      Hired Rempel Contracting to screen and extend covered porch. Their recommendation was to demolish the solid stand-alone covered porch to build roof out from RTM to create a new 8’x30’ screen room using part of the existing 8’x24’ support.

      1. Entire project was constructed using interior brite nails in pressure treated wood. Visible rusting of nails and discoloration of wood occurred within 24hr.
      • Minimum standards for exterior builds using pressure treated wood is hot dipped galvanized fasteners (nails/screws) (ASTM 153 as per MicroPro Sienna treated wood 2021.pdf)

      • Interior brite nails will corrode rapidly from the chemicals in pressure treated wood and from the outside elements. The rust and corrosion can compromise the strength of the nails and diminish their ability to hold the structure together and may lead to complete failure and safety risk if structural components become detached or collapse. This means the build will need more frequent maintenance or replacement than if proper nails were used.

      • Proper fasteners used to resist the corrosive effects of the chemicals in the wood and outside elements would have ensured a more durable and reliable long-term result.

      Note: Some structural bolts were then added at the end of the build to shear points for added strength as per Rempel. Three rows of screws were added to hold the floor boards down after questioning the use of rusting nails instead of screws. The fact remains that incorrect fasteners for pressure treated lumber was used for the entire build.

      2. Work was completed by a worker or subcontractor to whom Rempel stated that he “was too busy to supervise their work” and that “the work was not up to my standards”

      3. Poor design with no overhang on either side allowing rain to enter room up to 4’
      The water runs onto the framing and through the screen, rendering 4 feet of inside space on either side to be unusable. This will further compromise the structural integrity and the interior nails holding the porch boards, joists and frame together.

      4. Boards not butted up tightly as requested.
      Pressure treated floor boards should be butted up tightly to minimize gaps due to the nature of pressure treated wood being very wet and will dry out leaving gaps.

      5. The two water damaged boards were not corrected and were built over. The demolished solid screwed on porch boards were ripped out with a crowbar damaging the wooden joists.
      New floor boards were added to the compromised joists. Porch extension was attached to a rotted board. As per Rempel “it will be fine the rotten board is sandwiched between two good boards”

      6. Vertical supporting beams for roof paced directly on ground using the ********* support
      No preparation to soil prior to placing two of the beams directly on soil, one ********* was placed half on and half off of a prior existing cement support block and only one was properly placed on a prior existing cement block.

      7. Ill fitting door, no screening under floor and numerous other gaps where insects enter.

      I chose this company due to its good reviews and ratings and the prompt communications from Rempel. My expectation was of a quality build and that professional standards would be used. The vague “supply and install’ terminology in the quote allowed for many corners to be cut at the expense of a quality and durable build. Rempel was very dismissive of any of my concerns.

      Rempel added ***$ to final invoice which was paid in full under protest. I requested two changes to first quote, pet screening (+$***) and solid flooring of 2x6 (+$***). Two items on original quote (install/supply 10’ eaves and screening under the floor boards) that were not completed were not deducted from invoice.

      Requesting compensation as price adjustment refund due to:

      No extra eaves – was included in quote and paid for, will have to now hire someone to come and complete install of extra 10’ eaves

      No screening under – was included in quote and paid for, will have to now hire someone to come and complete install of screen underneath the floor

      Design flaw of no overhang and not correctly configured to stop water from running into frame- will have to now hire someone to fix this to protect the wood and the brite nails from excessive water and to make space usable

      Incorrect fasteners – should ideally have been completely redone with proper fasteners as will now require extra maintenance and replacement over time.
