether that be weeks or years our commitment to them is there until we install their SOLD SIGN. We have worked extremely hard to ensure we have produced a high quality product and customer service and are here to support them.
      Propertyguys.com prides ourselves and commits to our communities to provide a high quality option for Private Sellers to be able to take back control and save big commissions when selling their home. We do all the work, including professional photography, videography, creating the listings, advertising in additional areas, creating a professional magazine of their home to hand to prospective buyers and more. Our clients can be assured they have a comprehensive marketing strategy led by experienced staff.  All we ask is that our clients show their own homes, there are options for us to partner with licensed services and provide this should clients need this.
      We also offer a variety of payments options. Here our client opted for our ‘List Now Pay Later Option’ the terms of which are on the contract they signed with us.  The area that states this on the contract is directly above where these clients signed and we leave a copy of their contract with them after the home visit. At no time are clients told they can pay after the home is sold. This only app**** if they sell their home within the interest free period and then they have the option to pay off the due amount to the finance company.  We make it clear that this is provided by a third party finance company and also we write on their contract if they have 6 or 12 months interest free options. The finance company in this case would never have directed this client to us for a finance contract as this contract is private between the client and the finance company.  Once finance has been set up our company has no legal access to that private information. We also follow up with our clients sending multiple emails to ensure clients understand their payment obligations as well as keeping them informed as to the processes we are doing on their behalf regarding their listing.
      The *** service was unfortunately slowed down as the client was constantly making changes to their *** listing, we have records of all the emails from the client with their changes.  When clients change details, as this client did, the *** Broker requires that they sign again for agreed changes. At one point this client declined to sign which held up the *** listing process. These protocols are not in Propertyguys.com control, and we have to adhere to the third party contract.  This is not an issue for us, we are here happy to facilitate the client’s requests and will aid in any changes they want to make. That said the *** Broker will not activate the listing until the details are finalized due to the constraints of the ******** **** ****** ***** which our company has no control over.  
      Finally to be clear and transparent our logo is not ‘Sit back and let us make you money’. Our company’s mission statement is to provide a high quality alternative to traditional Real Estate transactions so clients can pay no commission when they sell.  Whilst we feel for anyone going through financial difficulties we also know we provided these clients with everything on their contract and they received outstanding customer support to assist them every step of the way. We are with them until they are sold and will continue to provide understanding, support and additional services.

      I am rejecting this response because: WOW! I can not believe all the blatant ****  from Simon J****!!!

      Everything I said is the absolute truth. Do I have to repeat it all again here?

      His response is FULL OF **** which is consistent with everything Simon has told us.

      This is what comes at the end of every email Property Guys sends back to me in response to things like corrections to their continual delays and mistakes. I most certainly did not ever refuse to sign unless it was still full of mistakes that I was still trying to get them to fix ASAP. "I" worked very, very hard to correct all their mistakes and to try and get listed on *** ASAP!! We really wanted to meet the deadline of the contract, WE PAID FOR no thanks to Property Guys who did nothing to help us sell except delay our listing, fill it full of mistakes and misleading photos, turn people away, and much more grief. The end of every email from Property Guys automatically says this,

      ******* ***** ********     ***** **** **** ******** **** ********** **  *** *** ******  **** * **** ****** ** ******  ************ * **** ****** *** ** ***  ** * **** * **** ** **** ** ** *** *** **** *** ***** *** ** *** **** *** * *** ** ****** ***************************** 

      Under the confusing comment, appointments and home visits 8am to 9pm seven days a week, come the logo I was talking about that I saw on every email from them.

      "What do we do? Sit back and watch how we can make you a lot of money."

      What on earth does that confusing comment refer to anyway?? They didn't show our home, they certainly didn't answer my email during those extended hours, they don't pay for or help with contracts like normal Real Estate Agents and Simon, himself did not correspond with me except to con us with **** into signing the contract, try and push us into getting financing and then after a long delay, to deny us our request for a partial refund. Linda, his administrator did the email responses to MY continual work and fixing their endless mistakes and delays.

      This is part of the email I sent back to Simon when he refused to us the "Partial" refund we requested since they didn't do what they promised.

      I had to spend hours and hours and days and days and weeks and weeks fixing all the mistakes and trying to get Property Guys to list us right. I could have been fixing up our house more, but I was babysitting you guys and doing your job for you.

      "What exactly DID you do to fulfill your end of the contract??? 
      How exactly DID you let us sit back and watch you MAKE us money and not just COST us a huge bill we can not afford?
      Let's see:
      You showed up, a day later than you said and didn't take the right pictures with the drone.
      You made us work very hard for photos that were not as good as mine.
      You put up signs that turned people away and didn't take them down again when the snow plow would have destroyed them.
      You put the main sign on the wrong side of the road.
      You made us take our private listing down but didn't have ANYTHING up listed for us for days, and weeks for the mistake filled ***, instead of the one day you promised.
      You pushed and pushed for me to get financing after repeatedly promising us before I signed that we did NOT have to get financing. Then You said that we had to pay right away. You didn't even have our listing up yet!!!
      You never answered my emails and questions and requests, only Linda did, and she made many mistakes and didn't know how to answer some of my questions. She was prompt in her rep****. You disappeared and once you had our money, you couldn't be bothered to answer anything. I didn't hear from you directly for months.
      You did not pay for the renewal of our contract with the house we wanted, like a REAL real estate agent would, so that cost us another unexpected $1,000 we did not have. 
      You did not listen when I said I did not want your magazine which only had 1-2 pages of anything about us but pages and pages bragging up your company.
      We were stuck listing with you for less than 2 months out of the year you promised, which turns out on paper to only be 6 months, not the "year" you again, lied about.
      Still, that was less than 1/3 of the time agreed on the contract.
      You most certainly did not do what you told us you would do, Simon J****."

      And regarding the contract that Simon J**** set up with ******* on our behalf, and I suspect strongly that he forged my signature on, they most certainly DID repeatedly tell me that I had to contact Simon with Property Guys in order to see what contract was done on my behalf with my name on it.

      If it is true that Simon has a list of all the emails I sent trying to correct their endless mistakes and delays, well good. Lets see them Simon. Linda did email me back and forth a lot as I tried to "Fix" the many, many mistakes and try to get us listed once! I was ALWAYS  instantly prompt on my end doing all the work signing documents, fixing photo problems, rewriting typo's, correcting mistakes that did not follow what I had said was the truth about our house and property, fixing the problem of Property Guys sending people to the wrong address, fixing the problem of the location arrow being in the wrong spot that was supposed to tell people where our house was located, fixing problems over and over that happened when people clicked on Realtor.Ca and it said "No properties are listed in this area" if they were interested in where our house was and much, much more.

      Did I ever sit back and watch Simon sell our house for us or do the work? Absolutely NOT!

      I worked way, way harder trying to sell our house through Property Guys than I did when we listed privately and actually had people that were interested.

      Simon J**** is a blatant liar and a complete waste of money and caused us a lot of grief and anxiety trying to pay an unfair bill.
