I have a lease with this company ending Dec 31, 2023I paid my May rent May 5 on the online portal and received confirmation. I was unaware this company had reversed my payment and disabled the online portal. All payments are blocked. I emailed the manager ************************* for an updated on May 12. I did not receive a reply. Sunday, May 21, I saw a 3 day notice taped to the front door. I was unaware it was there and not expecting it. It is a demand for the May rent that I already paid. I believe this company to be dishonest and engaging in dishonest practices. They taped the Notice open for all the neighbors to read. This is an invasion of my privacy. It is unwarranted when I MADE the rent payment. They rejected it and now claiming it was not paid. This is illegal.Business response

Dear BBB,
I just received this notice today, I did not see the first notice as it was sent to my Junk email folder in error.
I have asked the property manager for details, and will provide additional details once received.
I can provide the following response to start:
* We are a 3rd party property management company and have managed this property for 20 years. We do not own the property, and we only serve notices such as 3 Day Notices at the direction of the property owner.
* The system we use for electronic rent collection is called "ClickPay." ClickPay was purchased by RealPage and unfortunately some tenants have experienced issues similar to this one. Anytime a tenant reports such an issue to us, we contact ClickPay and ensure it is rectified. However, if the tenant does not advise us of the issue, we have no way of knowing an issue occurred.
* If the property manager did not receive the tenant's rent on time, and if we were unaware of the tenant's payment issue with ClickPay, it would appear on our end that the tenant did not pay their rent on time.
* If a tenant does not pay their rent on time, and if the grace ****** provided in the lease expires, then the landlord is within his rights to serve a 3 day notice to a tenant. The 3 day notice is null and void if the tenant responds by paying their rent in full.
* There is nothing illegal or unprofessional that occurred. If the tenant simply notified us of the ClickPay issue, we would have ensured the payment was applied correctly. I am waiting on detail from my manager, and will provide additional information shortly. However, upon receiving the 3 day notice, the tenant likely notified us of the error, and the notice was voided. I also expect that we issued apology for the issue, as well.
