      In October of 2023 I decided to sell my home to Offerpad. I was told that it would avoid realtor fees and quick. It was a quick sale and closing; however I believe they deceived me regarding the real estate fees. I was charged 6% that was used to pay their realtor. As the home during my sale to offerpad, did not require a realtor, I believe I am owed a reimbursement of the 6% taken from the proceeds at closing from my column as there was no evidence of the use of a realtor, an MLS listing to complete this transaction.

      Our Sr. ******** ******************************** reached out to *********************** to discuss her concerns. Our service fee is disclosed in the purchase agreement. Our service fee is not related to payment to a real estate agent, which we explained to *********************** and she understood the charges. This matter has been resolved to her satisfaction based on her conversation with *****.

      From the first week of purchasing my home at *********************************************************************** have been desperately trying for OfferPad to fix the hardwood floor installed by their subcontractor. This process started on October/November 2021. I am a single mother and student; recently finished a Masters on ********************** which took some time. Nevertheless, every free moment I got, I tried to communicate with OfferPad about the incorrectly installed floors. I recorded a number of calls in which they either had no answer or promised to have someone call me back, to no avail. My house is my biggest investment and I take this matter extremely serious. The gaps on the floor are over 2 and 3 inches wide. I requested to speak with the legal department during my last call with OfferPad and that's when they completely cut all communication. I have a record of all my calls and pictures of the floors, which by looking at them, there should be little doubt that the floors were installed wrong. I just want to have someone fix them. Floors should have a long lasting life in a home and this should have been corrected at the first notice.

      We have confirmed through our renovation and inspection records, as well as photos of the home when we purchased it that the flooring was not replaced from the time we purchased it until the time we sold it to ********************.  *********************** from our team has spoken with ******************** today, Thursday, May 9, 2024, to convey this information and she was satisfied with the information we provided.

      NOTE:  The customer service I received from *************************** at Offerpad went beyond just responding to my complaint.  She, as a representative of the company, ensured that  my opinions and concerns were taken seriously and into consideration. I hope other people read this review and dont hesitate to do business with Offerpad. I am extremely satisfied with the response and will be a loyal customer going forward.

      Im very dismayed and appalled at that behavior of Offerpad, working with our Realtor we partnered with Offerpad and was provide a contract, sans inspection. With a close date of May 16th 2024 All is good there but the ethical practice of seeing a full inspection depth video of our property, and so much rude behavior through the transaction is appalling.To top it off, you waited till the 10th day of due diligence to force us into an offer for $50k less after we set disconnects to our utilities and started packing due to closing date.This cost us money lots of money, the reason your Transaction Manager is highly sensitive to cats and claimed we had cat excrements all over the place, however she always seemed to stand near a litter box???? And claimed thats the reason for the $50k loss.. even though no question was asked by us, she smiled the entire time and she was offered documentation showing all updates and warranties, basically a 50 page folder.It wasnt in the report and therefore didnt allegedly legally exist.Every issue you found would have been resolved by the 25 year warranty for our Pump system and alleged roof issue.Your inspector didnt even pass his required test as I verified the company and inspector. checking ICA, *********** of **** Inspectors he doesnt exist. Its a boiler plate site. And Im reporting the falsified use to Internac.He has no knowledge of safety and security and added to the invalidity. With as much as he jumped and stamped on my roof. How do I know he didnt enhance a small perceived issue.*** advised my realtor to back out due to the insulting offer, and find the practice appalling and unethical.What I hopedis that the original contract price is upheld as we lost $10000 in deposits and potentially walk away from a purchase contract for our new home. Id even consider paying for *** to do a full inspection granting structure warranty foundation warranty for 25yrs.Thank you.***

      Our Sr. ******** ******************************** spoke with ************** on April 17, 2024. We reviewed the timeline of our inspection and delivery of the report which was within our due diligence period. While the outcome of the inspection and the resulting credit and repair request was not to ****************** liking we did meet the deadlines of the contract. 

      With regard to the inspector that was used, there is no specialized licensing requirement in ******* to be a home inspector. It is preferred that the inspector has an ASHI or NACHI certification and business license but this is not required in ********

      Following his conversation with *****, ************** stated he was satisfied with the outcome and we considered this case resolved.

