The apartment unit was turned over on July 15th 2023.We twice requested copies of receipts that correspond with the deducted amounts of the itemized statement. We would like to see pictures of the pre and post cleaning of the unit.The two cleaning fees seem excessively high. With all the units in the buildings how did you attribute $188.26 to removal of trash left outside the bin. We did not receive the partial payment of our deposit until August 19, 2023.Business response

In response to the complaint issued to **** Lowell James Anthony, LLC by our past tenant *****
*******, we offer the following: ***** states in the complaint that he has requested information from
us twice regarding the security deposit, our records show no request for such information. We happily
provide itemized invoices and receipts when applicable for charges against a security deposit to our past
tenants, but no such request has been made directly to us. In regards to the cleaning fee, we use Merry
Maids in *****, a nationwide company, who charges us $1,150 to clean the units on the property. We
have gotten multiple quotes from cleaning companies in the area, and found that Merry Maids was the
cheapest service we could find. We actually did not charge the tenant the full cost of the Merry Maid
service for that unit. The unit was left in dirty conditions: the floors were not swept or mopped, the
bathrooms were not cleaned at all, and the kitchen had food everywhere including the microwave, oven
and fridge.
Prior to the end of the lease term, another tenants mother had contacted the property manager asking
what needed to be done to receive the full security deposit and the property manager let her know that
cleaning was the main concern in receiving a full security deposit back. We had multiple units on the
same property move out at the same time as the tenant who have filed this complaint and have
returned their entire security deposit back as they left their unit in good condition.
We make every attempt to return entire security deposit back, but when the units are left in such
condition we utilize the deposit to mitigate the high cost of returning the units to rentable conditions.
In addition, the tenants left trash in the driveway by the tenants of Unit 4: we charge 3 hours labor at
$60 per hour plus dump fees. The reason that 3 hours are needed in the nearest dump/landfill is south
of town and it always has a long line. The minimum time that it takes our us to load the trash and take it
to the dump is 3 hours. We believe that we have been more than fair with the tenant and did provide
an itemized invoice for the charges when the security deposit was returned, we will not be able to
refund any further and consider this matter closed.
