      Capital claims insures Clear Choice Home Inspections LLC,. We used Clear Choice for inspection as part of our purchase of our home in 2020, inspection stated the home was re-piped and pipe material is PVC. Fast forward to 2023, we are selling that home, as part of the inspection from the buyers, their inspector stated that Polybutylene piping is throughout the entire home. Requiring a complete full re-piping of the home in order to sell. $11,000 came out of our pocket for such a huge error to re-pipe the whole home. We contacted Clear Choice and that inspector and he came to the home to confirm the material of polybutylene, and he did. His initial inspection stated that the home was re-piped and that material is PVC. We submitted the claim to Capital Claims and they said they are not liable for this. And that a home inspection is an opinion.

      On 3October 2023, my husband and both military veterans, relocated from ******* to ************** with our 3-year-old, for a new start, Upon moving to this home the inspector did not disclose that there were rodents (bats and flying squirrels) living in the home *********************** visible to eye and many undisclosed issues that have been a complete nightmare and traumatizing for us and this is an understatement, words cannot express the horrific days and nights I have experiences with rodents I am also allergic. bats carry many diseases and felt so bad for my little 3 year old girl!! We have reports pictures and videos! The ** law states Bats are protected so could not even try to catch them and had to set up one-way valves which took a month! I am so depressed you must wait to get them out with wildlife techs, which we did fix and it cost us $3600, we sent ***************** the pictures not on initial report and email showing inspector stating he is not responsible for every whole, VA would never approve home if that was on report. They lied to us!! The Inspector did not find a nest around the house and also did not disclose about bats nesting which he should have not missed and Wildlife employees did see which was obvious. unhealthy environment not onlv for me but for my pets and my 3-year-old daughter. Iam also allergic to rodents on top of all this. With 100% VA ******* connection. We have nowhere to go, and it would cost us all our funds to move. At this time because we are desperate and have fear of being in the same issue again, We just want to move into a safe house and need a move in ready as this was not and our money on undisclosed things in home by inspector. Claimdenied us not even addressing the holes!! Even the deck said had lone issues the post it wnded up being the while deck was damaged and unsafe and not to code!! Builders also witness this which i gave them all contacts to reach out too for proof ! help please !!!

      On April 11, 2022 - We had a home inspection by a company called Cornerstone Home Inspections LLC, in anticipation of buying my current home. Cornerstone Home Inspections LLC is insured by Capital Claims Management. May 20, 2022 - We took possession of said home May 21, 2022 - Upon doing demolition of tile in the kitchen, we found water-soaked subfloor. After looking in the crawlspace, it was apparent that the inspector had missed obvious signs of long-term water damage during the inspection. We incurred expenses of $678.46 of materials to repair the rotted subfloor and approximately 40 hours of labor. May 23, 2022 - Pillar to Post referred me to their insurance agency to make a claim. During the shuffle of moving and renovation demolition, the receipts for two purchases of materials listed above. It took ********** (where we purchased those materials) weeks to sort through some software glitches to be able to locate a record of our receipts and reprint them. Aug. 19, 2022 - I filed a claim with Capital Claims Management with receipts, pictures, and documentation of the incident. Sept. 21, 2022 - I emailed CCM claim rep *************** to check the status of the claim. No response.Oct. 8, 2022 - I emailed CCM claim rep *************** to check the status of the claim. No response.~ Oct. 23, 2022 - I called CCM claim rep *************** to check the status of the claim. Oct. 25, 2022 - I emailed CCM claim rep *************** to check the status of the claim. Was told it had been passed on to her supervisor and I would hear something within the week.Nov. 2, 2022 - I called CCM claim rep *************** to check the status of the claim. No response. Capital Claim Management has taken longer than a reasonable period to resolve this claim and their poor communication has indicated a lack of commitment to resolving the matter. I am deserving of reimbursement for the water damage in the claim but also for the significant time invested in repair labor and having to do the majority of communication.

      We have had a claim (CCM Claim No. WA-******) with this company against *****************, LLC since February 23 2022 for damages done to our home during an inspection done on our home during its sale. The inspector left the bleed line on our gas furnace open and gas collected on top of the lighted furnace which allowed smoke to **** our home and could have led to the explosion of our home. Picture documentation was sent to *****************, claims adjuster for this claim clearly showing the smoke in the house, the damage caused and the gas siphoned off the top of the furnace by the **************** Patrol officer at the home that night.The photos were sent to her on July 8, 2022.After hearing nothing from ******* whatsoever we sent an email requesting an update. That same day she sent an email stating " My investigation is almost complete. Once completed, you will receive formal correspondence from us. Thank you for your patience."On Aug 26 we sent a follow-up email asking about our claim, NO RESPONSE. Again on September 6 we sent a follow-up email and again, NO RESPONSE. Finally last Fri Sept 9 we placed a direct call to her and she did not answer and still, NO RESPONSE We believe a claim dating back to February should have **** settled by now clearly and the fact that ******* has completely ignored our attempts to even get information regarding this easy claim is most disturbing and quite unprofessional.

      Date of Transaction: June 7, 2022 Money Paid: No money was paid to this business, however, a claim was submitted totaling 1,917.50.Business Commitment: To provide a timely and fair claims process.Nature of Dispute:On March 20, 2022, my husband and I entrusted ************************* of ******************************* to inspect the property that we would eventually buy on May 3, 2022. The initial inspection yielded no damages; in ****** own words, The home was in great shape. On May 25, 2022, while in the process of renovating the home, a gas line started to leak, which led to *******************, plumber, to come and cut off the line. To do so, **** crawled under the home, discovered two-thousand dollars worth of plumbing/pipe damage. **** returned on May 27, 2022 to complete a full inspection of the home discovering: rusted cast iron piping, a leaking toilet, leaking A/C drain, and rusted gas lines. A claim was submitted to Capital Claims Management on June 7, 2022, with the following: written statement detailing the claims and itemization of damages, photographs, invoices/estimates, a timeline of when the damages were discovered, the seller disclosure after purchasing the home, and other supporting documentation. It is currently August 11, 2022, and the claim is still being processed. Ive attached the emails between the two parties (myself and CCM) as well as the documentation supporting the claim I submitted against *******************************. *** tried several times over the course of several weeks to get any information by talking to several people at CCM. No one answers when you call, if you try to call directly to whom you want to speak to, it goes straight to voicemail. If you leave a voicemail, they do not call you back. Im filing this claim with the BBB against Capital Claims Management, in hopes of finally receiving an answer to my initial claim.
