      We leased a home from the owner who used this business to manage the home and when we received our final bill we were charged for things that are not within our original contract. Upon moving out, the things that we are being accused of are completely false and illegal. They are charging an excess amount for basically renovating the home. Upon moving out, we were not in a lease and our previous lease did not indicate responsibility for any of the items that we are being charged for. I requested documentation and contracts from the contractors that were used over 120 days ago and have not received anything to date other than an itemized list of charges.

      Good morning, ***. We picked up management upon the end of your tenancy. You were given a notice to terminate month-to-month lease agreement from *******, who was your landlord at the time, which indicated your move out date to be no later than September 30, 2023. You've been provided a copy of your lease, which outlines your responsibilities as a tenant. We reviewed your move in inspection, which indicated no damages what so ever upon your move in. As a reminder your lease states, "Tenant is directly responsible for any damage caused by Tenant." You have also been provided an itemized statement showing the details of the charges and also your detailed move out inspection along with pictures of which the landlord incurred due to your tenancy. Any contractor we hired was after your move out so I'm not clear on your reference to 120 days. The home was in like-new condition when you moved in and unfortunately, in poor condition when you moved out with damages covering almost every square inch of the home. Due to the limited time we were given to respond to this complaint, we don't have more answers at this exact moment, but we will schedule a meeting with the property owner to discuss which documentation they will permit us to share with you. Thank you!

      Good morning! The accusations the previous tenant has made are completely false, which I pointed out in detail to her. I am more than happy to provide any documentation you may need in order to prove the accusations are false per her move in inspection and move out inspection forms, pictures, charges, etc. Thank you for your assistance.

      I handed over my properties to this company entrusting them with them back in November 2021. Since then it has occurred to me that either the person managing the properties is being taken advantage by people whom she is contracted with for repairs or something is not quite right with how I am being charged. One example is when she had a DW installed by a Plumber and it costed $950 which she claimed $450 was for installation and the rest in repairs. I contacted multiple LINCENCED plumbers here and in Al and NONE of them agreed with those fees and said they were extremely high. Another example is for the same house needed repairs and she got a handy man who she was paying $95/hr. which costed me over $11,000 for this tiny house. We discussed this and I informed her this is a rental and although quality is good, but we need common sense. Another example is a BID on a kitchen sink which was over $1000. Same house. As a result, I needed out Same house, she rented it in April. Just found out that she had a tenant in it and the Tenant. This house rents well and tenants stay 6-10 years She is now REFUSING to hand over security deport to the new management company and CLAIMS I owe her the rent that a tenant that moved out , she paid for her. Which I had no idea what was going on. I believe this business is shady, and needs deep investigation. Something is NOT right. Recently she informed me, same house, that had a fence fell. I told her since her repair people were too pricey, that I'll find fence people myself I sent several bidders who actually informed me that the house was empty I had no idea. Needless to stay, I TRUST NOT this business and I NEED out ASAP. I am not sure what they did to that tenant that she stayed few weeks or however long they stayed. I cannot trust her with current tenants and any repairs she's is claiming. I NEED HER to HAND OVER THE SECURITY DEPOSIT, KEYS AND TENANTS FILES ASAP TO NEW PROPERTY MANAGER OR I WILL NOW NEED THEM INVESTIGATED DEEPER

      The files and deposits you requested were promptly and immediately transferred to the company of your choosing once the amounts you owed were paid. You may recall the same process when files were transferred to us from the previous company. They also required that you pay them what was owed before they would transfer files to us.  
      To your comments about costs and an investigation. We are more than happy to assist in providing the same files, receipts, invoices, and photos we’ve already provided to you or anything else regarding your properties. They have been emailed and/or texted multiple times but they can also be found on your rental owner’s portal on our website. 
      As always, it is a pleasure to serve you and we look forward to assisting you in the future.

      I am rejecting this response because:

      I felt exploited 

      She lied about a tenant that moved and asked me to pay her rent back that the tenant had paid as she " paid in advance '

      She also hited very expensive maintenance and plumbers to work on my properties.  It was concluded by varies contractors that she hired her relatives or friends so they can benefit fro. These expensive exploited service fees.

      shes yet to explain which tenant moved abruptly after moving in April.

      She refused to submit tenant phone numbers etc shes basically a fraud a d reported this to the attorney General whos requesting investigation rely
