This is an email that one of the owners just sent me. She is upset because I am asking for copies of all records, per my rights, and AZ Statute. She obviously gets upset when you make her team WORK! She even goes as far as to advise me to SELL and MOVE! She can't even spell her own name correctly:Ms. ******,I am completely fed up with your sarcasm, insinuations and nasty emails directed at ADAM LLC and our manager XXXXX. Anyone is allowed to ask questions, however, your tone is insulting, demanding and demeaning. The board of directors at the *** make the decisions on vendors, contactors and any other work done for the association. ADAM LLC obtains bids that are given to the board of directors for their review, consideration, and selection. If you are that unhappy with your *** board, their decisions and anything else within the community you are free to sell and move.Your community pays ADAM LLC $400 a month to manage the ***. If the board is unhappy with the services, they are free to find another management company. It seems you are the one who is unhappy.Your continued unkind and nasty emails will result in me having our IT person block you from any further emails to my company. You can make any requests for information through the board. We do not have the time or patience to continue to answer your erroneous emails. I stand by my email. This owner has acted exactly as stated. We are not obligated to accept behavior such as hers and will take the necessary steps to eliminate this interaction.Review from shirlee Y

I am been a licensed Realtor since ****. When I listed a property in the Pueblo Villas West subdivision, I called and requested their HOA Information sheet of Dues, ***'s and what is so both buyer and seller would be knowledgeable of what was included in the monthly fee and Transfer of ownership. The info sheet was emailed to me on Sept 13 (-/+) by ****** From ADAM LLC. Clearly typed into the form was "TRANSFER FEE, $400". When I called to verify the information sent, ****** said "NO OTHER FEES" , just the $400 transfer fee. When we received a lower offer on the property than the seller was willing to sell it for plus the seller paying the "transfer fee", the seller negotiated the buyer pay the transfer fee instead. A week before the property was to transfer ownership, ****** sent to the title company, $400 disclosure fee, no transfer fee! The title company realized the form change and called both of us agents to tell us of Adam LLC mistake would cost the seller another $400 as the ************* had to use the incorrect form sent to them by Adam LLC. I called ****** to tell him of his mistake and please change it to match the form he sent to me, his reply was "any experienced agent OR title company would knows disclosure fee and Transfer fee are the same and interchangeable!". When I asked to speak to ******* manager **********, she hung up on me. The seller then called ADAM LLC to complain about sending the wrong information IN WRITING to the Realtors, then changing it when sent to he title company, Adam LLC suggested the Realtors pay the $400! I have both the form that Adams LLC send to the REALTORS (Transfer Fee $400) and also the form sent to the ************* saying something different. This is inexcusable way for a company to do business especially to someone that has been paying their fee's for several years and feel strongly they should reimburse the Seller her $400 they cost her by their deception or mistake.Review from Tamra S

RUN CONFLICT OF INTEREST Adamllc hired **** M President of our HOA The Meadowsto be our Community Manager her employee. Recently cried they had no money to pay roof contractors * need new water heaters * new electrical panels (well basically everything needed to be replaced) even though dues have increased 270 percent since 2015 Then again in August 2022 they increased dues to the max * also huge special assessment then immediately gave themselves both a huge raise. In the same month. Claim attorneys say conflict is ok. Encouraging Board to not provide bank and other records to Owners even though State ********* Bylaws require Board to turn over requested records. They say *** us if you want the records Easy not their money. Two positive comments below are likely from this **************** Interesting ***** comments below say Adam helped get most of the roofs and water heaters fixed when they just claimed (August 2022) most roofs and water heaters still need to be replaced. Lies! Mistrust abounds Had her Community Manager/Pres evict poor elderly sick women from her home of 40 years without allowing her to get any belongings or diabetic medication. Lady now homeless. Now Community Manager may be purchasing this property. Has her Community Manager retaliate against those who voice opposition with violations and fines and cease and desist letters. Zoom meetings are to pass their predetermined agenda with no consideration of concerned Owners. Owners are uniting More to follow! RUN Dont WalkReview from Lynn M.

As the President of our HOA which handles close to 400 townhomes I only have praise for ADAM, LLC. The owners go above and beyond to support the board and community. They collected all our past assessment dues. This is a community that was built in the 70's and this year with Adam's help we have replaced most of the roofs, hot water heaters, electrical issues and decks. A huge improvement over the bankruptcy and receivership just a few years ago! They helped us build our reserve. I am also a manager for ADAM, LLC and the training and support are amazing. I read some reviews and understand some owners do not read the CCRs when they buy in an HOA and then get angry when rules or fines apply to them. As far as the managers at ADAM, LLC. All are very attentive to the needs of their communities. We all go above and beyond doing things we are not even expected to do. If your looking for a hard working, extremely competent company to manage your property call ADAM, LLC.Review from Linda F.

Adam is the management company for our complex at the *******. Having lived through multiple companies in the last twenty years, I am impressed. Good communications and financial advice.This complex was in receivership due to years of mismanagement. Adam is the first after the court ordered management company.They cleaned up years of delinquency, abandoned vehicles, and trash.There are still a few people in the complex who will never be happy, but I think that is a way of life for them. They thrive on chaos rather than communication and cooperation.Review from Rob G

Very hard to get ahold of this management company. Have tried multiple times. As a homeowner, we should be able to reach our HOA management when we need to. It is a shame because their website talks all about how community focused they are when in reality they are just after profits. The least they have to hear from the actual residents the better for them.
