From day one as a tenant to the day I moved out, Poplar was unresponsive and inattentive. I ended up having to find information on the homeowner and go directly through him to get things fixed - AC not working, broken dishwasher, broken counter, and more. And then, upon moving out, Poplar kept most of my deposit for no clear reason. Im in the process of involving an attorney because I refuse to let them get away with the craziness that has been having them as a property manager. Whether youre an owner or renter - STAY AWAY.Review from Ronnie J

Poplar Homes is the most unprofessional, incompetent property management company. Please save yourself the headache and avoid this so called management company at all cost. trust me, it will cost you in the long run. Their 8% management fees and so called rent guarantee is a smoke screen for you sign up. I recently terminated my business relationship as a landlord of one property under management with the organization due to their lack of communication, apathetic approach to my concerns as a landlord, and sheer blatant disregard for the tenants concerns. I was left to basically manage the property myself as the tenants were no longer comfortable communicating with Poplar (if they even tried to connect with them). The false promises and consistent apologies from the local point of contact, eventually fell on deaf ears as the same concerns of lack of timely responses and basic follow up repeatedly occurred I went as far as emailing the senior leadership team CEO, COO, CFO, CTO, etc earlier in the year and still did not get a response after my last attempt to get adequate service. BBB - we need your HELP! Please intervene and stop this management company from operating until their business practices match their strategic vision and mission statement. Landlords and prospective tenants deserve better care especially in the economic times were facing. Calling all state officials and whoever has a listening ear and heart of the community to intervene and thoroughly investigate the practices of this organization. If you do, Im sure youd be flabbergasted by their business practices of your constituents we need HELP! Again, DO NOT venture into a business relationship with as a tenant nor as a landlord with Poplar Homes. Your worst nightmare will come true if you do! Calling this company a SHAM would be an understatement. They are much worse than what words can describe. VENDORS BEWARE - I am waiting on UNPAID INVOICES for over 50 days on a few completed jobs. The accounting team does not have a phone number and nobody will transfer the call to them including maintenance. The latter (Maintenance Team) is a call center in ***********. They will put you on hold the moment you speak about pending invoices and wait for you to disconnect the call. If they know you are calling continuously, they will disconnect the call every time you call. THERE IS NO ACCOUNTABILITY FROM A SINGLE PERSON IN THIS COMPANY & LET'S NOT EVEN TALK ABOUT THEIR INTEGRITY. I now have to start filing liens on all the properties.Review from Lydia P

Absolutely terrible property management company. Was surprised to see it actually exists. It looks like a scam, smells like scam, must be a scam. They are fishing for personal info, then do bare minimum to collect fees. How are they allowed to operate? Do not trust or work with them to any extent.Review from Brian N

Hands down the worst property management company. They bought out the local property managers I hired, and from day one there were problems. Poplar's accounting is JV at best-they are months behind, the math does not add up, and they are horrid at communicating. When I can get someone on the phone, it's always a different person, and I have to re-explain my issues. I fired them in October 2023, and in June 2024 they sent me a 'demand letter' for a maintenance bill from April 2023. I was one the phone for four hours, and I still do not have any explanation. This company should not be allowed to operate as they can't even generate a simple spreadsheet.Review from Julian G

This company is the worst company I've ever dealt with. They promised me to get ready my property ready to market. Nobody would respond to me once they got the keys to the property. I called and sent emails for two weeks waiting for an estimate for repairs for my property to list. I finally had to contact the founder on linkedin to get them to respond to me. They then sent me an estimate that was two weeks old. They offered me 1/2 off the leasing fee for the mistake ($1250) but this only covered 20% of the damages to me for having my property for over a month without getting to market. Additionally I paid $700 in legal fees because their legal team Incorrectly believed i had to have my name on the deed when I all i needed to provide was power of attorney.Review from Shankar R

This is the closest to a well advertised fraud I have come across and I cant understand how a company like this is still operating or allowed to exist. I contracted with the company to take on the rental and property management of a house I own. In 48 hours everything things went south. They had the most bizarre onboarding and engagement processes, including a nightmarish session where they claimed to have a tenant already in my property - quite impossible as I live on the property and the rental is an Additional Dwelling Unit-, but I can imagine *** seem quite a reasonable possibility to someone not living near their rental property. After a few more exchanges, each more confusing than the other, I terminated the agreement and requested them to remove their lock box on my rental unit. After a week and at least four messages exchanged, including two from their side with a promise to remove the lock box immediately, nothing has happened.Review from Martina M

No stars is what I give these horrible ppl at this company!I want to start off by saying nobody ever got back to me on a customer service complaint more than one time I was treated like c*** when all I tried to do was communicate my circumstances and made sure one way or another. They got their money rented from Solutions for real estate For seven years this company comes in and ruined. The report I had with everyone when I first called in to explain my circumstances it was fine and then the second time when I called in to let them know that the same thing would be going on was OK, but then they sent me to court after the agreement , got all their fees paid and then they wanted to charge me to have my house cleaned afterwards and I cleaned my house. The only thing I didnt take out was two items that because U-Haul did not give me a dolly and I paid for it so I had to get into it with U-Haul Made an appointment with the city to pick up bulk trash and sent them a copy but instead of informing me that the city didnt pick it up so I could fix the situation they decided to charge me $800 instead of reaching out take the extra money that was over paid to them. They trumped up some charges instead of calling and asking me what was going on when I sent proof of appointment with Columbus ohios bulk trash! This company has no communication skills at all. They allow their employees to speak to customers how ever they please and instead of changing the person they make U keep being disrespected over and over. Absolutely RUN. This company is a SCAM doing the absolute bare minimum to keep collecting fees. Majority of the company is based in *************** and does not know the first thing about property management or the local markets they're operating in. Most of the bids I got from them were wildly over the top for the job needed, and they'd typically tell me they couldn't get an alternative bid. I've now learned that this is because so few respectable vendors will work with them after NOT BEING PAID for jobs that the vendors who will work with them are not necessarily the A squad.. After approving a bid, I would have to follow up for weeks or even months to see if anything had been done. Multiple times major items took so long to get started or to get an appropriate bid, I ended up having to handle it myself (ie. roof replacement, unit turns, etc.) You have to audit all of their accounting because inevitably late fees will change every statement, utilities are sometimes billed back (or not at all), and god speed if you have a delinquent tenant. Reporting is terrible and full of errors, so if there is an issue, you won't find out til it's too late. The tenant screening process seems non-existent, and they have no problem blatantly lying to you (my final straw before finding new management). This company has lost me thousands. I've never posted a rant like this, but I feel very passionately about telling anyone who will listen to stay away from Poplar Homes / OneRent.Review from Rita E

I tried to view an apartment THREE separate times and all THREE time it was cancelled the day of. I scheduled a 4th time and I guarantee you the 4th time will also be cancelled. At this point Im questioning if they even have agents in the area or if the listing even exists. What would it take to actually view one of your properties for rent. If you are thinking of listing with them, know this is happening. You dont know about it because people have no way of contacting you but its impossible to actually view anything with them. Maybe they wait for the people that apply before seeing
