I hired Precision Restorations Inc. (“Precision”) in June 2021 to assist with repairs to a leaking foundation wall that had caused flooding in our basement. Given that the knowledge and experience of Precision's Project Manager were very apparent when he came for the site visit, I was surprised and disappointed that the foundation repair project went sideways. Examples of some of the Scope, Schedule and Cost concerns that arose are described below: Scope: My foundation leak problem was discovered after I had had the outside stucco of my house washed in May 2021. Fortunately, my leakage problem (two holes, one the size of a dime, the other the size of a quarter) was discovered in the midst of a drought in Vancouver. When Precision's technicians arrived on site, they could not detect any humidity issues behind the drywall, consequently, I had to instruct them on what sections of drywall should be removed so that the foundation wall could be inspected. In spite of not being able to detect any humidity issues before opening the walls, not having taken any humidity readings in the impacted room after the walls had been opened up and the fact that Vancouver was experiencing bone dry conditions (remember this was June 2021), Precisions Staff proceeded to install a dehumidifier and fan that were not needed for a total cost of $931.20 + GST Schedule: When I met with Precision's Project Manager on 11 June, he estimated that the three phases of the project could take 10 days to complete. That was clearly optimistic. However, never, never was it suggested that the project would take over 50 days to complete. Furthermore, the 50+ day schedule was only achieved because I got involved in order to expedite Phase 2 of the project with the contractor that Precision had recommended and I took full responsibility for Phase 3 because I did not want to suffer further delays, as I had in Phase 1 & 2, with other people’s jobs being prioritized over mine. Cost: With the benefit of 20/20 hindsight, it is now very clear that the scope of the Phase 1 Emergency work that Precision needed to do was: i) Expose the foundation wall behind ~90 sq feet drywall; ii) Dispose of ~90 sq feet of drywall; iii) Remove & dispose of 17 feet of carpet tack strip. In fairness, Precision’s Project Manager did provide me with two other services that were not reflected in their final invoice for the Phase 1 Emergency Work. Consequently, I took a value-added perspective and assigned what I believe are generous prices to these services so that I can estimate an effective price for the Phase 1 Emergency Work that needed to be done. 24 September 2021 Ph 1 Emergency Work Final Invoice (excluding GST): $2612 - Developing and communicating a 3 Phase Project Plan hence -$ 600 - Recommending a Ph 2 Contractor to repair foundation leaks hence -$ 300 Resulting effective price for the Phase 1 Emergency Work: $1712 Given that that an experienced Trades Person likely could have completed this Emergency work in less than 2 hours (e.g. with the knowledge I now have I estimate that that it would take me less than 3 hours to remove the drywall and the tack strips), I was disappointed that the costs that Precision incurred to complete a trivial amount of work were so high. In October, I reached out to Precision to discuss my concerns. I grant that Precisions staff have been swamped with restoration work in Fall 2021 so could not respond to my feedback. However, in an e-mail I received on 12 January 2022 from Precision it became clear that they were not interested in further dialogue. Given that I am not seeking a discount or rebate on the final invoiced amount of $2,612.87, I decided it would be simplest for me to post a review on Precisions’ BBB Rating & Accreditation page so that some future customers would know to request detailed information on what elements of Scope are necessary, what sort of Schedule is realistic and which Costs could be expected to be higher or lower depending on what is found…..before the customer signs off on Precision’s detailed and binding work authorization process for their project. Sincerely, ****** *** ******* ***
