      I am active duty military and we are currently under contract to sell our home utilizing the VA Loan Assumptions process to another veteran and his family as outlined in ** Circular 26-23-10. However, we are now passing the 31-day **** and despite the seller and I both engaging with the lender we have found a complete lack of transparency as well as non adherence to the guidelines laid out by the VA in its circular. At this time my buyer is being told by my lender they wont qualify for the assumption because they wont meet the VA occupancy requirements - currently, the VA-eligible husband (retired - disabled veteran not on active duty) has to remain behind for 10 months to finish his current contract with his company - however, every person the buyer has spoken with at the VA states they absolutely will meet the VA requirements for this VA assumption loan, including the occupancy requirements. Particularly the excerpt from the VA Lenders Handbook, Page 3-11, Topic 5, Paragraph b in which the spouse can take up primary occupancy if the primary beneficiary is staying to complete a work requirement- when this fact was pointed out to the bank it was then found out they hadnt even submitted the buyers application to be reviewed by the VA.It is my understanding that even if the lender intends to disapprove a VA assumption loan, the packet must still be sent to the VA. I confirmed with the VA that nothing has been submitted to them referencing this VA assumption loan and this makes it impossible to take advantage of the fact that they can appeal a disapproval decision by the lender - if that is the decision - As a seller, I am losing valuable time on the ****et before my wife and I PCS to another duty status due to a lack of communication from the lender. As the seller with the VA-backed loan looking to support another qualified VA buyer using the entitlement that we have both earned in support of our families.

      I am rejecting this response because: UNDER THE CARES ACT of 2020 the homeowner was supposed to be protected from late pavements being reported. 

      However, Home Land Financial reported late payments even though I had called them and let them know I was affected by being laid off.

      I PAID the taxes and Informed in different ways. I contacted **** support and I sent the receipt.I told them to not overpay taxes Anyway they ignored me and paid the taxes and also increased the monthly payment.I PAID TAXES $2,942.73. They said they will return $2,899.78 by mailing check. So, I'm loosing $42.95 for being responsible and pay the taxes.

The Debtor acquiesced to the contracted Affidavit(s) that were res ******** through the Superior Courts making them Final Judgment. Debtor continue to violate copyright and duly delivered Fee Schedule after *********(s) became Final judgment, The Debtor has never submitted the original wet signed signature of the contract with full disclosure to the Affiant. Affiant has never received any Affidavit(s) or notices of Default nor has been served any default notices after February 2023. By Law the Debtor has never properly notified Affiant nor has the Affiant's signature to contract for any default of payment. Only the Affiant's can sign any documentation because the loan was solely in his Affiant's name. Loan debt of the loan was discharged by the ************************ and was duly accepted and delivered to Debtor. Debtor gave *******'s personal information to a Third Party without consent of Affiant 15 U.S.C. **** c-1, 15 U.S.C. ****, Fair Debt Collection Practice Act and Due Process Violation. Third Party can not validate the debt, is not on the original loan nor has the consent or a contract with Affiant. By law a Notice of Default of foreclosure can only be granted only if there is a proof of delivery of a Notice of Default that has been signed by Appellant and the Third Party has proof there is a debt they can collect from. Third Party filed with the ************************** doc number ************ with intent to commit Fraud and Violate Due Process of law depriving Appellant the right to Life, Liberty, happiness and to steal Affiant's Property. Affiant believe the fraud continues with the *** with Affiant paying a debt with a debt and Land Home not claiming those funds as Taxes. Affiant demand a fraud investigation be conducted and Affiant has all the evidence of Fraud on all companies participating in this fraudulent act.

      I am a military veteran trying to purchase a home from another military member, using a VA Assumable loan held by Land Home Financial. I began the loan paperwork application in May 2023. I was send all loan paperwork by the company in mid June, and completed and submitted all paperwork the first week of July. Two weeks later the company said they received it and it went to underwriting. They said underwriting would be complete by August 10th. On August 10th they sent me new documents to fill out - saying I submitted the wrong document (the document they sent me to fill out). I resubmitted it within an hour. They pushed the underwriting deadline back to August 24th. On August 24th, they requested another 40 documents. I provided them the documents again - within an hour. They pushed the underwriting deadline back to September 6th. I again heard nothing until the the 6th - where they asked for 10 documents - including two documents they would need to get from the escrow Officer at the title company - after they provided loan information. Again - they pushed the deadline to September 14. It has been three months we have been waiting for underwriting of this VA loan. I have called the company 12 times trying to speak to someone to find out what is causing the delays / constant underwriting deadlines being pushed back, and a way forward. There is no way to actually talk to a real person at this company. Each time I call they take my number and say someone will call me back in 3 days. When they call - they do so at 0300-0500 in the morning (I am in ******). I have left explicit directions on when to call, to avoid missing the calls. I also have left 2 numbers - in the event I am unavailable when they call. They dont read these notes and continue to call in the middle of the night - only call 1 of the 2 numbers. After they leave a message - I have to call back and start the three day waiting game all over again. I am just trying to get answers!

