      Agreements were made for J&R Development to Rehab/Repair two (2) properties owned by myself. Property 1 was left incomplete after 6 months time. J&R only visited property 1 time (October 2021) during the entire process. Superintendent seems to have only visited a handful of times. Periods of weeks would pass ***** I was unable to get in touch with J&R. Many promises were made but few were kept. Total charged for this "rehab" was $7,000 and house has gained $0 in market value as a result. A partial list of incomplete/poor workmanship items follows: - Time Frame agreed upon: 2-3 weeks - Actual time to completion: Never completed. RealHomes finally requested that they stop work roughly 6 months after start date. Work Complete: * Sheetrock/paint - cabinets were painted black. Agreed upon wall color was light gray. Final color was medium/dark blue. Final result was sub par at best. Getting sheetrock/painting "completed" took months * Trim - many staples/nails poking out. Trim on door frames missing. Trim not cut in. * Flooring replaced (refinishing existing hardwoods was agreed upon. Cheap vinyl was used over wood flooring instead) The list of incompleted items is too long to fit in this complaint form. Property 2 - I entered agreement with J&R for the complete rehab/repair of this property to be used as a rental property. The contract provided that this would be completed in 2 months time. No work or attempt to perform work was ever completed at this property. I paid a $8950 down payment for this work that was never completed and in an attempt to recover some losses and avoid court, requested $7,700 partial refund on this. ****** ******* sent a check for this amount, requested that RealHomes wait a week to cash, and after a week passed, mentioned that he was filing for bankruptcy and would figure out something with money. The $7,700 check bounced. That was the last that I ever heard from ******.

      I hired ****** and his team back in June 2021 to start cosmetic renovations on a house and then manage the property afterward. I sent ****** the $4500 deposit to start the work. He didn't start work for another 4 weeks and then took nearly 6 weeks to complete just cosmetic work. He cited illness, weather, etc. upon completion of the renovations, he very promptly requested the remaining $4,000. He got a tenant in the house on Sept 20th. After that, he became extremely difficult to get a hold of. I would call for two weeks before I got a response and again, he always cites illness or family issues but never provides a backup contact, even when I asked for one. I have not seen an owner ledger, nor a single penny from the rent he's been collecting, despite numerous requests for both. I informed ****** on November 4th that I would be switching management companies, gave him the reasons why and asked him to turn over keys, deposit, rent collected and owner ledger. It is mow December 1st and he has been completely unreachable by both myself and the new property manager. ****** has $3400 of money that is owed to me and will likely have to hire an attorney and go through the court system to get this money. This is an incredibly unethical business.
