      I believe that Realty Executives of Flagstaff has taken advantage of my husband and I in our lease breaking process. Firstly, they require a lease breaking fee of $750 and additionally, we are then required to pay for rent and utilities until the new tenant moves in. We wanted to exit our lease two months early in **** rather than in August. In order to avoid paying rent those last two months, I found a renter who was willing to move in ***** I connected him with Realty Executives of Flagstaff and he completed an application in May. We cleaned the apartment and were vacated by May 31st. Realty Executives of Flagstaff required us to pay rent for **** anyways. They said we would be pro-rated back from the time the renter moved in. I then heard nothing and reached out to see when we would get that rent back. They then said that the renter would not be allowed to move in until **** 16th, meaning we would be paying for half of **** rent even though we are paying the lease fee, found a new renter, and left the apartment on May 31st. Then, we were emailed by Realty Executives of Flagstaff on **** 8th saying that we needed to restart a new APS electricity service until **** 16th even though nobody is living in the apartment. When I called APS, they said that this is not correct and that it should not be in our name if we are not living there. Realty Executives insisted that it must be restarted for the 8 days to avoid penalty fees. I believe that we followed the stipulations of breaking a lease stated in the lease but that they are taken advantage of us by prolonging the process and holding us responsibly for electricity on their property even though we legally ended our lease early and vacated the property. I feel that they are aiming to get as much money out of us as possible despite how good and consistent tenants we have been for three years, never missing a rent payment and causing zero problems.

      Tenant signed a lease agreement. Tenant made a choice to request to terminate the agreement earlier than the agreed upon date.

      All the items the tenant mentioned in the complaint are addressed in the lease agreement and the tenant was fully aware of the consequences should they choose to 
      terminate the lease early.  

      There has been NO violation on our part of the terms of the lease agreement. 

      It is the tenant who chose to terminate the lease prior to the agreed upon date, which resulted in exactly what was spelled out in their complaint.
