    I moved in The Palisades at Pleasant Crossing Sept 2021 and moved out Aug 1 2023. Initially moving in I had to fill out a repair form which the task were never completed. During my stay other tenants that had previous lived there informed me that they will NOT give back your deposit. Upon moving out I went to the office to have the manager and maintenance man come do a walk thru to make sure they had no reason NOT to refund my deposit. They both said everything was great and I would receive it. It has now been 4 months. I have called repeatedly and was informed their was a hiccup at corporate and several other tenants have complained of the same issue. I called corporate with my boyfriend on speaker to discuss the issue with ***** ****** and after investigating the situation he was going to refund the additional amount. I think it was $275. I still haven't received the check and now Mr. ***** isn't answering the phone or returning calls. This place cannot continue to screw people out of their deposit. Along with that during the two years my rent increased about 30%. They said they had to keep up with the market and Arkansas doesn't have a renters rights. I had to threaten to move out for which they lowered the cost. My initial rent was $872 and upon leaving it was $1104. This is with the discount after complaining. It was going to be over $1200. It is absolutely insane. Gates were always broken, trees in court yard with lights were always down, they didn't maintain the landscape which was a hazard (building 932). I am not one to leave reviews but the lack of communication and principle of the situation that is frustrating and purely wrong.

    Not a pleasant crossing! They will charge you for services they never perform including, lack of ice and snow removal, most gates are locked open and rarely work. In summer the pool is only open for a few months and when it is every neighbor from the hood will park right in front of the office with no parking passes and invade the pool during every minute its open. The management does not care. They take full advantage of Arkansas's lack of renter's rights. Including raising rent beyond value, and they will retain your entire deposit when you move out and add additional charges. My APT was inspected by maintenance prior to departing with a "Good to go", "All looks good to me"! However, after termination they retained my entire deposit plus charged me another $100 to repaint the entire APT, (Which did not need it) After refusing to pay the $100. and complaining, they sold the debt to the National Credit Reporting Agency resulting in my credit score going from an Outstanding 830 to Fair 640. Additionally, they charge everyone an additional $25 per month for exterior maintenance and do nothing for it. My 76-year-old neighbor slipped on the ice, broke his arm, complained about lack of maintenance and still no maintenance was increased at all. I complained about bugs in the apartment from day one. They sent in someone with, very possibly just spraying water, in a couple corners for 3 seconds, resulting in zero termination of bugs, ever. I spent about $50 in two years on glue boards, which were completely full after about 3 months.
