      the air conditioning at my offce has been out for 3 weeks now and the property manager has been aware of the problem, came out once and ******* a little hot in here when the temperature was 90 in my office. I have called and texted the property manager several times to see when it will be fixed was told that it would be fixed over a week ago and still has not been fixed. I see patients at my office because i am a councelor and this is not acceptable for them nor for me. It as been extremely hot outside and you can understand that i need my air conditioner fixed now.

      There have been many HVAC issues as there are every year when it either gets very hot, or gets very cold. We use vendors to handle these issues and those vendors are very backed up and may take a few days to get to a property and more time to repair if parts are needed to be ordered. As there is no no name or address associated with this complaint, I have no information to respond with. I am not aware of any open orders that are 3 weeks or more without resolution. Further more, we only rent residential units. This sounds like a commercial lease as it's an office and we don't lease office space. This is likely another management company or a tenant that is in lease violation as we do not allow businesses to be operated out of our residential rentals.

      I did review and there is a tenant name and property address listed outside of the body of the complaint. This is not our tenant and is not a property we have ever managed. We are a residential management company.

      Huntsville Property Managers are Slum lords. For over a year I have been trying to get them to fix the mold problem in my vents and now it's so bad it's causing health issues to me and my kids. And they refuse to do anything about and just went up on my rent. I refuse to pay more and you can't even fix an health issue so now they want to evicted me so I'm going to pay it because I'm a single mother and it hard for me to move or I would have been gone. This is bad business and everyone should know how they are and they are other issues that they won't fixed but this is a big issue and they don't care.

      Business Response /* (1000, 5, 2021/09/14) */ We have been very diligently managing this property for approximately two years now. In that time we have been addressing myriad tenant complaints promptly and satisfactorily. It's common for us to take over management of buildings that have been neglected and we do everything within our power to bring them up in quality to our standard. This tenant alone has submitted 20 different complaints in these 2 years. As a result, she has received a new oven, new ceiling fan, new dishwasher, new toilet and had doors adjusted for proper operation, in addition to many other minor maintenance issues we have actively resolved. The maintenance request regarding vents was only submitted July of this year and someone was sent out there to assess and address the situation. The technician cleaned the HVAC coils and instructed the tenant of her responsibility to replace the air filters with frequency to keep the system clean and operating properly. This work order had therefore been closed as completed, just like the prior 19 service requests over the prior two years. The filters had not been replaced and were filthy, this is a tenant responsibility. It's not uncommon for mildew to form over time on AC vents. This is not 'mold' but accumulated dirt and debris that bonds with the condensation that forms as a normal part of AC operations. These vents need to be wiped down periodically, or even removed and washed as a staple of regular house cleaning and maintenance, which are also tenant responsibilities. If they are bad enough, rusting through, no longer opening closing, etc. we will replace them. Otherwise, they just need cleaning and it is not the managements responsibility to clean inside our tenants apartments. We do clean them well at turnovers, repaint and/or replace; however, as this tenant was already living in this apartment when we took over management this may or may not have been done, we have no information. This tenant is also late on rent this month and that is a pressing concern of ours, too. Not sure if this is the underlying issue that may be precipitating complaints at this time, but it's not an uncommon coincidence. If the tenant has additional issues, they are invited to submit additional service requests, which will also be handled in order of receipt and urgency. They can also view the status of any work orders on their tenant portal and bring up concerns about them being closed too early or other issues that can be brought to managements attention, before seeking outside resources. I have not heard anything from or about the tenant or their concerns prior to now. We are more than happy to maintain any and all of the properties under our management within reason. I change my filters every month also paying out of my own pocket to prove that this is mold not mildew either way I fell that it's there responsible not mine to clean and maintain and clean air ducts and vents not mine. Again here are pictures and proof off what I'm dealing with and why we stay sick in this house. We are going to send another maintenance technician out as soon as we have one available, likely next week. If the problem is severe enough to have traveled throughout the duct-work, we will have the ducting professionally cleaned. If it's just at the registers as would normally be the case, we will go ahead and clean them out and treat.
