      Instead of making these apartments better safer and cleaner, she has done nothing but allow and move in drug addicts, single men and women with no children who constantly have no consideration or respect for anyone in this complex with jobs families or children. The tenants that this landlord has brought in the past year have been an absolute nuisance! Theres partying and loud music every night, the neighbor below me has criminals in and out of her apartment yelling screaming and fighting in the parking lot! They have hacked into my wifi and we're using my landline, using my information and have made it very uncomfortable for my 4 children and I to live here. I haveade complaints for the past year about the partying, yelling screaming the random people in and out throughout all hours of the night until the early morning, and property manager has done absolutely nothing about it! She's allowed it to jappen and chooses to turn a blind eye to the awful tenants she's let into this complex. Since these random people have moved in to this complex it's been nothing but addicts, homeless people and gangsters on the property, the playground here is no longer used because it's unsafe and scary knowing what type of people have been let into these apartments. I've also contact cbm group and told them all of my concerns and have not heard back from them and nothing has been done regarding my concerns and issues that I have addressed. To them.I have also been here for 7 years and in 7 years pretty much, nothing has been replaced in my unit. My closet doors have fallen off, my hallway cabinets are falling apart my mini blinds are broken and my plumbing is messed up and my alarms don't work. My floor creaks underneath my kitchen sink has mold and I was told by this current landlord to wipe it down with bleach. I have 4 kids! I've also had problems with the current landlord being very unresponsive to my concerns and not wanting to bother with anything!

      For the past 20 months I have complained to management in literally hundreds of emails and voicemails about another tenant #*** at ************************, *******************************) who smokes cigarettes on her deck (lease violation) with smoke entering my apartment through windows and vents. Along with the issues of noise complaints against her and harassment/bullying/vandalism to me and my property. 
      Management has not enforced the lease nor resolved these ongoing hourly/daily problems.

      I am rejecting this response because:

       

      This morning I received notice that my complaint was closed. I was unaware of the response from CBM Grouppost the original BBB closure email. The last notice I received from BBB was stating that the complaint was closed due to no response. But that apparently is no longer the case.

      This morning I was able to access the list of BBB emails and discovered a reply from the company.

      My rebuttal:
      Within two days of my original formal complaint to management of cigarette smoke odor entering my apartment  from #***, in June 2020, retaliatory complaints were leveled at me pertaining to noise. Since I am a quiet person, this was a conundrum to me. I worked diligently with management to replace a noisy old refrigerator, and ceased using a dining room ceiling fan as it wobbled making a tapping noise.

       The smoke odor was entering my apartment via stove /bathroom vents and windows for months prior to my official complaint, with management telling me to figure out which apartment it was coming fromreally their job and recently I have learned that this #*** tenant has had complaints against her prior to my becoming a tenant. Management knew who the smoker was in this situation.

      Its a wonderful playbook that the smokers here at ************************ have with regards to retaliatory accusations rather than altering their behavior to align with their signed lease agreement. This property should be promoted as a smoker sanctuary and that non-smokers need not apply.

      With that said, this property is a HUD ***************** property and HUD rules state that smoking is not allowed anywhere within the building (including decks and patios). Therefore since this smoking problem has been occurring longer than the two years that I have lived here this management company has been in violation of HUD rules for years.

      My complaint continues as cigarette odor daily enters my apartment. Additionally, I addressed the smoker retaliatory noise complaints against me in a two page Memorandum to Management dated November 2020. Since that Memorandum I have not been notified of any further noise complaints. I am not the problem here.

      My ongoing request is that management effectively deal with the smokers in this building thereby ensuring a smoke-free housing environment for ALL residents.

      Onsite management has informed me that other residents are also complaining about #*** as well as other tenant smokers in the building. Recently ************************* has informed me that other residents have similar complaints to mine pertaining to other tenants. Additionally, ************************* in ******* informed me that they have other resident clients with complaints similar to mine and have contacted on-site management as well as corporate CBM Group. Plus, ***************** informed me that This is a very troubled property.

      My desire is to live in peaceful quiet enjoyment within a smoke-free affordable apartment. I do not feel this is too much to ask of a management company.

      I am rejecting this response because: resolution to the smoking violation issue continues unabated since day 1 (over 20 months now) of my original complaint. I stand ready with praise and gratitude for when my HUD/Rural Development apartment is cigarette smoke free. Thank you. No need for further rebuttals.
