HOA complete disregard for repair of the rental property. Leak occurred approximately 3 months ago. Took 2 weeks to get anyone to look at it. Did not repair. Issue persisted and caused increasing damage to the interior. Mildew is evident and mold can only be expected within the substrate. **** has been done to remediate the situation.Business response

The tenant contacted Alabama Coastal Rentals in March concerning the roof leak. Alabama Coastal Rentals immediately reached out to the homeowner of the unit about the roof leak. The homeowner said that the exterior roof is the responsibility of the *** for *******************. and the homeowner said that she will take care of it. The homeowner contacted the *** about the roof issue and they took over from there. Alabama Coastal Rentals had no involvement in setting up the roof inspection. Alabama Coastal Rentals did not receive any updates on the roof inspection set up through the ***. The homeowner, of the unit, just reached out to Alabama Coastal Rentals on June 7, 2023 to inform ** of the updates on the roof. Per the homeowner, the homeowner and the tenant have battled the *** to resolve the roof leaks. The homeowner reached out to Alabama Coastal Rentals,on June 7, 2023, to set up a roof inspection. Alabama Coastal Rentals set up an appointment with Super Roofers and ********************** performed a roof inspection on June 8, 2023. Per the roofing company, the roof needs to be replaced and the water is getting in from an exterior point(s), which falls back to the *** for ******* Road.
