      I am a resident in ********, having entered into a lease agreement with Accommod8u commencing on September 5, 2022, and concluding on August 27, 2023. I am writing to request that Accommod8u take the following actions: the return of the key deposit, the removal of the damage charge, and the provision of a reasonable compensation amount. Upon our initial move-in, a key deposit of CAD500 was levied. On the date of lease termination, August 27, 2023, we dutifully returned all three sets of keys and FOBs. However, our mailing address for the return of the deposit was not recorded. I contend that the withholding of the key deposit in this instance is unreasonable, as all keys were maintained in their original condition and were promptly returned. Furthermore, on October 5, I received a charge notice from Accommod8u amounting to CAD316.25, pertaining to wall repainting. The alleged painting damage transpired due to a severe leak on July 4, which was initiated from within the wall above our unit. I possess video evidence showing that the leak did not originate from our unit. Consequently, I assert that the responsibility for repainting the damaged wall rests with the landlord, rendering the charge unwarranted. On July 4, Accommod8u maintenance personnel asserted that our water heater was damaged and necessitated removal (notably, this was prior to the aforementioned leak and could not have been the cause thereof). Regrettably, due to oversights in inspection and management, Accommod8u failed to procure replacement heaters in a timely manner, resulting in a two-week period during which our unit lacked hot water. I firmly believe that the company is obligated to provide compensation to tenants in such cases. I kindly request your prompt attention to these matters and the equitable resolution thereof.       My daughter (a student at ******* *******) is renting a room from accomod8u from September 2022 to August 2023 (I am the father and paying the rents). My daughter is graduating and does not need the room after Aug. 2023. The termination deadline for the current lease was Jan. 15, 2023. My daughter was under stress and forgot about the deadline. She sent an email request for termination on Jan. 21, 2023 (six days late). However, Accomod8u said that she had to keep the lease for another year because she missed the deadline. Her choice is to find someone to take over the lease. I think the whole thing is quite unreasonable. First, my daughter did not receive any reminder about the deadline. Second, she was only 6 days late while the end of the current lease was about 7-8 months away. I acknowledge that my daughter should not have missed the deadline. I believe that a small amount of penalty for missing the deadline would be reasonable. I do not understand the rationale for forcing another year of lease that she does not need (or has to find someone to takeover the lease by the student individually while it is much simpler for the company to do it). We hope that Accommod8u would allow us to terminate the lease at the end of August 2023 (even with paying some fees).

      Ii was a student and rented a place at accomod8u in *** ******* st, Waterloo, ON. I lived there for a year from 2021 to 2022 and my lease ended in August 31 2022. I have paid all months rent and left no damage no issues at that place. I was trying to get my security deposit from them and tried to contact them through mail and calls but no resolution was made. I haven’t received my security deposit yet and trying to get it.

      I am rejecting this response because: I did sent that mail but they never applied my security deposit towards hydro bill or neither they responded me instead they sent me to the collection and i paid hydro bill to the collection and never got back my security deposit.       I am a past tenant with Accommod8U (Sept 2020-Aug2021) who has not received their key deposit or pro-rated rent refund. Throughout my time as a tenant I had to fight on multiple occasions to have them refund me full rent that was charged, despite beginning and ending my tenancy part way through the month. They finally agreed to issue me a refund but have not sent me my cheque despite it being 2 months since I vacated. They currently owe me around $950 and I've been sent from representative to representative repeatedly. I just want my money back.

      Business Response /* (1000, 5, 2021/10/25) */ The tenant had be speaking to our legal team at the end of august. Our team confirmed the tenants address and advised that once we received a cheque, we would mail it to the address provided. The cheque was mailed out to the address provided. The customer said he did not receive the cheque. However as we had confirmed the address with the tenant, we advised that there is a $25 reissue fee to have a new cheque made up. The customer did not agree to the fee, and did not want to give accommod8u any money out of personal reasons. Our Leasing manager and legal team have reached out to the tenant on Oct 22 to discuss a resolution Consumer Response /* (3000, 7, 2021/10/29) */ (The consumer indicated he/she DID NOT accept the response from the business.) As per the law in Ontario, tenants are entitled to interest on their rental deposits if the deposit has been held for more than 12 months. The 12 month mark passed even before the cheque needed to be reissued. I have expressed to several Accomod8U representatives that I refuse to accept the $25 charge unless I receive my interest entitlement. The rate for 2020 provided by Tribunals Ontario is 2.2% ****************. Meaning that I am due 2.2% of my $1710 rental deposit, which comes to $37.62. Thus far I have been told that Accomod8U is unwilling to pay interest on my rental deposit. I made clear that I am willing to forgo the interest so long as they waive the $25 reissue fee. On Tuesday, October 26th I spoke with their paralegal ***** ******** who agreed that either the interest should be paid or the $25 reissue fee should be waived. I was told the cheque would be reissued that day to my address. I have not heard back from ***** despite emailing and calling her. I am still owed $950 (interest not included). *************************************** ************************************************************************************************** Business Response /* (4000, 10, 2021/10/29) */ Accommod8u has made every effort to resolve the issue with the tenant directly. Our Accounting team expedited the reissuing of the cheque for the tenant. Now that we have the correct address from the tenant it has been mailed out on Oct 27 at 230pm, as previously the tenant did not provide correct information. If the tenant has any issues, we encourage them to continue to reach out to Accommod8u as we have been more than accommodating with this issue. It's been over two months since I vacated, but I have finally received it.
