I bought a rental property through BBHS, with the verbal understanding that they would help find the right renter and partially help manage the property the first year, based on their real estate agents advise that I would not need to go into a property agreement in the first year as the house was brand new and nothing usually goes wrong in the first year when it is under warranty. I live out of state and bought this property for rental investment. It was my first rental property, and I believed the so-called experts, but was totally disappointed. To state just the facts and be as objective as I can, here are a list of the main issues I had with BHHS:1.The real estate agent (***********************) who so ran the background check, did not do a good job, and advised incorrectly to accept the renter who had several red flags on the application, pay stubs and previous rental history. I should have received the background check results from her, being the homeowner, but was not provided one until after I hired a lawyer who advised me to get it. According to them, it was to safeguard the renters privacy. But their advice was incorrect, as she was real estate agent and not my property manager. They did not provide all the documents form the background check to this date, as I believe they did not complete a thorough check. 2.The agent gave the property keys to the renter to move in without collecting the first months rent and deposit, as per the contract. This renter should never have moved in.3.I handed the property to their property manager (***************************), when the issues became sever the very first month, upon the agents advise again who said that they could handle this easily, as they have years of experience. Now looking back, I dont believe they do a good job or have experience handling problematic renters, which could have been averted if they did a good background check.4.They messed up big time by giving the renter payment plans when he could not pay his rent on time or when he has insufficient money to pay, which was without my consent or approval, against the rental contract. This was another great opportunity to have evicted the renter right away, that they did not do. 5.They messed up the eviction process and had to file thrice, during which I had to constantly guide them and be on top of what needs to happen from out of state.6.They did maintenance checks and collected maintenance fees although the brand-new property was badly damaged by the renter and his family. During last winter when the temperature was low in *****, they winterized the property and turned off the water in the sprinkler system, as they should, but forgot to turn in on in the Summer during their so-called maintenance check, which they charged me for. The lawn and a new oak tree dried up in severe heat, due to their negligence.7.They took most of the security deposit after the fact that I lost so much, and they were still worried about getting their commission. I lost over 12 K as the renter did not pay rent for several months, had to get a lawyer to get proper advice, and fix all the damages to my new home and evict the renter. Please BEWARE of BHHS and dont get fooled by their sweet talk and demeanor! They are not very professional, but their primary concern is to keep up appearances and collect their commission.
