I found there is some leaking issue in my bathroom and then I sent an email to our property management company ****** on Sept. 18. After receiving my email on Sept. 18, ****** promptly contacted Broadway Refrigeration to request their inspection. However, they did not respond. On Sept. 20, I sent another email, including my contact number, and finally, they confirmed the inspection is on Sept. 29. This significantly delayed the time to identify and resolve the problem. The inspection on September 29th took approximately 20 minutes, and their staff member, Chris, did not find the cause of the leak. After consulting with his colleague, their conclusion was to clean the toilet and place newspaper under it, then instruct me not to use the bathroom to see if there would be any changes. This took him approximately 2.5 hours to complete an area less than 1 square meter. One week later, he called my husband, and we told him that the newspaper was not wet, but the baseboard was still not dry. However, in the email with the invoice I received, their explanation was that we had urinated on the baseboard. This explanation is absurd, especially for a household with only two adults. I was not informed of the fee structure before or during the inspection. Broadway refrigeration only provided the total amount due without a breakdown. Upon my inquiry, they provided a rate of $115 per hour. However, they arrived at my house at 8 AM and left before 10:40 AM. Their response was that the time they spent going to their office to pick up the keys also counted as part of the time. However, he had my phone number and could have entered through the doorbell; there was no need to pick up keys. Moreover, he only obtained the key to the main entrance gate, and he still knocked on my door to enter my unit. Calculating this travel time as part of the working hours seems highly unreasonable. Frankly, I did not observe any professionalism in *****. Throughout the inspection, I did not see him use any equipment other than a flashlight and a vacuum cleaner. Even his flashlight ran out of power after 5 minutes, and he had to charge it at my house. Furthermore, during multiple entries and exits, he inquired and observed my coffee machine, photos, and models at my home.I also mentioned that I was willing to pay $400 for this inspection. Although the condition of my bathroom has not improved, I respect their work. However, they clearly do not agree with this proposal. I hope that as the party that dispatched this inspection, you can reasonably resolve this issue.
