      My rating on my home and experience at closing was heavily influenced by my seller than sold me the home at Meritage Homes. We were told a negative rating would affect the sales agent and while we had a great experience with her, we had a terrible experience with the builder. The home had so many things that needed to corrected. During our blue tape, there are areas that we taped based off our inspection report- every year we notice that the things we definitely taped off, builder just took off the tape and did not correct them. In addition, there is poor worksmanship all around the home. In addition, majority of our neighborhood was given undersized ** units. I have requested a copy of a Manual J for our home but we are getting pushback from local and corporate offices. They said to reach out to airtron because they are the ones that installed it for meritage, and they also will not release it. In the email, ******* says it is required to do Manual J but nobody has proof that it was done to prove that my home needed the ** unit it needed. I am getting the runaround.

      Reasons not to purchase a Meritage home. I moved into my new home in December 2022 and since then:1) I had to beg to have the included dehumidifier installation which took place a year after the build (not so bad at least they did it). 2.) The irrigation installers cut corners by not installing a water cut off, piping broke, without water for days until they came and repaired their handywork. 2.) I had a flood from the second floor of my home extending into the first floor from a toilet installation issue in the master bathroom. After $20,000 of remediation and repair somewhat back to normal 3.) When installing vinyl plank after the flood, the sub flooring installed in the second floor loft was all uneven and needed to be addressed.4.) The master bathroom fan stopped working due to a roof leak from an improperly installed roof vent. Had a delightful (sarcasm) conversation with the roofing company they used, and apparently they are happy with their workmanship after 2 years. Unless they offer you a 5 year warranty run away!!

      Worst builder to buy a house from. Do not do it and research.You get better customer service at *********. I moved into my house March 1,2024. First my lights kept flickering it took a couple weeks for someone to come and look and no clear conclusion was not made abt the cause .Secondly my patio door wasnt working it took several attempts for someone to come and look at it .The technician came he said it wasnt installed correctly. It had to be redone and left holes in the back of my house which remained there for weeks after many complaints was resolved a few days ago.Thirdly my roof started leaking I went to the attic reported it several times and no one came .Some roofers told *** they went there which was a lie and he wanted me to follow up I had to remind him customers are the reason he had a job and his duty was to follow with me .I have two small children there an ac technician came couple days later he said the line wasnt suctioned that was done he left we had a storm and up to today my roof continues to leak water all over my cupboards even in my food on the stove I have to discard and put buckets there . My walkway and roof at the front doesnt have proper draining I reported it and no one came .When the rain falls water settles at the foundation.My cupboards are coming of the wall they told me recently after an inquiry its gonna take months to get . Be mindful the roof is leaking on them so who knows whats next . My sprinklers werent working someone came finally and said it wasnt done correctly. I am extremely disappointed the mission statement of Meritage homes is ** design and build homes that are innovative, built with care and superior craftsmanship, which deliver enduring value which is a lie . Only my sales lady shows concern and reached out to me a couple times.Everyone else could work at a landfill where they dont need to communicate with people no empathy , no ownership, no proactive approach nothing .Worst mistake of my life .

      I am writing to formally express my dissatisfaction with the quality of workmanship and service I have received during the construction of my home. Despite spending a large amount of money, I have encountered several issues that remain unresolved and are indicative of poor workmanship and substandard building materials.The issues I have encountered include:1. Windows that whistle when the wind blows.2. Cracked tiles.3. Cracked floorboards.4. Cracking ceilings.Furthermore, the lack of communication from your representatives, ***************************** and *******************, has been incredibly frustrating. I have consistently had to follow up on issues, as they rarely provide updates or solutions. When they do respond, ***** in particular has been rude and dismissive. *** on the other had just goes ghost because he doesnt want to deal with us. When he did decide to try and handle it he became rude and would just degrade us. This is unacceptable given the significant investment I have made in this property.The contractors you have hired are also unprofessional and unreliable. They frequently arrive without the necessary materials, and their demeanor is often rude. Additionally, they fail to show up on time, if they show up at all.Something needs to be done about these ***** and ***. They represent the company in a very negative way. I expect the company to stand behind what they sale with values and integrity but so far that is nothing even close to what we have experienced. Someone within the company has to have some morals still to make things right and ***** and *** need to go. I know that my entire community would be happy to speak on that as well.

