Hi I am writing to update the public on recent developments, as requested by my victim advocate. I currently have a protective order in place against ***********************. Yesterday, at my home address, while my daughter and I were asleep, an unidentified individual entered my home and proceeded to my daughter's bedroom without announcing their presence. This person then contacted the police without my knowledge or consent. I have since filed a complaint with the police department regarding this incident. Thank you Civil rights infringers:1.Breach of Privacy 2..Use of excessive force by police..3. Denying housing to an individual because of personal ****************** that impede your right to peacefully protest.5. Unreasonable search 6. Trespassing 7. Harassment 8. There are details missing from this review that are relevant to the events that occurred concerning the reviewer. On June 20th, ARIZONA Homestores was notified that there was an unauthorized occupant in one of the properties that we manage and that the unauthorized occupant was refusing to leave the residence. I contacted the tenant who we have a lease with and was told the name of the unauthorized occupant. Per ARS 33-1378 I contacted the local police department to have the unauthorized occupant removed however the local police department would not remove the unauthorized occupant due to a domestic situation that was ongoing. I was advised by the local police department to move forward with the formal eviction process. I contacted the tenant to sign the 10 notice to vacate due to violation of the lease and the 2-day notice to enter the residence for an inspection to verify the homes condition and that there was an unauthorized occupant in the home. ****** signed the notices and notices were posted on the front door per Arizona Law at the residence on June 20th. Also, notices were sent via certified mail the same day. I arrived on June 24th at 10 am to perform the inspection per the 2-day notice to enter the residence. Upon arriving, the metal screen door was locked and the notices were still on the front door. I used the key to unlock the metal screen door and knocked on the door several times before accessing the residence. Upon accessing the residence, I announced myself twice before entering. I heard a tv and went to the room where there was a tv and opened the door. I noticed the child and ask them if there was an adult in the home and received no answer. I immediately exited from the residence and called the local police department to assist me with accessing the home to perform the inspection as, I did not know if there was an adult in the home and did not want any issues or problems to arise. The unauthorized occupant eventually came to the door and as I was trying to explain the situation to them, they became agitated and talked over me. I decided to wait for the local police department to arrive before engaging the unauthorized occupant further. Local police department arrived and informed the unauthorized occupant of who I was and why I was at the residence. I was able to perform my inspection. I tried to explain the 10-day notice to vacate and that they did not have a valid lease with Arizona Homestores and that subletting was not allowed, but the unauthorized tenant would not allow me to speak so I left. ARIZONA Homestores has a duty and responsibility to our homeowners to ensure that their properties are taken care of and that all people residing in the properties have been vetted properly and are approved as tenants/occupants. I do thank the unauthorized tenant for vacating the property within the 10-day notice thus keeping this from having to go to court for a formal eviction.Review from Guy M

It is my opinion that this real-estate company is shady and may be hurting its property owners, and the tenant prospects that try to apply. I have worked in *****estate for decades myself and have also been a real-estate investor for many years. I tried to apply for one of their home rentals in and it seemed they did everything they could to deter me from applying for it!Their rental was just listed for rent, I responded by email to their "agent" who was handling the listing and got a response back where she seemed clearly to be deterring me from applying for it! I had told them that I am ***************, non smoker, no pets, financially secure, and have excellent rental history.I responded that I live in AL. but that I still wanted to apply online today.(They had insisted that I inspect the home first, even through I already saw 25 detailed pics that they had posted online of it and I also reviewed the location well on ****** maps)That same day, got another reply back "Sorry, it's already rented now"! I replied that I would of paid $50 more per month than the low price they had it listed for ($1200).(They used this same trickery one year earlier on another listing I tried to apply online for and they wouldn't let me.) I also asked how many applications they received for this property in the one day it was listed on MLS?The owner of the brokerage then said they had got, one application, and they approved it today. I replied that they had known I wanted to apply, but yet approved the first OTHER person that applied? She then replied, "First come ,first served"From my real-estate experience, this is not how reputable property managers/real-estate **** operate. Most managers take several applications over several days and then decide who is most qualified. They surely don't make up their mind the 1st day a property is listed, and also with the first application!RE/MAX Homestores Response

