Over charged a cleaning deposit after it was already professionally cleaned. They practice keeping deposits after move outs since it's a college town and know they won't be around to fight it. Furthermore they create a false "market value" and up the rent every yearBusiness response

To Whom This May ***************** are responding to the claim a tenant is making regarding an apartment that was claimed to be professionally cleaned.
At the end of every move out, our lead technicians go in and do a final move out inspection. In the inspection, the technicians look for items broken / damaged, dirty or wear and tear items. They also inspect if paint or new flooring is needed. This inspection comes back through Zinspector and automatically creates work orders within our property management software Rent Manager. At that time, our Facilities Coordinator & Special Projects Manager review the report and determine what work needs to be done. Work is scheduled accordingly with vendors and the inspection reports are shared with paint and cleaning vendors.
In this situation, after the inspection was reviewed, it was determined that cleaning was needed. Please review the attached inspection for photos and notes. There was excessive dust, finger prints, cobwebs and just dirt and grime. Furthermore, this tenant signed an agreement that requested receipt of any professional cleaning and that was not provided. I've attached the 30 day notice where he agreed to this. You will find this under the Professional Cleaning statement.
We by no means are here to make a bad customer experience. Everything we bill back falls within the limits of the CA law. We amortize items that are tenant damaged and don't bill back for wear and tear.
The apartment that was turned over to us would not have been one we could just hand the keys to a new tenant. It needed cleaning.
