      WE LIVE IN ROBSON PEBBLECREEK AND IT HAS BEEN A NIGHTMARE WITH THE WARRANTY ISSUES. THE PEOPLE THAT ROBSON HIRES ARE HORRIBLE. THEY DO AN AWFUL JOB WITH REPAIRS. ROBSON TELLS YOU THAT THEY KNOW WHAT THEY ARE DOING. THEY HAVE TO KEEP REDOING AND REDOING THE SAME THING BECAUSE IT IS NOT DONE CORRECTLY.THE MANAGEMENT PEOPLE JUST SWEET TALK YOU AND TELL YOU THAT THINGS WILL BE OK AND DONT WORRY ABOUT IT. THE HOMES ARE SO EXPENSIVE AND THEY SHOULD BE DONE RIGHT THE FIRST TIME. THE ***** IS NICE WITH ALL THE AMENITIES BUT THE PROBLEMS WITH BUILDING IS THE WORST WE HAVE EVER ENCOUNTERED.THE CUSTOMER CARE TEAM IS NOT HELPFUL AT ALL. **** AND ***** DO NOT SUPPORT THE HOMEOWNER.WE WISH WE WOULD HAVE KNOWN ALL THIS BEFORE WE BOUGHT HERE.MY STUCCO IS THE WORST JOB EVER. IT WILL BE DONE NOW FOR THE 3RD TIME.

      Robson (at ******************) has not completed a list of repairs of items (many of) which were not constructed to building codes over 2 years ago. The lack of follow up to have these repairs completed has been dismal at best and generally left to the buyer to mitigate. After many conversations with other residents, it appears the final completion of each home and satisfaction of the buyer is not a priority. Take your dollars and stress level to another builder!

      The design option process is a bait and switch. Things included is below a tract home. Ie no hardware (knobs) on cabinets. The list of similar examples would be too extensive to list.

      If you are building in ************, hire an inspector and have the contingency in place for all to be corrected prior to moving in.Going on 4 months since we closed and still waiting on warranty items to be corrected.It's been a nightmare!

      We built a new construction in Robson Ranch ****** **. Let's just say the experience has not been pleasant. We have been living here for 10 months (44 weeks) and in that time we have processed over 65 warranty issues which averages 1.5 tickets per week! Some of these tickets should have never needed to occur. Unlevel Toilet tanks, chips in counters, several drainage issues, bad caulking, dents in toilet seats, window latches snapping off, and cabinets throughout the home with bad finish. So many times lied to by our sales person, from energy cost, property taxes and completion date. One would ask, why would you have closed on the home?! The day you sign contracts you must put 15K down and another 15K at design. Once you finish design it's an additional 30% with no money back no matter what...even if your spouse dies... no joke on that I asked...that is why. At final walkthrough there were all these cosmetic issues and you just accept the fact you will need to go through warranty. Then the contractors they hire up here...just pass the buck when it comes to repairs and you will wait weeks-months for them to call and come out. Now for the pros: The community is beautiful and the neighbors are wonderful. However, the amenities are closed a lot for repairs. They do provide tons of activities, clubs and entertainment.

      I just filed a lawsuit in the Superior Court Maricopa. Robson Communities Inc, and R.N.S ************************** fraudulently induced me to sign a lease guarantee, when I refused to pay the extortion money, they illegally confiscated my entire property, forged my lease and sent the forged lease with the blank page to AG *********************** in response to my complaint. AG *********************** thanked me for reporting, promising to keep my case on file and investigate if there is a pattern. Of course they are all buddies and won't investigate anything. Maybe you know anyone else who has been defrauded by this company, if you do, please look up my court case. Maybe together we can force AG *********************** to investigate this unethical company. My case is very similar to everyone else's here, however, I have bulletproof evidence of their fraud and deceit. ALL in writing.

      I have lived in **. for 65 years. I have been involved with *********** since **** in ******, **. I was also a broker and had my own business as a ********************* When I established my business, I invited **** to assisted me in that start up. My business was built on referrals. I still have long standing relationships with clients of over 35 years. I have many issues and concerns with Robson Communities. They bathe in snake oil!I live in SBR, and I am checking my options on vacating this tonic place.

      Let me first say Saddlebrooke Ranch is amazing and we are hopeful to find an existing home meeting our criteria. That said, we had to walk from building a new home due to highly one-sided terms and conditions in their contracts.We expressed our interest to purchase a specific lot and selected a floor plan. Robson requires a non-refundable deposit of $20K plus 5% of the price of the lot. This is payable to secure the lot, but well before the purchaser has an idea of the final cost of the house; red flag. After this deposit, the purchaser schedules an appointment with the design team to finalize the plan and calculate the price. It may take several days after the appointment to receive the numbers. In the meantime, until the design team produces a number and the final contracts are signed the prices of building may continue to go up the first of each month at the sole discretion of Robson; a maximum of 8%; red flag. So in essence, the price of the home we were planning to build could have risen up to about $50K; even with my non-refundable deposit. The way their timing is set up, their is no way to know the price of the home one is building at the time of the initial deposit, nor at the time of the design appointment. After 40 years in a career of negotiating and writing contracts, one of the oldest rules is to have every aspect of the agreement written within the four corners of the contract. Unfortunately, the business practices of Robson did not come close. It is all legal, but certainly puts a great amount of financial risk on the buyer.In their defense, I realize Covid has made building very difficult regarding pricing and timing. Bottom line, I was not willing to accept the substantial risk and many unknowns.A more palatable approach by Robson would be a refund of the deposit if the price of the home increase by more than X%. This is why we walked and are now working with a realtor to find our future home on Saddlebrooke Ranch.
