On December 07, 2022, I closed escrow on a property sold to me by ********************* (DRE#********) dba ERE Investments, LLC, ************************* GLAK Properties, LLC, (Investor/Realtor). There was a signed agreement (Escrow Addendum) between the seller and I stating that escrow would close with pending major repairs to be completed prior to December 14, 2022. The repairs per Home Inspection Report included plumbing, AC system and roofing to which I stressed they be performed by licensed professionals. Upon final walkthrough on December 14, 2022, my realtor and I met with the seller's handyman and found the house in same disrepair. Seller requested an additional 7 days to complete the repairs and they have yet to be completed. A few weeks later I requested an additional Home Inspection be performed on January 21, **************************************** need of all said repairs. I reluctantly moved to the property in February 2023 as I could no longer wait. The plumbing immediately became an issue which left my family and I with no functioning bathrooms, leaving us unable to use toilets or shower for approximately 20 days. Seller hired a plumbing company who was instructed to fix the cheapest way possible and leave the underlying issues unfixed. As summer began, I was forced to spend 7-8 wks at my daughters house as the extreme desert heat was intolerable making the house inhabitable as AC was inoperable. Upon my return, I am again faced with worse plumbing issues, causing my family to be displaced. The plumbers had to shut of the main water valve only to be ordered to stop repairs. **************** has yet to begin. There are a plethora of emails between my agent, the broker, DRE mediator, seller and myself to which seller ignores and refuses to honor the agreement. ****** became belligerent and refused to complete any repairs then asked me to call Home Warranty and he would pay the deductible. I paid to receive estimates for all repairs which he rejects to approve
