I am in the midst of moving out of the current apartments: ******************** (parent company B & M Management LLC). My lease ends 7OCT23 after living there for about 18 months. I am being charged an increased total month-to-month rate of $1,818.26 for the remaining 7 days of rent. Prior total each month was $1,466.00 for a full 30 days. Attempts to reach the property have failed. No answer to emails, phone calls, and no one is working in the main office. When I first moved in I was prorated at $1065.66 with a deposit of $500. Attempts to prorate for the remaining 7 days and reduce to the standard charge rate have failed. Living conditions were subpar and non-habitable: cockroaches, black mold, loud highway noise, and work orders that were "actively" never fixed. At this point though, I am just concerned with prorated to the correct amount and being done with this company.Business Response

This place is an absolute nightmare!! They charge so high on rent and look for any and everything they can to try and charge you more! Theyre crooks! They charged me 340$ for a piece of a door frame and brought me a broken piece of wood out of their garage to fix my door! For 340$!! Told me it would be ***** if I wanted a whole new door frame. Appliances are very cheap and so is everything in this expensive for no reason place!! Ive put in a request for my air to be fixed SEVEN times in the past year and still no one has fixed it properly. Its 80 degrees in my apartment in the middle of the summer and I have a baby in here and Im 4 months pregnant. These people are a joke. They come into your apartment while your gone and try and snoop through your things so they can add charges to your rent. The maintenance man get paid for snitching on tenants. The property manager lady is SOOOO rude and nasty to you it makes no sense. I feel like moving into this place was the worst mistake *** ever made in my life. If my air isnt fixed and fixed correctly soon Im gonna see what I can do to take legal action against these crooks and get out of my lease. I need help from someone .Initial Complaint

A collection was issued due to an error in office of ******************** (owned by B and M) has hit my credit report, as well as my sister's who has NEVER lived there, had her name on the lease or signed any documents to livethere. It was my understanding that a request to cancel the collection would be submitted to prevent this from happening. I cannot get a hold of anyone at VRH and am awaiting a call from B and M.Business Response

Her sister (name unknown to us) is NOT on the Rental Application, nor is she on the Lease agreement. Without her information, we are unable to place her in Collections. Thank you.

I am rejecting this response because:When I moved out I was told my final balance would be forwarded to the address I left for payment. And instead I was charged another month's rent and $1200 dollars was sent to collections without my knowledge, which is probably why I didn't get a final balance (becausemy move out was never properly processed). VRH knew that I was leaving the country for a military deployment as I had to provide a copy of my orders to break my lease a month early. No one ever contacted me about my final bill or the fact that they charged me rent after I provided all necessary documentation to break my lease 1 month early. When i was notified in/around May 20 aboout the $1200+ sent to collections it took WEEKS to get a hold of someone. In fact, I had to get a ***** of ******** so that a friend could go to the office and dispute the issue. After going to the office 3 separate times, she paid with money order to clear the balance of $56.17 on the 3rd visit (I will email them because they are too large to attach). The paper work attached was not provided to me the day I moved out, which was 30 March 23. And as for my sister, I do not know how it got on her credit report. But it was on there. She has informed me that it's no longer showing, but it was there because it dropped her score. As it pertains to my credit report, I need the collection removed. I was never provided a final balance to be able to pay it within the prescribed 30 days, and once I did know the balance it took a POA and 3 separate in person visits to pay it off. That is a failure on the part of VRH team, not mine. Even the collection agency called me and saw that a payment was made. In light of this information, I'm requesting ypu remove the collection from my credit report.

I am rejecting this response because:I have provided my reciepts, but I shouldn't have to. That VHRs job once I pay it, which i have. However this is still unacceptable because no one on your part has taken accountability for the original s**** up of charging me rent outside my lease, or for not processing the check in a timely manner after the rent correction was made, or taken the collection of my credit report. So now that the receipt of the check for $56.17 that was provided on 7 July has been sent, after weeks of radio silence after finding out I was charged erroneously (was notified via letter on 20 May) and having to get a power of attorney from a deployed location to have someone physically go to VRH because they would not respond to calls or emails has been recieved, when can I expect you all to do your part to correct my credit report?

A bill was submitted to collections with a whole lot of charges that does not make any sense. I moved on 1/13/2023 which I had to be out of the apartment on 1/14/2023. When I moved the office was not open so I left the keys on the counter. I informed the assistant manager that no one was in the office and that I left the keys; this was Monday morning. I also took pictures of the entire apartment that does not match the pictures that the apartment manager state was my apartment. It is a shame that I am being charged over ****** for something that I did not do. Now I do not mind paying the water and sewer bill but for them to add extra charges that is so wrong.Business Response

I WAS CHARGED FOR THINGS THAT I DID NOT DO SUCH AS CLEANING FEES WHEN THE APARTMENT WAS CLEAN. THE **** WAS SENT TO COLLECTIONS AND I SET UP A PAYMENT PLAN. NOW MONTHS LATER A GET AN ADJUSTMENT THAT REALLY DOES NOT LOOK ACCURATE. IT HAS DEPOSIT KEPT OF 400 WHEN MY MOVE OUT AMOUNT THEY STATE WAS LEFT WAS 401. WHEN THEY ADDED THE CLEANING FEE IT CAME OUT TO ******; THEN WHEN THE BALANCE WAS EDIT THEY STATE I STILL OWE ******. I PAID THE COLLECTION AGENCY $88.00 AND THEN A PAYMENT PLAN OF $48.00 TWICE. SOMETHING IS NOT ACCURATE.

I applied for an apartment at ******************************* on January 13 and paid my deposit at that time of 500. I was told by assistant manager **** that if I was denied deposit I would automatically receive 500 back and I probably wouldnt even notice it was gone from my bank account because the refund would be automatic so I took her word for it and applied. I was informed on January 17th I was denied so I asked **** when I would receive my refund and she said corporate was working on processing it. *** tried contacting corporate and cannot get ahold of anyone. I placed a chargeback with the bank for the $500 and it come back validated so they refuse to refund me. I was a tenant for the past 4 years under B & M Management at ******* ***** Apartments. They were bought out by a new property management company on 04/01/22. January 2022, I began to look for a bigger apartment to live in and was convinced by their staff to do an on-site move from Apt #*** to Apt #***. I agreed to do the on-site move in February 2022. I was also told that I would have to pay a $*** security deposit to secure the new apartment, and I would be refunded the $*** security deposit I paid for my old apartment back in 2018. I moved into my new apartment on 03/26/22, and I have yet to receive the security deposit that is owed to me. Per the new management at ******* *****, they have tried to reach out to B & M Management several times concerning my security deposit that is owed to me; however they have stated that the company is hard to get in contact with. I took it upon myself to not only contact them, but email them regarding my security deposit and I have not received any response. I called again today and spoke with a receptionist, who stated that she would again forward my issue to them. She also stated that they are difficult to get in contact with, so the only thing she could do is send another email. In addition to the security deposit that is owed to me, I moved into my new apartment and found numerous of things that needed to be fixed or cleaned before I moved in. It is like they just dropped everything and left for the new company to try to figure everything out when this should have been their responsibility to take care before leaving the property. It is almost 3 months and I still have not received my $*** security deposit that is owed to me and there are still issues that have not been fixed with my new apartment that have not been resolved by the new company. I have not been able to use my new apartment to the full capacity and so far I have paid them, soon will be 3 months full rent. ******* ***** can be contacted at ************ if need
