      After being a long term tenant that paid my rent on time every month. I still was sent an excessive invoice of normal wear and tear in the amount of $4000. There was constant water leaks, pipes busting, mold growing on the ceiling, maintenance also came out to fix the sink that was leaking and left the wall exposed under near the sink for months. All of these water leaks attracted roaches and damaged the carpet. I reported all of these issues but yet was still charged an invoice for the carpet and tile. However when my neighbors pipes busted there carpets were all replaced when I was only offered a carpet cleaning for the spot wear water was leaking. I was never reimbursed for the times the water damaged ruined all of our food. All of these issues were reported numerous thru online service requests. As soon as I put my ********************************************************************************* and my kids to not have access to it for 30 days. I was told previously by a worker that came out to fix the shower that there was a crack in the shower and it needed to be replaced. Management never fixed it until only I decided to put my 30 day in. I also received an email stating my account access to my online portal was terminated once I moved out. I have some pictures still saved in my phone sent all these pictures to management as well as advised them to access all my online service requests I submitted. If you read the reviews from previous tenants they have also all reported of similar issues with this property company. After being a long term rental you would have think they would operate more professionally and take accountability for what they should have fixed a long time ago . The apartment manager is very unprofessional her child also attended my sons school and on his first day me and her walked by each other and she gave me an aggressive facial expression which I think is uncalled for.

      Viila Sierra ********** is not a place you want to live if you have children. They don't allow the kids to play outside no riding bikes, skateboarding, play with *****. They even tell you if you ride on the sidewalk or the alley which is city property they will fine you. We even got threaten to be evicted for my son skateboarding of the sidewalk. We are not allowed to have anything in our patios. We can't have anything in front our apts like decorations flowers they want it bare. The maintance repairs are shotty and not done right. They break CA law and tenant rights all the time.

      Parkwood Apartments is NOT a safe nor habitable rental property. The management is very rude and delays in responding to the tenants, Brandon was of the staff members (not even sure he works there anymore) is discriminatory and biased with certain situations. If you make an attempt to speak with someone higher up they give you the run around without providing responses. The current manager is now Angel S******* & she breaks CA Law as a Property Manager. This place has been overtaken by homeless people due to the gates remaining open. The laundry room was shut down for a few days because homeless people slept in them overnight and barricaded the door. Another incident was when we came home the other night and there was a homeless person in a parking stall with his cart FULL along with his belongings and security was there but didn't do a good job in handling the situation. Not to mention the gate is always going out and stops working so at times you have to enter/exit through the Enter gate only. The trash dumpsters are always overflowed to the point that people are dumping trash around the dumpsters. It takes hours for the dumpsters to be pushed back into the brick walls leading to bugs and horrible smells. Prior to the renovating of the patios, I called in regards to my safety because the gate at the time was loose & not sturdy at all but after expressing my concerns to the Manager I was told to WAIT. Even if it meant my safety being at risk and someone potentially falling. They claim to have security that patrols the apartments every night but that's a rare sighting. And if/when you do call security they say that someone is coming but they never do. Any minor or major inconvenience you have be sure to document it as well as keep track of the responses from the apartments because they will attempt to discredit or state they "did not say that."

      They will not call back or even speak to you on the phone. It is beyond rude and the worst business I have ever dealt with in years. They like to pass the buck. You get ignored.

      I rented from this company from 2020- Feb 2022, I received a letter from the company after moving out that no portion of my security deposit could be returned to me for the time being because repairs were still being made (which was false as a new tenant had already moved in) I contacted the company two months after receiving the letter to inquire about my security deposit and never received a response back. I filed a small claims court case and suddenly I got a correspondence from the company which said I owed them over $1700. I won the small claims case and the company still has not returned any portion of my security deposit to me. I would not recommend renting from this company to anyone.

      They do not come around and change air filters as they are legally required to do so you have to send several request in order to get anything fixed or even responded to they don’t answer emails they don’t answer calls you can leave a voicemail doesn’t matter they won’t call you back the manager has been super unprofessional this entire time and the reviews reflect that on yelp and Google it’s been over seven days and I still haven’t had a response for my maintenance request I can’t believe they think this is acceptable any other property I’ve been at hasn’t responded to maintenance request within 24 hours which is normal

      GSF PROPERTIES has failed to return my security deposit FIVE months after moving out. I've contacted the company on numerous occasions for an update with no response. In addition, I had many issues with my apartment that were unaddressed. The staff was not helpful, not friendly and had little interest resolving my issues. I WOULD LIKE MY SECURITY DEPOSIT BACK SO I CAN FORGET ABOUT THIS ENTIRE EXPERIENCE!

      GSF property management company is terrible! They don't do repairs in a timely manner. I had a active leak in my air conditioning unit and they took 5 days to send someone out to fix it. Now there is a mold problem in my apartment and they refused to pay for me to be out of the apartment while it is remedied. They are only concerned with making money and that is it!
