    Poplar Homes is a property management company that manages a property that I own. Recently (April, May, and June), a couple of issues occured that the management company took care of. Those issues included the tenant potentially needing legal action taken because of non-payment and what became a major work request (water heater replacement).1. The tenant had been my tenant for a long time (over 3 years) and never missed a payment. It appears that the tenant was switching jobs and needed time to catch up with a paycheck so they could pay the rent. I continued to give the tenant time to pay, telling the management company to wait to take any legal action. Finally it because too much and they said they would proceed, but within a couple days of notice of legal action the tenant paid all outstanding amounts. However, Poplar proceeded to charge me $1150 for "legal and professional fees". I have asked for a detailed explanation of those fees and what exactly was done and after weeks of waiting and requesting, I gave Poplar one final warning. 2. The tenant filed a work order for the water heater because it was leaking and needed replacement. Initially I was told by my manager that it would be $1000 to replace, but the quote then ballooned to $4000 apparently because the water heater is a "direct vent" type. I asked for a detailed cost breakdown of parts and labor and have not received one after weeks.These two issues prompted me to warn the management company that I would report to BBB and still I have no detailed, transparent, breakdown of charges to me that I can look at and assess. This is unprofessional and bad-faith business practice.

    Poplar Homes is the most unprofessional, incompetent property management company. Please save yourself the headache and avoid this so called management company at all cost. trust me, it will cost you in the long run. Their 8% management fees and so called rent guarantee is a smoke screen for you sign up. I recently terminated my business relationship as a landlord of one property under management with the organization due to their lack of communication, apathetic approach to my concerns as a landlord, and sheer blatant disregard for the tenants concerns. I was left to basically manage the property myself as the tenants were no longer comfortable communicating with Poplar (if they even tried to connect with them). The false promises and consistent apologies from the local point of contact, eventually fell on deaf ears as the same concerns of lack of timely responses and basic follow up repeatedly occurred I went as far as emailing the senior leadership team CEO, COO, CFO, CTO, etc earlier in the year and still did not get a response after my last attempt to get adequate service. BBB - we need your HELP! Please intervene and stop this management company from operating until their business practices match their strategic vision and mission statement. Landlords and prospective tenants deserve better care especially in the economic times were facing. Calling all state officials and whoever has a listening ear and heart of the community to intervene and thoroughly investigate the practices of this organization. If you do, Im sure youd be flabbergasted by their business practices of your constituents we need HELP! Again, DO NOT venture into a business relationship with as a tenant nor as a landlord with Poplar Homes. Your worst nightmare will come true if you do! Id be more than happy to elucidate on my entire experience if BBB or a government official would like to hear more
