I rented a home through Desert Valley Realty and Property Management from January 2021- December 15, 2021. When I got to the home it smelt like urine, there was a cracked window, broken door hinge, the dining room light was sitting on the floor, majority of the outlets did not work, molding around the garage door was hanging off. They fixed a few minor things. They did not fix the window. During a storm the cracked part of the window fell in. at the end of the lease they gave me my 30 notice that they were not renewing the lease. I moved out accordingly, even 2 weeks before the lease was up. It is now Feb 8, I still have not gotten back my security deposit or a list of itemized fixes. They had 14 days to do so pursuant to ARS 33-1321(D)). When I contacted them today they sent me what looks like a bunch of FAKE made up invoices, receipts that do not make sense, and they are spewing a bunch of nonsense via email. They are rude, and unprofessional. They are sending me photos that are OLD of "damages" these photos do not even pertain to me as they are not even from when I was in the home. I have a video time and date stamped upon my move out, however they are still trying to give me the run around, make fraudulent claims, fake invoices and not return my security deposit. I now come to find out they are out of business, which makes sense now. They have terrible reviews, horrible customer service, and I would not recommend them to my worst enemy.Business response

The information in this complaint is simply false. The owner of this property chose not to renew the lease for these tenants because he felt they were not taking care of the property. They were issued a nonrenewal more than 30 days in advance and asked several times to let us know when they would be vacating so we could set up their final walkthrough. They didn't respond or even acknowledge receiving the notice. Instead they sent over an email after they had vacated letting us know they were out. Their lease requires that they return the keys "in person" and clearly states that leaving keys at the property is prohibited unless agreed to by both parties - this was not agreed on by us.
When we arrived at the property the curb was loaded with garbage and the inside was filthy. Cleaning, repairs, carpet, landscaping, and hauling garbage to the dump totaled more than the tenant's security deposit with the owner having to pay an additional $900 out of pocket to cover costs. We always reference the move-in checklist when processing the move-out statement and this tenant was not charged for several things that he is stating he was charged for - a light fixture, door etc. We have asked him to be specific and tell us what he feels is unjust but all he keeps saying is the same thing - that we are cheating him .....
We do not make a dime off of these move-outs. Whatever money is spent on excessive clean-up and repairs is taken out the deposit. If anything is left it goes to the tenant or in some cases the owner but no money comes to us, which is the biggest misconception tenants.

This business charges multiple prospective tenants an "application fee" for the same property, knowing full well that all but one will not be offered a rental contract. They state that they submit several applications at a time to the owner of the property and allow him / her to make the decision, in essence creating a "raffle", where possible renters pay a fee for a chance at renting a property, which is then decided by the property owners on unknown, random, or possibly discriminatory qualifications.Business response

This person thought he could bully us into renting one of our properties, but was unsuccessful. We received 2 app fees for this property - not several and told this person NOT to pay the app fee when applying, only to pay if we wrote up a lease. He paid anyway AND we returned his app fee.
We are very clear with our process and charge an app fee ONLY to cover the cost to process the application. We charge the fee ONLY because of situations like this. An applicant knows he/she doesn't qualify under the requirements sent to him/her but chooses to apply anyway. ALL requirements are sent to the applicant BEFORE applying and they sign their application stating they have read the requirements and understand the application processing fee is just that - to process the application. Once processed it is non-refundable. This is also stated 3 other times in the requirements - again, to keep high numbers of unqualified applicants from sending in an app just "to see" if they can get it through.
