Very disappointed with the overall inspection. A lot of major items were missed in the inspection report. This included a window that was leaking causing major drywall and insulation damage and mold as well as the chimney cap was leaking and there was a very large crack next to cap that should have been noted. This caused water to leak all through the chimney and wall all down to the basement. This should have been caught by infrared and was not. It was noted that the roof was in excellent condition and should last for at least five years. We had to immediately replace the roof as shingles were flying off of the roof. When reviewed by contractor there were over 50 high nails for shingles and the plywood was not installed with proper nails. The shingles were literally peeling off of roof and sliding off. It was noted that basement was dry at time however when first moving in we had three separate leaks. The planter boxes were also causing leaking issues into the house as well. I would have thought all of this would have been caught with the infrared cameras used to check for moisture as well. There appears to be an electrical issue as the lights flicker. The hood fan started to fall down the first time it was used. This was not noted in the report. It was noted to install baffles in the attic for the soffits. However we do not have true soffit vents as it is actually just blocks of wood under the soffit on outside of house. They are just decoration. We ended up having to repair a lot of very expensive items that should have been caught as soon as we bought the house. Also the majority of the ceiling fans do not work properly and are very loose and make noise. Would not recommend as it is very expensive for an inspection that feels to be lacking on a lot of very critical information you would need to know when buying a home. No money currently has been offered as compensation as our realtor had reached out. Overall it has been a very disappointing experience.