      Offerpad told us they could sell our house and it would not be listed on mls. They asked me and my husband to just initial a few pages and sent me back the file attached. They made me an offer before sign I ng and I accepted. I was in the hosppita rehab for six weeks and was very weak when this happened and my husbsnd was zuffering from a stroke. Soon after I signed, they said they decided to just take over payments and I *** no. They came up with alternatives I didnt understand and I told them I was very ill and would not sign anymore papers. They withdrew the offer and asked me to sign yet another paper releasing some companies money. I did not sign becsuse I had no idea who that company was but wrote a legal binding letter to escrow stating that offerpad took back their offer and release the deposit. Offerpad kept hounding me on the phone while I was in the hospital bed and through email while I was struggling with a severe broken femour. I told them to leave me alone. When i returned home from rehab, another person named ***** messaged me so many times telling me it was his company partners that was buying the house and he wanted his money back. I told him i released it to offerpad. He showed me apaper with his company name and said I signed it in rehab. I did not. That page never had his company name on it. I sent him my copy of paperwork and i had an agreement only with offerpad. They had a commercial on tv said they buy your house. He did not beleive me. I told him i dont want any ones deposit and wrote a letter to escrow to release the money back to offerpad. They withdrew the offer and offerpad was trying to get me sign showing us to backout. We did not backout of anything. Me and my husband just want to heal and they are putting so much pressure on us. They filled this other companies name in after we initialed originzl papers and that was wrong. I want nothing to do sith them. I asked them to stop emailingband they wont.

      I dont accept because on Feb 8 2024, I was contacted by a man named *****, representing Offerpad. He sent me a copy of a contract offerpad gave him. He emailed me five times that night trying to get me to sign a release he had from Offerpad. He spoke about me getting an attorney. That is when I told him I would have to get BBB involved if he didnt stop harassing me. I want to make it clear that i want them or anyone concerning the contract that Offerpad canceled in January to leave me alone. Second and Third parties included.

      All parties at Offerpad have been instructed to not have any further communication with the ********* effective January 31, 2024.  We do not have anyone named ***** at Offerpad, so I am unsure who she may be referring to. We cannot control parties outside of Offerpad, but we have communicated to the title company and the buyer's agent that this transaction has been cancelled by the sellers. Our involvement in this cancelled transaction have ended and no further communication from anyone at Offerpad will be had.

      Offerpad is telling a story when they say they have no involvement in the harassment issue. I have several emails from ***** claiming to be the person that was named in a contract that had been filed in with His companies name which Offerpad demanded more than once we sign. We signed a document originally similar to the one that both *** and ***** had sent to me but it only had Offerpads name on it when I signed it originally and when the two men wanted me to sign their release, it had other names filled in after they received. Now they say we cancelled the contract. we did not! We refused to sign because the paperwork that both men showed us had different names on it. ******************* me in the emails that he was the one that cancelled. He told me that he changed his mind and it was something that is done all the time. I gave his representative from the title company **** a letter stating that I was aware that ***** was due a refund because the contract was being cancelled by Offerpad and he accepted it, where *** said he would not accept it. I have over 20 emails from the two men concerning this same contract and have not uploaded them for the public to see yet because all I wanted to do was have them stop bothering me. It turns out that they falsified a date they stopped and that wasnt true. They falsefied paperwork that was sent in emails by both *** and ***** and thats not true. It seems that they are trying to make a wrong thing right. I just need this to end. Well they say I cancelled a sale and that was the end. But I never did any such thing so how can I believe that. I need them to recognize the fact that I do not want anymore communication from them and stop making stories and simply give their word without the phony explanation.

      **Please refer to review I posted on this website. I would like to add that I have email communications from Offerpad agent stating, after he found out I called corporate, that after my call the offer was declined. The representative I spoke with showed con offer submitted. Other conversations with selller and Offerpad wouldnt be submitted for representatives to view, but offer submittals would be viewable. I may take legal action or at the very least since agents are fiduciaries, report Offerpad in ************, **, to the real estate Board.

      I purchased a home from Offerpad on 01/31/23. The home was recently renovated and the property disclosure provided to me at the time of closing stated that there was no known water damage issues. This was false. The day after closing, with my basement full of furniture from moving, I discovered a large water puddle in the basement of the home that damaged my belongings. I took time stamped photos of the water and damage. I discovered shortly after that every single time it rained, water leaked through the basement wall and caused flooding in the basement. I informed my realtor who reached out to Offerpad with no response from them. Both my realtor and I went through the closing paperwork to try to locate the name or contact info for the contractors that did the renovation, but that was not disclosed. I reached out to a home repair company that specialized in waterproofing. They specifically pointed out that Offerpad had not only recently painted a portion of the basement which covered up the prior water stains, but they also placed fresh waterproof caulk along the bottom of the wall where the leak was coming from. In short, Offerpad was fully aware of the basement leak and lied on their disclosure. At this point, I was tired of waiting on Offerpad to reach back out after months of no reply. I've placed multiple calls to Offerpad myself since August and I have gotten nothing but lies and excuses from the representatives. I was initially told that they had a renovation team that would call me within days to rectify the situation. No calls. I called back to ask why and I was told their head of reno department was out and I'd get a call next week. No call. I've asked to speak to someone in management multiple times, for the list of the contractors who did the work so I could communicate with them directly, and I've received nothing but promises that I would get a call back. This needs to be handled before this becomes a more serious situation.

