      **** from Driggs Title has repeatedly texted me attempting to promote their app. I have responded multiple times now asking them to stop contacting me, and yet they continue to text. It's harassment at this point and I'm wasting my time even posting on here to let other people know that they are trash. If they're begging for customers, there's probably a reason.

      We are currently working with the Driggs location in ******* and are having issues with the escrow officer. She is very rude and obviously doesnt know her job. We were giving the breakdown of closing and they have decided to make me pay all the cost of closing instead of splitting the cost which is unacceptable and highly over priced I spent 300 with the other title company and you want to charge me 850. I was also told the seller called and spoke to her about this but she keeps insisting shes had no such conversation. I also have the issues that she failed to disclose there where back taxes and a lien on the house and so did the seller shes trying to play it off as taxes due when your break down should specify lien and back taxes owed. She also has failed to provided me with the title search to make sure there are no other liens against the house. She says you dont do that which I find hard to believe as the other company I just sold my house through provided me with such a report. I am filing a complaint with the department of insurance for failure to disclose liens and failure to supply the preliminary title report. I expect to see these documents asap as they are required to be supplied before closing. I also find it unacceptable to send me the closing break down 2hours before you want us to come in and sign. If this issue cant be resolved I will be asking the seller to change title companies.

      Our escrow transaction closed on September 19, 2023.  I spoke with our escrow officer and her assistant regarding this closing and was told that the buyers didn't have any of the questions or complaints at the time of closing.  This was closed as an Escrow Only transaction which indicates that we don't do a title search and we don't issue title insurance.   A 'preliminary title report' was not issued and so was not delivered to the buyers.  The fact that title insurance would not be issued is covered in the purchase contract along with information about which party would be paying what fees. It seems that all issues were resolved since the transaction closed and funded in a timely manner.

      We offer our apology if there was a misunderstanding regarding the issuance of title insurance or about the fees to be paid by the buyer.

      Driggs title agency has stolen my ******* money deposit.I have a signed contract for my property dated 3/21/2022 saying that a buyer would purchase my property. I started escrow with Driggs Title Agency, who took $10,000 in ******* money from the buyer. I tried to get the buyer to purchase the property, but they misrepresented themselves as a private buyer when they were really a wholesaler and never made a serious effort to purchase the property. The buyer never gave me or Driggs title a notification of cancellation before the close of escrow (4/21/2022). Interest rates rose by 2% in just a few months making my property worth less. Driggs title is still holding the $10,000 in ******* money that the contract clearly states belongs to me. This is exactly what title companies are supposed to protect you from, and Driggs is failing to fulfill their obligations.

      First I would like to offer an apology for the lack of response from your escrow officer.  After reviewing this file we have recovered $5,000.00 from the Buyer.  I believe the remaining $5,000.00 can be recovered as well.  
      I am on vacation this week but will reach out to you on Monday, September 18, 2023 to have the funds returned to you that we have.  I believe the Buyer may want direct communication with you for the additional $5,000.00.  This is according to the escrow officer.  I will continue to work on this with you until the funds are recovered.

      I closed on my home 9/10/2021 and thought everything was good. And approximately around 6/11/22 I received a delinquent property tax notice for 2021. Which was Driggs Title ** responsibility to hold out funds and and take care of it taxes were due 10/1/21 . I was not advised at closing they did not hold out funds to prepay them which is when of their responsibilities at closing. So I contacted the *************** office which handled my closing. *********************** did not return my call but did email me stating they didn't have the tax **** to pay it off and it was sent to me. I contacted the treasurer's office and and she said the tax bills were mailed out the month of sept which is the month I closed and it was recorded on 9/10/21 but name change on property was not finalized until 11/30/2021 so no I did not receive a tax **** to alert me that the taxes were not payed at closing which was less then 3 weeks of when they were due and that is just one of their responsibilities to take care of even the treasurer's office said the title ** takes care of the taxes at closing. I also relayed that to ***** at Driggs she said she didn't have the tax amount to prepay it at closing. So instead of calling the treasurer's office she used ************************************************************************************************************************ the amount of 2020 taxes ****** and 2021 taxes were ****** a difference of ***** owed to me, because if she had just called the treasurer's office she would have gotten the correct tax amount. It was less then 3 weeks before taxes were due so I don't want to hear she didn't have the tax **** or the tax amount. In the emails between me and *********************** (Escrow Officer) I originally asked them to reimburse me for the late penalty which was ***** and she refused giving a couple of excuses which turned out to be false. So I am asking for the late penalty of ***** and the ***** tax difference. Escrow 2108200992KT

      We are very sorry that you had this experience! It seems that this was a perfect storm of bad timing, changing the name on the property, and some sort of recording issue. In any case, we will certainly refund you the difference of $26.20 and the $14.64 tax difference. Just give our office a call and we will have a check ***********.       I closed on my house at 11:16am they told me funds would be there any day if we closed by 2. I just called ******* who told me she was to busy to get to them all and the notary should have informed me it would be Friday. The notary doesnt say or explain anything. She told me Id I didnt like it I could come pick up a check. Um Im 90 minutes away. This place is ridiculous

      In response to the BBB complaint from *************************** (seller) regarding the property located at ******************************************************************************.

      Our records indicate the original contract on this property was scheduled to close on November 23, 2021.  Unfortunately, we had issues with the buyers lender and mistakes on the loan documents that caused those documents to need to be redrawn a couple of times, this process delayed the buyer signing, and then also pushed back the funding as the lender will not fund their loan until all documents are signed.  We do not control the funding process, and until that process happens, we cannot close the transaction as scheduled. 

      The delay in closing had nothing to do with Driggs Title or our role in the transaction, this was a lender delay and something we could not control. 

      The transaction funded and recorded on 11/29/21 and the seller's proceeds were wired out as requested. It is the responsibility of the real estate agents who represent the buyer and seller to communicate file closing status with their respective parties.  

      We do however apologize that the information was not communicated better from our escrow team and this has been addressed to avoid the same situation in the future.
