Beginning with estimate if costs from 12/2022, I have paid cash in full to ** Construction for the contracting services to 1) grade land for placement of home 2) install gravel bed for foundation 3)grade land for placement of garage 4)installation of pier foundation 5) rear entrance deck and 4 rise stairs in redwood with 3x4 cement landing 6)front entrance stairs with 4 rise in matching composite to house railings with 3x4 cement landing 7) electrical meter installed and connected to house panel 8)natural gas meter installed and connected to home 9) permits 10) skirting around base of home 11))install French drain ****, 12 wide fir ****) install sewer line from under home to outside connection 13)spotting home on property 14)run waterline from meter to home Additional fees: 15) storage and moving home to land due to weather restrictions. House was built and delivered to town but contractor work was not done to allow placement of home so I had to pay them $6500 for it to be stored.16) 10x30 composite deck with pressure treated underlying materials, plus permit fees. Paid contractor $16,300 cash for this added structure in west side of home. Grading for garage, 10x30 deck, 6x8 deck stairs and cement landings for front and rear steps not done, meter structure and meters not placed, hence no hook up to home. Front step railings not composite to match home as ordered. ** contractors refuses to respond to phone calls, emails texts asking for explanation of delays, projected time lines, material discrepancies. When foundation **** was crooked and shims shattered I asked them to replace it. No response. Area was covered after my call. When it was fixed they still did not speak to or email **** paid another contractor for water line trenching. ** construction owes me a refund for water trench/hook to meter ($2,800 credit).Weather has not been an obstacle for 4 months.I would like contracted and paid work to be completed by June 30, 2023.
