      Blackwell Nelson is the management company for ************************** ************************ *** lived here 18 years and have complained multiple times over the past 15 years about speeding and nothing has been done. We can no longer enjoy the neighborhood (walking, biking, etc) for fear of being struck by a car. *** asked for speed bumps on multiple occasions and somehow they have avoided giving a direct and for 15 years! We also have a new issue that they refuse to address which it people smoking illegal drugs outside. My pet sitter has complained to me about smelling marijuana and Ive also smelled it. I have complained to the *** and nothing has been done. I cannot them to address the issues. We are up to date on our *************** of $108/month and my concerns are being ignored. My kids cant play outside when it smells like drugs! Please help.

      Good afternoon, 

      The ************************** Board is aware of both of her concerns. The speed bumps are being discussed and additional Stop signs have been ordered. These will be installed to slow down traffic. She was encouraged to inform the police to have them address the illegal drug issue.  This is a police issue and needs to be addressed in real time with the authorities.   

      We sent an email to **************** on Friday April 12th. detailing this information.

      I am the owner of a condo at *************************** #**** Four Seasons Condo. In the month of Dec, 2022, there was news warning of severe freezing and to protect all plumbing. Four ********************************** which is Blackwell-Nelson was negligent on preventing water pipes in the common area from freezing. My unit is downstairs , they fixed one leak but another leak was allowed to leak 48 mores hours. It did a great deal of damage to my unit, not to mention the amount of black mole that was growing, I called them. Ack and asked are you sure you have the water leak fixed. They sent another plumber out again which is when they found the second leak. Im being a condo association, it is the responsibility of the *** to be responsible for Sheetrock out, and Sheetrock in to the home owner. This was a second floor water leak in a common area, which is clearly not my responsibility. I met with them about my damage the president was rude and tried to intimidate me he refused to fix my condo, but few days later ******* Nelson was Blackwell Nelson called me and said they were going to repair my ceiling. I was happy about it but I also had a air handler that went out because all the water damage that I had to replace and also my wood floor and the master bedroom is damaged but I didnt say anything about it because I was just so stressed from all the water damage that Id let them fix the ceiling. They never quoted me a price or said anything. I thought they were doing it because they knew it was their responsibility Then around June I get a bill from them saying I owe them like $3800 for repairing my ceiling there was never a mention of me, paying them back or how much they were going to charge. We never talked about that because it was clearly their negligence why I had the damage But not once did I ask them to fix it and let me pay them or that I would make payments back to them then in June I get a letter saying I owe 32 more hundred dollars that they had took my $600 and overages that I pay because we always have assessment so I pay an extra 25 to 50 per month to cover the assessments each year And I said I clearly never authorize yall to do that but I would pay yall. **** never mentioned that I would owe you anything well I cannot get them to do anything *** asked several times to give me the correspondence. I have all my text messages and all my written emails to them, and there was never a time where I asked them to repair my ceiling and I would pay them back And I went to the *** meeting about three weeks ago and I tried to bring it up in front of everyone but the president made me be quiet and said we discuss it at the very end and then he said he made a decision to repair my unit for me And that I owe them $3800. But in reality they owe me still for my air handler and my floor that was damage and all the pain and suffering that has caused me. There are many people in the four seasons that feel like the *** has taken advantage of them over the years ,

      Good afternoon, 

      On Christmas day last year, the whole city had been experiencing below freezing temperatures and many had pipes that froze and then thawed in the warmer temperatures causing busted water lines. The fire department turned the water off to several buildings in the late evening on Christmas the 25th of December. The association had plumbers there Monday morning the 26th and the leak was repaired. The owner above reached back out on Tuesday the 27th stating she still had a small amount of water coming in and we sent the plumber back out within 2-3 hours of her call. There was a second pipe in the building that was fixed.

      There was no negligence from the association as this was an act of ********************************* informed her to make a claim on her insurance policy. She stated she did not have coverage. The association made the sheetrock repairs inside her unit to preserve and ensure the integrity of building and billed her for the work. 

      Her over payments were unapplied from the repair invoice, and she has now used them to pay her monthly dues.