The home that you were interested in went on the ****et on 10/3/2023. There were 7 interested individuals before you, 2 on day 1 and 5 on day 2. Rentals in that neighborhood of ****** generally rent in a matter of days as it is a high demand area. ARIZONA HomeStores standard of practice for our rentals is that potential applicants or their trusted representative, view the available rental before placing an application to ensure that the home is satisfactory for them in the floor plan and the size all rooms. Pictures dont always give an accurate representation of a homes layout. Also, the size of the rooms to include the kitchen, living room and bathrooms are not accurate represented in pictures. We require this of all applicants. The apartment complexes and other property management companies in our area have the same requirement. It is an industry norm in Cochise County.The agent that was responding to your request has been a licensed agent for over 20 years. It is a felony in the state of Arizona for an unlicensed person to perform any duties that requires a real estate license. I would not be acting in the best interest of my owners and company if I allowed an unlicensed person to perform the duties of a licensed real estate agent.To address the status change on the ************************* per the Arizona Regional MLS rules we have 24 hours to make changes to the listing. There is information needed to change the status and once we have the needed information, we close the property out in ARMLS. We never **** a rental as pending as the lease sign date and move in date is needed to change the status, so we just close it out, per ARMLS rules.I reached out to you to explain our rental process and what the rental ****et is like in the area that the home is located. You spoke over me and would not allow me to speak about our rental procedures and began raising your voice, threatening me with negative reviews, court proceeding and name calling. I am happy to have a conversation with you provided you can be respectful.We process all of our applications thru a property management software that does the back ground check, rental history and credit check. My rental agent reviews the information and does the income verification. So long as the applicant provides all of the required information needed and has viewed the property, we are able to process applications in a timely manner. I do not feel it is ethical to collect several applications on a property without processing them, while having a non-refundable application fee. Renters sometime spend quite a lot of money paying application fees and sometimes end up out of pocket a lot of money trying to find a rental. We advise all potential applicants if there are applications in on a property and also will let them know if an application falls thru so they are not wasting money submitting an application for a property that a qualified applicant has already been processed on.ARIZONA HomeStores counsels the homeowners on what the ****et rent is for their homes, so that they choose the rental price. The rental price for the property that you inquired about is at ****et value for the size and neighborhood based on the comparable rentals in the neighborhood. They are also aware that we process applications on a 1st come, 1st serve basis.Your accusations of steering and additional compensation are not accurate. My rental agents reach out to all interested parties when we have a vacant property. They explain the process to all interested parties and set up appointments for the viewing of the property. Our listings are advertised through several third-party websites through our property management software and our ************************* I know that the brokerage has negative reviews online with the BBB and ******* We have made changes since the new ownership on January 1, 2023, based on feedback received from owners and tenants.Review from Seth O

If you are in the military DO NO* REN* FROM *HIS PLACE! *here is so many better options for you. Or really anyone. Live on post far before you rent from this company. *hey will nickel and dime you through every process and even if you follow move out instructions to the * they will attempt to take your deposit. On move out day I needed to leave quickly and was told I needed to be there. And then when ****** the inspector showed up he said he could do it by himself. While I conceded some maintenance issues I was at fault for and accepted the fee for. I was charged for things after being told I wouldn't be charged. Oh and save the money and don't have the place professionally cleaned. It surely was not clean for me and it will cost you 600$ to have it cleaned by one of their companies. Lastly DO NO* REN* **** Sonora. *he neighborhood is trashy, half the things in the house didn't work and the neighbors dogs will bark so much it will make you question your sanity.RE/MAX Homestores Response

Thank you for your feedback concerning renting from ** and our move-out process. We are required by law to process your deposit disposition within 14 business days. At times, our vendors are not able to get ** the estimates in a timely manner and we have to estimate the cost of damages from previous estimates to ensure that the disposition is completed on time. In your disposition letter, it does state that should the work completed be less than the estimate, you will receive a refund. Also, the disposition letter, states the process of how to dispute the charges. Unfortunately, I found no record of any of your charges being disputed. You did receive a refund once all the work was completed. As far as the recommended list of cleaning vendors that was provided to you, we recommend that you call each vendor and compare prices. By using an authorized vendor, they guarantee to clean the premises to our standards, no matter how many times is needed at no additional cost. Per our records, there was only one work order placed concerning the property and it was handled in a timely manner. If there were items that did not function as intended in the home, we were not made aware of those items. Unfortunately, we have no control over the condition of homes in the neighborhoods that we do not manage or their animals.
