Renovation projection: basement bathroom and kitchen Dates: Aug. to Sep. 2021 Final payment made in Oct. 2021 Project total cost was $34,945.67 Part of the initial request included zoning the furnace to have separate heating zones upstairs and downstairs. This was discussed with the original PM, and was included as a line item in the initial quote for the project. PM changed before the project started, the new one suggested an electric heating solution that wasn't possible with the current electrical panel. I was assured that it was possible and it was better than zoning the furnace. The business instead installed half measures of both heating options and never advised me on why this was happening (ie. they did not want to admit they proposed something that wasn't possible). When concerns were raised by my personal electrician, the business dismissed them as a difference of opinion, but after further questioning, they did admit that their electrician realized their solution wasn't possible. After contacting local drywall contractors, ventilation companies and electricians, I was advised that to install the proper heating that was a requirement of the project Rainbow was hired for, it would either cost 3k-4k (cutting open ceiling, zoning/installing new ventilation pipes, ceiling repairs), or 4k-5k (upgrade panel and install missing electric baseboard heaters). When Rainbow was questioned about why I paid over the initial quote when there were multiple things they didn't complete, including the proper heating, they responded by saying they did additional work on the ceiling and that's value more than made up for the mistake. In addition to the heating system issue, there was 2k in work that was listed but never completed by Rainbow. The value of additional ceiling work completed was approximately 1k. Rainbow charged ~1k for a drop ceiling, and a separate drywall contractor quoted 2k for drywall and paint in total for the ceiling that was installed.
