      I received a flyer from this company that they purchase homes for cash in my mailbox. I called on Dec 7 2022 to inquire and they were aware of my location. An appointment was set for Dec 14th 2022 to view the property as I in good faith believed my house qualified for them to move forward. On Dec 20 2022 I was given a verbal offer and I have included the text message where the offer was $425,000. I made other phone calls and was told they were drafting the contract and last update was I was to receive it on Dec 30 2022. I called on Jan 4th 2023 and am now being told they will not purchase my home unless I sell for $340,000. I am not a professional however this would infer they are using ********** business practices. I wanted this house sold prior to Jan 31 2023 and they were aware of this. They are inferring to me that unless I take a very unacceptable offer they will not honor what they commitment to. I acted in good faith they have not. Their excuses about market, no investors etc. are just excuses -they are legally bound to tell me upfront if they will not purchase as my address has not changed. i have lost a month where my house would have been on the realtor network due to them as I was looking for a quick sale. I was always lead to believe there was an offer in place and their legal team had not drafted the contract yet - I was never told it was NOT possible until today ***** ***** ** ************* ***** ******** ** ** **** *** *** ********* ** ** ******* *******

      We apologize for any inconvenience this caused you. 

      We've spoken with Ken to shed more light on the situation, and he informed us that in addition to the visit on the 14th, you had also spoken on the 22nd, 24th, 28th, and 30th. 

      While we understand the value of your property would be higher after renovating, investors have to take into account a number of other factors.

      Ken made a concerted effort to try and make this work at your asking price of 440K, going back to our closing team multiple times attempting to try and find a solution. However, with market conditions, interest rates, comparable properties not selling, and your conditions, we weren't able to move forward.

      While Ken did provide a verbal ballpark, at no point was a written offer presented, or any pressure to do anything that you weren't comfortable with.

      I am rejecting this response because: this is an indicator that they are using a tactic used to lower the price. The fact remains after renovations they will make a substantial amount and was factored into the price as it sits today. There is very little to be done given the work I have done and this is covering up the fact they waited until the 'last minute' and this is an indicator of a 'strong arm' tactic. given I did speak to Ken many times and he was aware I wanted this wrapped up by end of Jan. All indicators are pointing towards a very ********* business.

      This is a business transaction and the price already factored in the above. There is no excuse for what they are implying. I dealt in an ******* manner with good faith. 

      If they are unwilling then I will do further research into this matter.