      We have been awaiting Total Loss Proceeds (TLP) to be released by LHFS from our Insurance Loss Claim that was sent to them for endorsement since Aug 22, 2023. We have followed LHFS protocols ******) communications including supporting documents via phone to our assigned point of contact (no answer, multiple voicemails), via email to their Loss ********************************** and by copying their Corporate Client ********************** of Operations. We have spent personal funds securing replacement materials and down payments for contractor repairs to commence and have yet to even receive an acknowledgment response related to the anticipated fund release that LHFS is inappropriately holding. We expect all funds to be released along with accrued interest. Further delay will result in filing with the Consumer Financial *************************

      I am rejecting the response provided by Land Home Financial Services, Inc. (LHF) because:

      1. LHF's protocols have been followed exactly as instructed related to emailing of documents, photos, receipts, etc. yet LHF has failed to follow their own protocols of responding within (2) business days via email and no answer/no return call from voicemails left on (9) attempts

      2. LHF opted to engage ******************** for progress inspections; all requested info (duplicates of previously submitted info to LHF) was sent to ******************** as they instructed, via text on September 17, 2023 followed by email on September 18, 2023

      3. To date, as of September 26, 2023, LHF continues to retain TLP insurance funds without any communication other than responding to the BBB complaint

      I am rejecting this response because: 1) all repair items have been completed and paid for yet LHF's decision to hire a 3rd party inspector who has not updated their records is of no concern of ours. 2) Contractor repair estimates AND invoices have been sent on FOUR (4) different occasions to LHF via email and (3) times via fax. 3) No phone call was received (or missed) on Oct. 5, 2023 nor was any voicemail left as claimed in the response letter. Attached are copies of the 4th email submission of requested documents sent on 10/16/23. To date, NO response has been received via LHF's protocol to submit via email other than their auto responder indicating a 2 business day process period. If this matter remains unresolved by the receipt of $5,999.22 beyond 10/30/23 (it's been pending since 8/27/23), it will be turned over to third party collections upon which time LHF will not only become responsible for accrued interest during the time period of the funds being withheld but also all legal and collection fees.

      We got out mortgage raised $600 a month with no explanation from anyone. We spent two days on the phone getting the run around.Then the last two months we have tried to pay our bill and they reversed it about a week or so later and then charge us a late fee even though we had the money in the account the whole time.I would like my 50 dollar late fee back for the last two months totaling $100 since this has happened once again.No one can give us answers or are willing to help, also their customer service is awful!

      I have been making regular mortgage monthly payments and receiving. The downpayment assistance is showing up as a past due account on my credit report. It is ***** that is forgiven after 5 years according to the statements made by their loan officer. I received absolutely NO NOTICE before this account went into past due history. The only information I have is what showed up on my credit report. In addition no payments were EVER supposed to made. No disclosures on payments were ever made. On my mortgage statements from the lender there is no account for this second mortgage to be found. On my yourmortgageonline.com portal this loan cannot be found. I have requested more information in 2021 when the lender reached out asking to refinance, for which I asked if I was able to refinance and asked form more information on the downpayment assistance. This error needs to be removed immediately, and terms of the downpayment assistance needs to be furnished immediately as well.

      In April 2022, we closed on a home with this company. Everything seemed good. Our first issue came when they told us after closing we should expect a refund because we overpaid. Months after cashing the refund check, they raised our mortgage due to an escrow shortage in the exact same amount of the refund because they made a mistake. Second mistake came from failing to pay our escrowed insurance policy and allowing it to lapse. We found new insurance, and provided them with all the appropriate documentation. May 3rd was the date the new insurance was activated, on June 27th at 4 am they sent an email saying that $2400 was pulled out for insurance because we did not have any. On their website I can clearly see where our insurance is listed and their new insurance listed under miscellaneous insurance. We have spent hours and hours calling this company trying to clear up all of the issues, and our mortgage is still higher than agreed upon and they are saying that they cannot help with the additional purchased insurance. This company is terrible to deal with from the bottom to the top, no one can assist with anything, no one listens to you they all blame shift and everyone you speak with has a different story. What kind of company pulls $2400 from your account without a phone call first?

      I was in a forbearance plan back during Covid 19. After that period I was offered a trial modification with my previous serviced and was required to make three payments for the months of April, May and June of 2022. After making the payments as agreed my loan was sold to Land Home before my final documents were processed. Thus transferring all my information over to Land Home. I have been calling to get details and sending over requested information since January of 2023. Each time there is the excuse of, we are so far behind, or our systems are down. Each time that I call now which is about once a week, ** told they are just waiting on my final documents to be printed so that they can mail it to me. I just want them to stop stalling and send the final documents with the terms that were agreed upon during the trial modification. There is no reason why this should take so long.
