We purchased a property with a septic system. In AZ it is the sellers responsibility to have the septic system checked for proper operation. Through this report we could make decisions and or repairs before closing. White Mountain testing did their service and found no issues except some root invasion. This inspection was done 12/15/21. We moved in full time 2/5/22. We had visited the property for several weekend stays and noticed a few drainage problems at the end of the day but they went away over night so we didnt think anything was wrong. This is our first septic experience. After moving in it took about 5 days and the system backed up into the house. We contacted the inspector who was nice enough to come back out and look at it again. The dug down and found the outlet pipe crushed and clogged. Something that would have been found on a thorough inspection. He had said he ran water and it drained ok. Not one mentioning of actually checking inlet or outlet piping. So the system just over flowed around our tank over night. Being paid by the seller we feel it wasnt in his interest to be thorough for the buyer as repairs most likely would be the sellers responsibility. Reading his good report we didnt know anything was wrong until we started using the system. Also finding somebody to work on our different system has been difficult that resulted in a $5000 repair that should have been resolved before closing. **** fills out all the paperwork correctly making it look great, but in the end if you see this company being used when buying, have a second company inspect it yourself. In our opinion his license should be revoked. His interest is not for the property he is inspecting, but who is paying the ****.
