      CIRCA March 2022 we had a gate entry transponder stop working and added a fourth transponder. Antech could not get them programmed and in several attempts all four of our transponders stopped working. Antech has the transponders still today 6/27/2023. After several attempts to contact HOA Management solutions we continue to get no action to resolve this issue. There is simply no accountability with HOA Management solutions after 15 months of hearing "we're working on it". After emailing the GM Spencer in March 2023 we have still not received a response. All we are looking for is to have four working transponders to access our community.

      We at HOA Management Solutions work for the board of directors of the community where this resident lives. If the board of directors decides not to replace the entry gate due to budget constraints, there is no alternative action that HOA Management Solutions can take.  Antech has ended their support for the transponders, so there is no possibility of the responders working. The board approved solution is to have the gate open automatically at the entry, just as the gate opens upon exiting.  Additionally, there is an entry code that residents can use at the pin pad to gain entry. If the resident calls the office we can provide the code to him.

      So, what I am taking from this response is now I am out $600 for the four transponders ($150 ea) and the gate will open for just anyone who pulls up to the gate. So now what is the advantage of living in a gated community if we no longer have this peace of mind?  Also in the reply it didn't state when the gate will be on automatic opening. Lastly will our HOA dues be adjusted since we are no longer a secure community.

      Dear BBB,
      Unfortunately, this complaint does not fit you allowed definition of complaint because what the customer is asking for , we cannot provide.

      Rancho Del Lago Community association has hired HOA management Solutions as their agent.

      All the HOA dues including any money paid for transponders goes directly to the HOA. We are fiduciaries of the HOA and have no authority to refund HOA dues or any other money collected on behalf of the HOA.

      I would happy to contact this resident directly.  What I can do is offer to go back to the HOA Board and request a refund of the transponder cost. 
      Let me know if there is anything else I can do from our side.

      3rd Quarter bill from 2021 was not received thru the mail. I only received a notice from said company that my account was in default. This was the one and only contact I had with this company, and they charged a late fee of $20.00 dollars Even though I paid the amount as soon as I heard from them. I responded by via the mail telling them I didn't receive the bill so how can they charge a late charge. I have heard nothing from this HOA. I do not believe it is fair for them to charge a late fee and not make any attempt to contact me. I have lived at the same address that they manage foe over 19 years. They made No attempt only to take the opportunity to access a late fee for a Bill I did not receive. I refuse to pay a late fee for something that wasn't my fault.

      I have phoned and emailed Mr.****. Because of his good payment history, the HOA board for Rancho del Lago has granted Mr ****'s request to refund the $15.00 late fee. This complaint has been successfully resolved.
