      Never buy an OfferPad home unless you have a lot of money for surprise renovations. Too little too late, I was informed that this company has a reputation of hiding things before closing. This was certainly the case for until husband and I. It would appear that this company understands the market and how quickly people must walk through a home and quickly put in an offer. So their renovations (if you even want to call it that) are completed in a manner that supports this. Just enough to look decent online and in a quick walk through. Once you close and get inside for a bit longer, is when you notice how youve been duped into buying a dump! Painting over dust and dirt, painting over wallpaper, using latex paint over oil based paint that is peeling off on day one. Not sure what paint they used on the bathtub, but its a sticky mess that wont scrub off. A MAJOR ***** infestation, mold and water leaking through a door into another area of the basement that wasnt sealed correctly. NEVER AGAIN. Buyers beware!

      DO NOT DO BUSINESS WITH THEM. They will give you a high preliminary offer and then after a so called inspection come back with a very very high deduct amount but I will let you know how to get out of their offer that you sign. IF you are within 10 days of your inspection you can cancel at no obligation of paying their 1% fee that they tell you, you have to pay if you cancel. OP came in at a $440,000 offer on my home, after inspection I was send an addendum change of $47,111 due to extreme repairs that need to be made as well as lower home values in my area. I asked for an itemized breakdown and cost per item they had on their report and was told that was not available to me? WHY NOT, I am in construction myself and know if i give a subcontractor a change order, I then in fact have to show the reason along with the amount of that deduct, why are they any different. I will say this would had been the 2nd time i've done business with this company and the first time was seamless, but i think it has to do with the persons you are dealing with and due to the guy i dealt with the first time quit and now i had a person with obviously no customer service experience who title was Success Manager (BS). I will explain more, the major issue is during inspection my inspection company missed there was outdated piping in the home, but once found he offered to pay the have the home repiped by a professional plumber, not him or anyone he even knew but OP said NO we do not trust him. WHY is that, he doesn't know the plumber it was issued through his insurance company in which he filed the claim but OP wasn't hearing of it. They had also listed pool safety as another issue in which i looked up all ******* pool safety laws and i meet them all. There were a few minor other issues but once the piping would be fixed, I figured maybe a ****K deduct and that would have been ok but nope. HER TEAM was dead set on the offer of $392,889 but factor in they take 5% off the top of that!

      Dealing with Offerpad was a horrible experience. They gave us an offer on our home and 2 1/2 weeks before closing decided they didnt want to go through with it leaving us high and dry. Very shady company.

      WOULD NOT RECOMMEND!!!!!! After 10 days cancelled our contract. I would not recommend Offer Pad to any of my friends. After the 10 days they called us and they said they did a market research of our area and they decided against doing business with us. You would have thought they would have done this beforehand. Again, we thought we had a signed contract. Then, after ten days they decided against doing business with us.

      Clearly the best process and people to have help you with selling your home. Very satisfied end to end. Highly recommended to at least get an offer and check out their process

      I strongly encourage home owners trying to sell to offerpad to reconsider their decision. They only pay one thousand ******* money and will back out any given day. Please do not trust this company. I have text messages and emails that says offerpad does not back out unless there is any major issues with the home. But my home is in a very good condition and Offerpad decided to back out citing high interest rates. Seriously ?? That is a lame reason. Wish we common people are not cheated by these big firms. Again DO NOT TRUST OFFERPAD.

      For those who are wondering, this is a great company to work with if you want a good clean sell of your home. I would highly recommend them to you.
