I signed a contract with this company and had the May 11- May 18 deadline to do siding, fascia, soffit, windows, insulation, plywood, door, etc. on my garage. None of the laborer, including the contractor, showed up anywhere near the promised times or at all on a daily basis, the contractor was dishonest about having a secured labour plan or that he had other projects at the same time, after 3 weeks the work is incomplete, refused to do some work after agreeing by email they would, they caused damages and did not repair defects. I paid for materials and part of labour. The contract clearly notes the contractor's responsibility of ensuring labourers to complete the the work on time (or provide other contractors), provide me with receipts of actual materials purchased, refund me extra cost, work is guaranteed free of defects and find an alternate labourer/contractor if the work isn't done. He did not follow through any of these. I had to call him numerously daily to get him to show up, he constantly took off from the site, had no vehicle to deliver the required materials, admitted he did not have proper experiences and he did not know how to do the work. ** **** **** ************* ******** *** ******* ** ***** **** ** ***** ** ********* ** **** ** **** ***** **** *** ** **** ***** After I cancelled the contract (which I am allowed to based on the terms of our contract), he showed up, refusing to collect his tools, and refusing to leave my property. I told him that I'd call police if he didn't leave. He went into the garage and started removing the unused materials and when I started recording him, he left some but took 2x4 wood pieces which I paid for (he claimed these are his). Even after canceling the contract, he contacted me and I told him to stop. **** ** *** **** *** ** **** **** ***** * **** ** *** **** ** ********* ********** ** ****** *** **** *** ****** *** ******** *** ***** *** ********** *** **** **** **** ********* ** ** ***** ********** ******

      * **** *** ** ***** ** ***** Tonight I discovered that someone went into my garage and left the light on. The garage car door is broken at the moment and can be pulled open from outside. The contractor, **** ******, of Precision Builders Ltd is the only one who knows how to get in. I am positive that he entered into my garage despite that I instructed him in writing to not come anywhere near my property.

Precision Builders Ltd is extremely heartbroken about this experience, and can imagine discontentment from our client about what has transpired.

At the outset of this contract, all regular labourers were lost, and individuals tasked to work on this project specifically were not reporting for duty.  Additional logistical issues revolving around transportation created much difficulties.

Furthermore, simultaneous grappling of other projects became pervious.  Leaving us where we stand today with consistent thoughts about this experience remaining, and immense apologies expressed.

Seeking nothing more than the client’s complete satisfaction trusting their repair/renovations project with Precision Builders Ltd, any plausible remedy must be made to make things right! As how we do.

Our work is guaranteed to be free of defects in workmanship, and backed by warranty.  Appreciating mistakes comes from embracing what needs to be fixed. The ultimate goal; enhancing system’s structure! And my, what a lesson this experience has been.

Please note work was done with deficiencies, and a wish is to complete corrective measures, while maintaining open lines of communication with the respected client.

On the day clients property was vacated, the lead carpenter for all the recent ******** ******* ****** show homes in the city had been contacted about this project specifically.  He has agreed to address any deficiencies himself, but would like the opportunity to view what needs to be done, before scheduling a time to complete the work.  This will be free of cost for the client.  Permission is requested to enter property to assist the carpenter in addressing deficiencies.  If permission is denied, the clients wishes will be obeyed.

It seems as though the complementary cleaner who organized the garage inadvertently mixed in tools with the clients that were left in the haste to vacate the premises, and it is kindly requested the property is retrieved.

Apologies are extended after learning someone broke into the clients garage, and damaged the door.  Readily available is a quick and inexpensive fix, again free of charge for the client if so is their wish.  The client can be assisted to acquire professional garage door service.

All work was to be completed free of defect as of May 18, 2024, and despite the contractor taking two more weeks, the contractor did not bother to show up, complete the work, the work he did has many defects and caused damages. He told me he’ll be travelling for 6 weeks and unavailable.

** **** *** **** ****** ******** *** ****** ** ** ***** **** **** ** **** *** ****** ***** **** ***** ** ****** ** **** The contractor noted that he wishes to have his “lead carpenter” fix deficiencies. Deficiencies/ incomplete work do not limit to the improperly installed garage door but also include incomplete/bent/missing sidings, damaged fascia, misaligned/bent strips, concrete near the ground that isn’t patched up, interior wall is damaged, drip flashings which he committed in writing to do were untouched and others.

