      I received my rent increase letter on 2/28/23. It was posted on the front of my door in plain view for everyone to see. This letter has my personal information, as well as what I pay for rent. That is supposed to be private information only shared between me (the tenant) and the landlord (Income Property Specialists). The letter should have been in a sealed envelope so it would remain private. I have security camera video coverage clearly showing the rent increase letter being posted face out for all of my neighbors to see. I cant believe how unprofessional and plain stupid they are for doing this. I messaged management and they didnt care and told me they posted the letter in accordance to the law. I have no issues with the rent increase. My issue is with them posting the letter on my door, in the open, face out for anyone to read freely.

      Me and my husband rented a unit apartment at ***** Apartment, ***********, **********, which managed by Income Property Specialists. We moved in January 01, 2022 and moved out December 31, 2022. We paid $2000 for security deposit. We only live there for 12 months, we did not cause any damage to the property. We left the property the same condition we received it and they are charging us a FULL REMODEL of new carpet, floors and new paint for the whole apartment totaling around $5000 after they already inspected the property 2 days before we returned the keys and told us everything was good. Making a tenant of only 12 months pay a full remodel is completely unfair and unreasonable charges. I want my full deposit back by the end of February. And Im suspicious that this is fraud.

      Income Property Specialists manage the apartment complex, renamed The Billet. It consists of two main buildings, *************************************** CA. The complex consists of 40-50 units. According to CA law a property manager must reside on site due to the number of units. (******************************************************************************************************** The current property manager is inconsistently responsive. They often do not return texts or phone calls when issues arise. The parking situation for the complex is disorderly. Tenants are not parking in the correct spots, parking illegally, and having guests park in spots assigned to other units. The manager is aware of the issue but has not come up with a solution. Income Property Specialists have been contact directly and have not responded to phone calls. The manager has also been made aware of multiple noise complaints and has not addressed the issue in person. Noise problems persist with redress. In addition, the premises are not regularly cleaned with trash and animal feces scattered around. Ultimately there is no oversight of the buildings, leading to significant problems.

He will be living in a unit in the 430 bldg and has an office on the property with ofc hours. He can be reached at ************ regarding any parking, towing or other property issues.

      I am moving out of the newly named "Billet" Property in Alameda. Since giving notice, the property manager has been impossible to deal with, forcing me to countersign a blank document addressed to me as the tenant prior to filling it in with critical move-out details, and refused to acknowledge or remedy an inhospitable living condition. My shower has been broken the entire month. I reported the issue and did not receive a response from the landlord. I have followed up twice to remind them that my shower is broken and leaking. This has not only made it impossible to shower in my own home, but it is causing water waste and I am responsible for the water bill. Also there are now gnats in the house infesting all of my belongings. I not only want this fixed, but I want to be compensated. I should not have to pay the water bill after living in an inhapitable situation.
