Completely s***** as company. I evicted technical for one months rent. I had some Financial hardship due to being ill and losing one months full of no work( tipped employee) got behind. Was told the 18 they were filing eviction. My lawyer said they filed on the 1st. Went to court in April,ARNAL MANAGEMENT LAWYER, said to give these idiots slip up payments and to bring them to the office. Well. No one communicated. Was such a f*>>< ordeal , finally gave them there month. I then go in the behind if may with two separate checks one for rent and one for legal fees. They refuse and claim a number 4x the amount I owed on a plead legal piece of paper. They are scum corp morons that dont care about anything but the dollar. I lived at this particular apt for almost 5 years and I was barely ever late except for the last year. Now I got thrown out on the streets with barely nk warning and now Im Homeless.******* living on the streets. I wish I could have destroyed that apt but because of the limited time I had I had to leave behind so much. Id stay away from these ******** I hope someone bankrupts you piece of sh:;t.Arnel Management Company Response

The resident did not pay February rent per the lease agreement so we filed eviction. While at court an agreement was reached with the resident that they were required to pay an agreed upon amount of money. The resident did not pay the amount that they were required to pay under the agreement so the eviction process will now continue.Review from VA V

I give zero stars but I have to add one.Our gas has been out for two days and just received an email it will be out for another two days! We have no hot water or able to cook a meal. They just offered us pizza instead and first come first serve. We have had several notices about gas leaks in the past and this time its been the longest. Its very frustrating to pay so much on rent and have things not working.Arnel Management Company Response

We are sorry for the inconvenience that this experience has caused you. Unfortunately, we were directed by the gas company to turn the gas off to the entire property. However, repairs have been completed and the gas to the property has been turned back on. During this time we provided food to residents at the property and we also gave residents a ten percent discount towards their March rent.Review from antonio g

absolutely the worst experience of my life! For 10 months that I lived in this place, it has been a nightmare! I am being evicted due to ***************** saying hes refusing my rent because hes in his feelings. on top of that, I have dealt with a racist neighbor, with proof, evidence harassing me, my wife, my daughter, and granddaughter and call us the * word. we have complained multiple times about this nothing has happened. the former management *********************** before he left, had wrote a letter on this persons behalf, and we were never told about this and they lied about it. the new management is a compulsive, liar and claims because she interracial dates and has a biracial child. that she know what its like to be a minority. The other management there took two months leave of absent, due to stress, come find out later on down the road she was having an affair with the former maintenance person who is married. we had to deal rats roaches ants all over the place. Prior to when we first moved in we had a garage broken into stole my sons bike my wife laptop, her work badge. I have video evidence of this racist neighbor, posting inappropriate signs on my door and on my window yet Im getting evicted because ***************** refused to take my rent, but they wont evict the racist neighbor we have dealt with for the past 10 months. we had made reports to the *AACP, renters rights and Im praying that by time this is done we will hold ***************** responsible for everything. This is hands-down by far the worst experience I have ever dealt with in my life. There was also an attempted sexual assault here while I was on my way to work a couple months back, and a person still lives here that assaulted this person. a guy shot through his window which I have pictures of because he was having a bad day right next to the pool and that person still lives here. Im hoping the BBB will read this so I can forward all this stuff I have regarding this matter I have nothing to say to this company.Arnel Management Company Response

Rent is due on the first of the month and the payment deadline is the 21st. We gave them an extension until the 28th to pay. They called and told us they had the money on the 28th but never dropped it off. We called them on the 29th and asked them where the payment was. They said they still are waiting for an assistance payment and then told us they never said they had the rent. They were very lackadaisical when we told them we were going to file eviction and told us you have to do what you have to do. So, we filed the eviction on the 29th. Also residents are responsible for their own security and the safety of their personal items per the lease agreement.Review from Anraham S

Too many roaches and rats infont and the backside of the properties. We pay a lot money for living like that. Last year someone kill one people here. Saying too much drugs. Looks drug dealer. The manager know that. But dont doing anything.Arnel Management Company Response

Arnel strives to keep the premises free from insects and vermin. The residents have the ability to let management know if there is an alleged issue so that management can attempt to fix any issue. Arnel does not guarantee the safety of residents personal property or their safety in general. Residents are encouraged to contact law enforcement if they need to.Review from Terry M

This place is infested with burglaries, they come every night to break residents cars, both mine, my husbands, neighbors on both sides, and all round broken car windows and glass everywhere in the parking lot. This apt have ZERO security/surveillance cameras to prevent burglaries. There have been hundreds of renters expressing concerns and complaints and worry but they refuse to help. The assistant manager actually will blame the residents for leaving personal items in our cars, but thats not even the case. The burglars just know thats theres no security and continue to come back and cause chaos in this dangerous, unsecured complex. I walked in to talk to ****** for phase 1 at Pheasant Ridge. I have an allergy to grass that affects my daily life and can easily cause death if not handled appropriately. I am also autistic and my allergies make me more sensitive in general when theyre affecting **** walked in to ask if I could be notified simply of when grass is being cut. When the grass is being cut I should not turn on my heater/ac as it brings pollen into my unit which causes my tongue to swell and my throat to close.When I explained this to ****** she said that in her 7 years of property management shes never had to accommodate anyone by notifying them of when grass was being cut.She was rude and unprofessional. This is life or death for me and her response is still that theres nothing she can do.I offered to bring in a doctors note and she said even then she cant promise anything. I will be filing a complaint regarding to fair housing act as well. All I wanted to know was when the grass was being cut so I could be mindful and stay inside and not turn the heater/ac on.Arnel Management Company Response

Corporates office wont call back EVER. ***-is the worst person i've ever had to deal with,. He talks bad about the tenants ( i have proof on camera). If your late on rent, they refuse to post it until they can file eviction paperwork. I have proof in writing in an email form them declining to post my rent for 2 months. Due to that, they are filing eviction on me even though i have all the rent. In order to not have this happen, *** is requiring 4 full months worth of rent and legal fees (should be 3 months owed, with 2 months worth of rent in money orders in hand already). I am not sure how they can do this legally but it is ridiculous.,Arnel Management Company Response

We received checks from the resident in September that were not in the full amount of rent that was due so it was not accepted. The resident was notified of this. The resident also did not pay their October rent. Since September and October rent were not paid in full by the end of October an eviction was filed. The resident contact *** for the first time on 10/31/2022. *** spoke with the resident at that time. The resident continued to call *** after that time. The resident would need to pay the past due rent plus November rent plus their unpaid PWP balance along with legal fees in order to end the eviction process. Resident will be notified of this by management.Review from Greg C.

This place is horrible arnel is the worse buisness i ever dealt with Sasha * and Giana in charge of pheasant ridge apartments took my money 200 dollars to apply and havent returned my money in tge time they said they would . Its going on 3 mo ths and still no refund. I call and leave messages and they dont retunr my call or answer me when i call they just hang up and are rude. On 12/15/21 we mailed the deposit refund. The check was returned to us on 12/20/21. Apparently there were discrepancies in the address that we had on file. An individual from our corporate office spoke with the individual on 01/20/22 and the individual agreed that they would pick up the refund check at one of our properties. On 01/31/22 the check was cashed.Review from amir I.

This management company is very bad, they discriminate against people, religion and race.rude,not friendly, prijedous.