There were no tools whatsoever the contractor left on my property nor did he every mention this before. The contractor himself as well as three other helpers picked up EVERYTHING he owns and checked my garage and outside my garage multiple times. However, many of my items including the plywood and unused materials such as staples and nails were taken by him without any permission. As mentioned, I have a video recording of him taking the items.

In recognition of unacceptable services by the contractor leading to incomplete work, defects and damages the contractor caused, what I ask again is the refund of the labour cost I paid so I can hire a professional to complete/redo the work and fix the damages he caused.

      ** ********** ********** ***** *** ****** ****** ****** **** ************ ************* ********** ********* ******** ** ***** ** ********* ******** **** ** ****** *** *********** ********* *** I’d like to reiterate that he’s never to set a foot anywhere near my property or contact me ever again, as the police has already been contacted and I will be pressing a charge should he or anyone else working with him return again. I ask that he take this warning very seriously.

It is hoped you are satisfied with this and this brings resolution to the matter. This is the final response.

As per the estimate, $ ******* comprises of all materials required for siding, fascia and soffit. Everything is itemized in detail from the nails, to the finishing trim and accessories.  The client saved a great deal as efforts were made to lower costs for them. The actual price paid was lower in almost every instance compared to the estimate.

There were 7 pieces of sheathing replaced using a slightly more costly plywood than estimated to match existing sheathing. An additional *** each (*** total) were for 2 windows in the estimate. Windows as discussed with client were $*** more than estimated due to larger window and lumber needed for the extensive repairs around the window to the bottom sill.

In addition to the above which was in the estimate there were also a number of incidental discoveries, along with additional work discussed to be completed.

Discovery of substantial mold under the walls of west facing window required disinfecting and encapsulation cost the client ***, which did not cover the material. This was less than half price. No insulation was taken without the clients knowledge. Some were used to replace insulation as more areas were exposed.

The wooden fascia on the west and east side which were damaged, frail, and brittle were removed for nominal cost of **. Bottom plates were replaced in two areas. Substantial efforts were made to save the client money every step of the way without compromising quality

The cost or replacement man door associated material was $***. Gable trim were added where there was none before approved by the client after it was pointed out. The old and brittle moulding for the garage door was removed and replaced. Light mounting pieces along with lights were included.

There were numerous other material approved by the client as the job proceeded. The client was provided with receipts along with a tally.

      Complaint: ********

I am rejecting this response because:

The contractor sent partial/cut off/missing receipts and non ledgible screenshot of tally on May 28. I replied to the contractor asking for full set of receipts on May 28 by email and followed up in texts numerous times after that. The contractor neglected my requests and did not send me neither the receipts or the tally. In his reply, he could have easily attached the receipts and the tally but he did not nor did he explain why the material cost, despite being estimated as $******** had ballooned up to $********, again with no written communication that confirms that I every agreed to this cost, receipts showing what he purchased or the tally. As a matter of fact, he states that "$ ******* comprises of all materials required for siding, fascia and soffit. Everything is itemized in detail from the nails, to the finishing trim and accessories" So why is the cost so much more and why refuse to show any proof of this?

I should also note that at one point around the time the contractor was bringing the materials he supposedly purchased he stated that his other work site had been "vandalized". I am unclear where/how he purchased theses materials or whether these were even obtained legally.

Again, my request is simple. Provide me with ALL RECEIPTS AND LEDGIBLE TALLY that shows the true material cost, deduct the damages he caused, deduct my materials he stole (I have a video recording). What I paid minus this true cost is what I should be refunded. I have every documented email/text confirming the cost all along the way including any additional purchase I agreed to.

      Sincerely,

      ****** **********

We went in with the intention to do the best job possible for the client while being extremely fair. We apologize things turned out the way they did and hope to emerge out of this lesson with both sides happy.

      Complaint: ********

I am rejecting this response because:

Prices for mold, door, etc. included labour cost, not just materials. Please provide a written record where I've agreed to the materials cost of over $***** being spent on my garage and that shows the entire LEDGIBLE receipts and the tally provided. This NEVER occurred and the fact that the contractor provides no evidence of any of this or receipts or the tally in his multiple responses exactly prove that.

I have records of every communication including cost confirmation, and the contractor should be mindful of that before making additional false claims.
