      Lawyers Title of Arizona, *****, was the company suggested by the real estate agent to transact our home sale. The agent is an employee of ******************************************************* located in ***************, west of *******. The contract was dated Feb. 25. Upon acceptance of the offer, the buyer is required to deposit ******* money with the title company. He did not do this upon acceptance, in fact he never did at any time. The title agent should have advised both the seller and the real estate agent of the failure. The real estate agent should have more closely, monitored the title process. We were not notified of this omission, so, assuming that it had been done so, we went ahead, as time progressed, with the septic pump out and inspection, as required by us, the seller's, to complete our contractual condition. This procedure cost us $595.00, which expires in 6 months. As we are ******** snow birds, we depart for ******, April 3/2023 and return **** /2024.We will, of course, be required to have the septic duty performed again at our expense, for the next sale. We hold both businesses responsible for this cost at least ethically, and probably, legally. Both should share in the compensation value. As the title company charges a significant fee for their service, we expect due diligence and professional service from them. Legal contracts should be dealt with and handled in a timely manner with all parties kept informed of the process. This was not done to our satisfaction as no money was ever placed in escrow. *****************************, ************

      This title company took the buyers money for escrow before they were prepared to underwrite a policy. They failed to return the funds after they decided they were not prepared to underwite. Another title company has reviewed the documents and is prepared to underwrite. Lawyers Title is inhibiting our ability to proceed with our sale and to complete a purchase that this sale is contingent upon.
