      This is a complaint against Spectrum Resorts in regard to their bookkeeping, accounting and management dealing with the Beach Club property in Gulf Shores Alabama and their inability to either complete or willingness to complete a HOA Questionnaire. I am trying to refinance a condo and a HOA Questionnaire has been submitted for Spectrum to fill out and return to the finance company as part of this effort. This is a process that should take less than a week to accomplish. It has now been over 5 weeks without any reply from Spectrum. There have been multiply attempts to multiply persons by myself as a condo owner and the finance company with no response not even one with a projected date of completion. This is costing me money every day it goes on in charges. This complaint is being register with the BBB to try and obtain the HOA Questionnaire response since my many different efforts has been futile. This complaint is also being posted as a red flag to all current owners and potential new owners of the Beach Club property. This shows a lack of potential bookkeeping, accounting and management from the Spectrum Resorts which could lead to a devaluation of property, the inability to close sales and higher interest rates for this property due to the lack of confidence in lending institutes with the ability for Spectrum Resorts to oversee the property and its finances. As in my case Spectrum Resorts has already created higher cost of doing business due to the lack of a timely response and depending on when or if a response is received the potential loss of money associated with refinancing and additional cost to obtain money from a different source.

While the initial response to the agent was timely and included the all the supporting documents requested by the mortgage company, the actual questionnaire was not attached. This omission was inadvertent and unintentional. My understanding is that the questionnaire has now been forwarded to requestor. Please contact me directly if there are any further challenges with obtaining needed information. It is questionable that the form was omitted since multiple attempts were made to obtain the form by emails and phone calls. You would think that these attempts by multiple people would of prompted a simple reply stating form has already been sent or a check to verify it had been sent. It took contacting the BBB for a response within one day.