      This was a new built and it was one of the worst experience I have with warranty. The wind blew several tiles roof along one side of the edge down my house. They say that the roof is not under warranty due to high winds. What a bunch of crooks. If the roofer would have nail it correctly in the first place, it would have stayed in place. All I wanted was for someone to go up there and put the tiles back in place. They just ask me to send them pictures instead of coming out to see it and then denied it thru the portal.My first house I ever bought was with *************** and that experience was way better than this. The warranty department was way better than Meritage.

      I have recently purchased a brand new Meritage home. This has been a nightmare. Umleveveled floors, moisture coming in home and shirting out electric appliances. This is a nightmare. I live in ************. Trust me, worst mistake ever

      I had bought a home with Meritage in *****, SC and the home has a lot of structural and mistakes made by the company employees during the building time. I am trying to reach them out to file a Warranty Claim with no success (gave the message that my password expired, but do not give me a way to reset the password) and when I call to their customer care (phone number provided in their portal), I cannot reach out to anyoner (only automated message asking to file a claim). How can I file the claim if I cannot access the portal?One of the issues that I am still seeing in my house had been mentioned during the 10 month warranty repair and they just ignore that.

      My house have structural damage and they are unresponsive and just reject the claims we open. It is unbelievable that a house built with Meritage will have cracks all over the outside structure and letting water through electrical areas.

      There are the usual new home issues: pests, chipped or uneven paint, cracking due to settling, etc. Here are some of the bigger issues I had right off the bat or months into my purchase:1. I was sold and payed for bay window, but received only three windows and a wall. I was provided interior decorating advice on how to dress the wall that should have had a window, but did not because the home was not extended out enough.2. I had leaks or water issues in multiple places. -The sink leaks every time we turn the sink on and spreads water all over the island and onto the floor. -The shower door in the master bathroom was missing the bottom seal and water leaked all over the floor at every shower. I called and had the seal placed on the door and was reminded how I received an upgraded and not standard shower door due to the company not having sufficient supplies. However, the floor continued to leak due to the glass not being cut long enough. -The guest bathroom upstairs leaks water through the vent during every heavy rain. -The back door is flimsy and gaps. Bugs are constantly getting in and rain water floods in during heavy rain.3. The flooring is uneven in multiple places. I complained about this at closing. The repair was sub par and I can still tell where the floor was uneven. The floor and island are separating and having gapping where they meet. I did not notice the other areas until later and they are tripping hazards.The quality is mid. Homes can look esthetically pleasing and function, but quality is low in some places. I had absolutely no input on my home although I purchased from ground up and this is a semi-custom neighborhood. I did not get the tub, fireplace, or bay windows I wanted and those were big factors for me.Its been a learning experience. Go with quality. Ill never be swindled into providing a 5-star Avid review before all work is complete again and Ill never purchase with Meritage again.

      WARNING WARNING WARNING. BUYER BEWARE OF THIS COMPANY. MERITAGE HOMES does not stand behind their product. They could care less about their customers. Faulty low substandard building quality control. DO NOT PURCHASE ANY OF THEIR FORMER MODEL HOMES. Because there is a contract clause in the purchase agreements which state you are buying in "AS IS CONDITION". Which means you will up the creek without a paddle when you discover all the faulty substandard poor quality subcontractor workmanship in your former model home. You will be left without legal recourse according to the "AS IS CONDITION" model home contract. The Meritage Homes corporate lawyers generated specific contract language which absolves their company from any responsibility or legal issues resulting from faulty substandard subcontractor workmanship. Such was the case with our 2021 year built former model home. No persons have ever lived in this former model home from the very get go until we purchased in ******************************************* this house. We have so many current unresolved issues due to faulty substandard subcontractor workmanship which means this former model home was never built to acceptable building standards in the first place! Now Meritage Homes says too bad you bought "AS IS CONDITION" so we can't help you and take it up with your extended home warranty insurance policy coverage.....which BTW will cost additional money / time / effort on our part. Bottom line Meritage Homes DID NOT spend the money on hiring professional competent quality control personnel who performed their jobs properly to oversee all facets of construction and subcontractor work. All leads back to typical corporate greed caring more about bottom line net profits than taking care of their financially shafted existing customer base.