      Don't do it. Not easier. Accepted offer from offerpad. Somewhat low. Realtor not great so tried to just get out of the house. Offerpad placed **** dollars down. Took 2 plus weeks to get an inspection report back. All the little wear and tear stuff was listed. Ex. Fogging pool meter. Cracks in paint. We adjusted price for these things. They wanted ****** more off the price. We agreed to a much lower amount and get ready to close. Night before closing received phone call that the company wanted another ****** to close the next day. Sat with the home off the market for more than 30 days. Making very little to no profit after putting ****** dollars into the house. Awful company. If you are thinking that it will be easier, you are wrong. If you think it won't happen to you, then you are wrong. I read the complaints and thought the same thing. They know you are in a hurry to sell. Very angry veteran. I will tell everyone I see not to bother with these companies. Seeking settlement for taking house off the market and lost wages for having to deal with their negligence.

      On Wednesday, August 30th our Sr. ******** ********************************,  spoke with ***************************. ***************** explained her frustration caused by the credit & repair amount that was assessed on their home, followed by the price reduction that we requested due to recent home sales activity in her neighborhood.  The ******** are in a stressful situation with her already moving out of state to start her new job and her husband staying behind to finalize the sale of the home.  

      It is never our intention to need to ask for such an adjustment but the real estate market is fluid and due to the home sales in her area that came after we entered into the sales agreement we needed to do so.

      We have offered to pay the ******** an additional $1,000 on top of the $1,000 ******* money that we surrendered to them at the time of cancellation. ***************** has accepted this and we will be paying them via check to be mailed to the new address which she provided.

      We bought a house from Offerpad on April 7th. Three days after moving in we discovered water leaking through the floorboards. We ended up having to rip up the entire floor and pay $10,000 in emergency water mitigation services for a massive slab leak that had clearly been going on for some time. In addition to this, plumbing in the upstairs bathroom and under the kitchen sink has all been done incorrectly. This has led to multiple significant leaks, one through the cieling from the upstairs bathroom. We feel that the seller knew these issues would occur and made no effort to disclose the inadequacy of the plumbing in the house.

      I am writing in regards to our experience with OfferPad Brokerage located in ********, ****.As first time homebuyers, we were very excited to have found a home we liked, that had been recently updated. We closed on our home on September 19, 2022. Within a month of living in the home, we noticed our first floor ceiling was showing water damage signs just below the second floor bath. When water began to drip through the ceiling, we called a license plumber to inspect the bath. While going through the first floor ceiling, we noticed two sponges had been place under newly installed pipes in the bathroom. The only logical reason the sponges would have been placed in the location was to catch known drips and leaks from the newly installed pipes. While this has been a costly issue, this issue is nothing compared with the problem we have experienced in our basement.When heavy rains and storms came through central **** in March 2023, we began to notice strong odors emitting from the basement of the home. Upon close inspection we found cracks that had been incorrectly remedied allowing water to pour through the basement walls.Interestingly enough, upon further inspection of the basement, car fresheners and odor neutralizers were found in crevices of the basement, as well as the crawl space covering up known mold and mildew smells. The home remodel and refresh conducted by OfferPad has been anything but refreshing. Their inability to correctly remedy issues has not only cost our family thousands of dollars, but has had ill effects on our health from the mold growth in the basement. OfferPad wanted to make a quick sale on this house, thereby cutting corners and allowing us to be duped as homebuyers. While there may not be any financial recourse for OfferPad, we wanted to warn others about the company so they can be warned of OfferPads practices.

      My wife and I recently bought a house directly from Offerpad in February. Their contractors renovated nearly the entire house. Overall, their work was very shoddy and most of it had to be corrected. There were two issues that weren't disclosed as part of the purchase and were clearly covered up by the contractors. Issue number one, there painted over severe wood rot on the railing and support posts of the front porch. Issue number two, they laid new flooring over hardwood where there was clearly water damage coming from the exterior door to the deck. If they would have taken time to investigate the water damage to the floor, they would have realized that the entire subfloor underneath was rotted away from water leaking in through the door. As a result, I how have to rip up the new floors they laid down, rip up the old floors they covered up, repair the subfloor, replace the door and a section of the exterior siding, and lay completely new floors throughout the entire kitchen. All of this work will cost around $8,000. It is illegal to intentionally cover up known damage and not disclose it to the buyer. It is mind blowing that such a large company would result to shoddy tactics and poor workmanship.
